    400k for this? Might as well buy aspen condo in Batu Kawen beside IKEA isn’t it? Rm450k 1000sqft with furnished. I crack my head out still find no reason to buy this project lol

    It is so true Ecoworld products is expensive compare to the rest in Butterworth. It is seem like they are selling it as a ” brand ” name item, you buy it for their brand and they sell life style. It is same thing if you choose to buy normal clothing at ” Pasar Malam” or you paid premium to get Ralph Lauren Polo ?
    Ecoworld sell lifestyle you can tell from our visitation to their showroom. The whole concept of the building design and the services provided by their sale teams {first class }, you should know is different from other developer. It is definitely more expensive compare to other in Simpang Ampat.
    It is doing well because is in the trend with the younger generation of buyers buying into lifestyle. If you compare price per sq ft it is definitely over price in that area. It is still too early to tell how well the Ecoworld perform and who know whether it is a good investment at the end of the day. It is first of its kind in Butterworth. It is too early to tell.
    If their concept works Ecoworld will increase in value because people will wanted to live in Ecoworld because of the environment and lifestyle. The second value of Ecoworld will go up in price. If too many buyers buy it for investment and end up can not afford to stay or rented out to factory workers then Ecoworld will lost its charm. It will fail to live up to the buyers expectation and Ecoworld will fail. The risk is always there but it is definitely too early to tell for now.

    400K is still affordable. If think of quality and environment good value for this. I don’t think the prices will be decline, this area all condo price already maintain this level.

    If 800sqf at RM400K then it’s RM500/sqf, this is the highest price in whole mainland..None of the BM / BW projects could beat this price too so far..

    BM and BW ones are around RM380-RM390/sqf already the highest…

    This price abit hard to swallow..Simpang Ampat is near to BM but if going for investment, what’s the desirable selling price since it’s already RM500/sqf…

    Eco Bloom 800sqf, RM388K onwards. Eco World provide 9% rebate. Close to tambun highway & not far from Batu Kawan. Anyone agree this is a good place for own stay?

    Most of Penang people dont live here, the “life style” and environment in Simpang Ampat is not good. I believed most of the buyers still young and need to finance their bank loan, we need a good location and near to work place + huge potential to grow and close to shopping mall.

    The land cost itself already not worth so much, the pricing should set same level as normal developer, you dont tell me it is better than IJM, BSG, SETIA, IOI. E&O.

    1. IJM, BSG, Setia and EnO are not normal developer. Same goes to Ecoworld.

    2. How to gauge same level pricing? All are reputable developer in the top bracket with awesome town ship planning. The Light, STP etc…

    3. By the time you see potential for growth and if the environment improve. It will be too late.

    Eco already worth 100k, that condo only worth 250k, if u just want buy condo better go for other developer only around 250k tambun indah project bigger sf and better location.

    Eco Bloom is high rise condo min 388k for a 800sf unit.
    Eco Meadows is landed terrace (intermediate unit) at min 788k per unit. The corner or end units are at 1.2M if I were to remember correctly. I went there 2 weeks ago just to kakachau chau have a look & the pricing is fantastically high. I would say the highest ever in Mainland South. These kinda pricings would get you at least a semi D or bungalow units easily.
    The landscaping is beautiful but end of the day it is the residents who actually have to foot the bill for everything including all the weekly events & promotions.
    I for one would not be wiling to pay for all these extras on my cost.

    The 800 sf condo is just a 2 room unit & the car park is back to back meaning you have to block your own car. A bit of a hassle as normally the fella who comes back late also goes out late the next day so always have to end up shifting cars.
    Good move by Eco to turn SPS into a high value area but this will take a very very long time to evolve.
    And a lot of waterfish is definitely needed to transform them. Will be very hard to transform due to the abundance of housing choices around the entire SPS area at very much cheaper prices.

    You are right man…Hardly believe SPS also starts to have such a small size 800sqf condo nowadays…Guess the land cost will be getting higher throughout the whole Penang state and SPS cannot be exempted as well…

    Newly intro condo projects such as The Retreat, The Sky and etc also started to ask for RM380/sqf liao…Luckily I purchased in year 2013 at RN280/sqf in BM…Else now mostly asking for RM330/sqf onwards…Heard that Sunway Wellesley condo at BM old town is also asking for RM450/sqf…Mai Siao Siao..

    Eco Bloom project is open for booking by collecting cheque of 5K. The funny thing is you cannot select your unit yet, the actual price also haven’t been confirmed yet. Another thing is about their service, really arrogant and simply judging people. I walked in to their office during their Slide Event and I was stopped by the sales person, Victoria from entering their sales gallery. Without any clarification, I was directed to go for registration as she assumed I am there for the free event. Upon entering the sales gallery, I was wandering around by myself while the sales person grouping themselves n chit chatting.

