Starting 1 Feb, the People’s Housing Project (PPR) at Taman Manggis in George Town will become the first PPR in Penang to adopt a gated and guarded scheme. The move, aimed at addressing maintenance fee issues, was announced by State Housing and Environment Committee chairman Datuk Seri Sundarajoo Somu during a visit to the site.

Sundarajoo urged residents to pay their maintenance fees promptly, emphasizing that failure to do so could result in restricted access to their units, including limited use of lifts and entry to the compound.

“This initiative aligns with the Housing and Local Government Ministry’s efforts to tackle maintenance arrears. Timely payments will enable beneficial neighborhood improvements and enhance the units’ market value,” he said.

Sundarajoo also reiterated the need for PPR occupants to vacate their units once their household income improves after three years. Residents earning above RM1,500 can transition to the rent-to-own (RTO) scheme, allowing the state to prioritize those in need. However, exceptions may be considered for valid reasons.

Additionally, Sundarajoo highlighted that Penang’s affordable housing program has been rebranded as Rumah Mutiaraku, reflecting the state’s commitment to housing initiatives.

Penang’s strategic location, robust economic ecosystem, and ambitious infrastructure developments position it as a rising financial hub and key player in the ASEAN region. At the recent ASEAN Business Advisory Council (ASEAN-BAC) Malaysia Chairmanship 2025 launch, Penang Chief Minister Chow Kon Yeow highlighted the state’s strengths in logistics, trade, and manufacturing, underlining its potential to spearhead regional integration.

As ASEAN-BAC assumes a pivotal role in fostering economic collaboration, Penang’s established maritime and air connectivity bolsters its reputation as a northern gateway to the Straits of Malacca and the South China Sea. These critical sea lanes facilitate seamless trade and investment across ASEAN, contributing to Malaysia’s position as a hub for diverse shipping activities.

Penang’s trade with ASEAN has tripled over the past decade, reaching USD14.7 billion in 2023. The state’s electronics and electrical (E&E) manufacturing sector, with over 400 multinational corporations and thousands of startups, drives this economic dynamism. Penang’s contributions to Malaysia’s semiconductor industry, accounting for 13% of global chip assembly and testing, align with the country’s National Semiconductor Strategy and the New Industrial Master Plan 2030.

In addition to its industrial prowess, Penang is expanding its international airport to cater to the surging air travel demand within ASEAN, projected to reach 653 million passengers annually by 2030. These advancements will enhance connectivity, ease travel, and support regional economic integration.

As Malaysia prepares to chair ASEAN-BAC in 2025, the council’s theme, “Unifying Markets for Shared Prosperity,” reflects a commitment to integration, sustainability, and inclusivity. Penang is primed to host initiatives aligning with these goals, including the potential establishment of a financial center. This hub could attract investments to sectors like technology, tourism, and education, further cementing Penang’s role as a regional economic leader.

With its dynamic economy, strategic initiatives, and unwavering commitment to fostering growth, Penang stands ready to drive ASEAN’s shared prosperity while securing its place as a premier gateway to regional and global markets.

Kok Tuck Cheong, Managing Director at E&O Berhad, said, “Maris celebrates modern waterfront living, blending luxury, functionality, and sustainability. Its marina-edge concept offers a vibrant yet serene environment, where everyday essentials are just steps away. It’s more than just a home, Maris is an experience, crafted with meticulous attention to detail to enhance the quality of life for our residents.”

Among the standout features of The Maris are its curated facilities and amenities which include an infinity pool, forest park, pet park, gymnasium, and social spaces to foster community interaction.

Residents will also be able to enjoy picturesque and relaxing sea views from the sky terrace, which offers swinging daybeds and outdoor dining spaces, set against the iconic Gurney Drive and Georgetown skyline.

The launch of Maris also introduces a vibrant waterfront promenade. Lined with cafes, restaurants, and boutique retail outlets, it offers both residents and visitors a variety of lifestyle and
leisure experiences.

Kok said, “As the first project to activate this promenade, Maris transforms the area into an open, welcoming space that fosters social interaction and communal living. Designed with walkability in mind, the promenade ensures easy access to amenities while encouraging an active, outdoor lifestyle. It creates an inviting environment for people to gather, connect, and enjoy shared experiences.”

Continuing E&O Berhad’s commitment to sustainability, Maris also meets Platinum GreenRE standards, which incorporates environmentally conscious and quality materials alongside best practices to ensure energy efficiency and minimal impact on the surrounding ecosystem. This will enhance both the living experience and the sustainability of the development.
Located on Andaman Island, a meticulously planned 760-acre township, The Maris benefits from the ’15-minute city’ urbanism concept, which ensures residents have convenient access to shopping, dining, wellness, and recreational spaces within a short walk or bike ride.

The development’s strategic location is further enhanced by its connectivity to Gurney Drive via a dedicated 8-lane bridge. This bridge, set to open later this year, will significantly improve access to Gurney Drive, offering residents seamless travel between the two locations and enhancing the overall connectivity to the city’s core.

Kok added that Maris builds on the momentum of E&O’s highly successful launches on Andaman Island, including The Meg, Arica, and initial phases of landed homes Fera and Senna, all of which are fully sold out. The Lume, launched last year, also saw encouraging market responses, reflecting strong confidence in E&O’s developments.

Kok said, “Maris, alongside our current and future developments, embodies E&O’s enduring commitment to craft developments that blend elegance, functionality, and sustainability.”

Show units for Maris are now open for viewing on Andaman and in conjunction with the coming Chinese New Year celebrations, E&O will be hosting exciting activities on February 1 between 11am to 6pm. Visitors will be able to look forward to Lion Dances, workshops, a Chinese Orchestra performance and a wide selection of food and beverages.