    Please do not compare Tambun Indah and EcoWorld. Go visit their show gallery and the product that they are offering. Totally different concept. For easier explanation, how come Mercedes Benz A250 price is around RM240K, smaller car..compared to Toyota Vios only around RM90K, bigger car ? Both also a form of transport..People nowadays pay to stay for lifestyle. My goodness..open your eyes and see lah

    Island land is either running out or very expensive.
    Most developers flock to mainland.

    I just visited the Mainland International School-GEMS (the one near Aspen/upcoming IKEA).
    Sad to say, GEMs made up of 100% local kids with majority conversing in Mandarin. Teachers have to imposed some kind of penalty to students to encourage to speak more English.

    Also, GEMS is having tough time fighting for foreign teachers with the international schools from island. Expats also prefer island.

    Mainland will grow but how long one need to wait? That is a big question.
    From now to next 5 or 10 years, how fast can mainland grow? And dont forget, once mainland are more developed, the island will grow as well.

    i am staying at Simpang Ampat and i always having my dinner near Eco Meadow .

    I notice that Chicken poop smell is not a concern (yet). There are flies , but not that much compare to pearl gardem @simpang ampat.

    However , I do notice that , while i having my dinner, there are a few factory near a Petronas Station and they would produce some sort of plastic burn smell.
    ( i not sure morning and afternoon as i still working during that hour).

    Hahhaa….Aiyo..no need to argue over this lah..Simpang ampat or Seberang Prai Selantan is indeed having this issue more seriously because I stayed at Tambun for 3 years before and encountered flies issue and chicken smell issue during certain period..Compared to BM Kg.Baru area I have been living,is indeed lesser lah..

    But during CNY, I went island E-Gate also surprisingly found a lot of flies at the restaurants there..Paparich also..If you sit outdoor…Food court at Sri Tanjung Penang also has smelly issues..So, no big deal lah, if cannot take it, don’t go only mah..hahahaha..

    I think the smell they are referring to is the type of smell that will harm your health, not just unpleasant to smell. Could be due to chemical discharge from factories (big factories as well as cottage factories) in mainland that is causing the problem.

    Yes hv flies problem I hv landed property nearby there. After eating mus do 5s n clean asap if x flies wil coming. House ms be super clean n can avoid flies but u cant control ur neibour if they not so clean habit like u.. n can causes efected to ur house too.
    Even oc already nearby 5 years i still stay at island.

    I totally agree with @frank. Property has price that will skydrop one day i believe when it does, imagine the price value that was tagged at exagerated price. It is always better not to tagged at sky whopping price with rm388,000 per unit the total of 499 unitcan come up to 200 Mill and even more. That is now 1/4 of 1000mills. The property price is skyrocketing. I put it demand is in excess over an individual’s earning. Or may be i stand wrong but the way i see it. Everybody wish to live in a safe environment so why not every residential builts a gated community with guards we can rely on than a security company that grows from nowhere without proven track record liken to mushrooms springs up after rain.

    I agree with Over heat high tension while it is not the only concern but among others and also socio economics that has been neglected over the years while everyone wants to get to buy a posj surrounding that guarentees safe environment and i strongly believe that those posh environment that sell for few thousands of houses are targeting middle income earners while the top earner also live in a place no one can afford while we, the middle income earner may wish to get into gated community while are not we stand to know the securities entrusted to protect the place we are living in. Everything must start at core that the security firm must be review to licencing board by authorities that is enforcing it so we can rely on secures protected gated community that recruites people who do not just opens a security business for “cari makan” purpose and there you find some security guards who just clock in and clock out and washes their hands off to management and management washes their hand off to authorities who are patroling the roads. No matter what the price of a house could be, there will be no point of buying a property. Liken to malay saying “harapkan pagar tetapi pagar makan padi”. There are more contributory factors needed to oversee than to buying a property that will become our home. The developers are not only meant to grow their profits but must also be liable to stringent laws if what is claimed by @over heat HT cable is true. Even if i am not mistaken no residential areas are to built within industry area for few distance while the BTS which has been an ongoing issue with confusion over STB may provide a lower initial price.
    Hope this and many can provide a betterment for malaysian who are still homeless finding a better home and surroundings to live in be it away from ht cable and a beautiful socio surroundings even when the housing is cheaper. I rekindle our grand parents have lived even in a better neighbour hood than we do away from whatever they have in hands. No im not only refering to kampung but the town areas as well. We can point out at land scarcity but once again the new projects if we see it, is being built away from town by 10 over miles in the surburb areas and that is one good point for us to make the market price lower where previous estates are now new township yet the work place we travel consumes more than the hours we spent at work. Lets begin to make things effectively cost effective price for everyone as in the end of the days everyone who buys houses are an employee who works day and night to find a good shelter for them and their families. I am sorry if this sound but i was for years feeling the pinch of money and yearns to a buy house yet what i see are those who can afford a house becomes increasingly difficult and even if they finally succeed to own one yet the surroundings are in question of socio things which forces many to buy into even expensive house just for the sake of so called safer surrounding e.g. gated community with a security firms that seem mushrooming. Just my 2cent.
