    Just check the developer background, they are doing renovation works, so i reckon the material using and finishing for this project would be very good.

    Land area also consider big for 3ST-D.

    Well, RM1 mil for 3-storey semi-d with 2600sqft land doesn’t sound expensive, especially if high quality fittings are being used for the project (not sure about this).

    The “aroma” is not whole day, only certain time of the day, same goes for fighter jets. You can feel the ground vibrate sometimes when container trucks drive by, and there’s plenty of them because of the adjacent container storage warehouse….:)

    Anyway, the Air Force base and the container warehouse opposite Carissa Villas are going to move out in future as planned.

    Open for sale for quite some time, now the piling work also already started. Seeing lot of poor guys comment here, due to totally can’t afford, but, this project is selling fast, no many units left. Same with island price? Where get buy a bungalow with RM1.7mil? or where can get buy a 3ST semi-d with RM1mil? RM1mil in Penang Island only can get a double ST terrace at Sungai Ara (quote you an example Siarra-88 at Sg. Ara)

    Some more, this is gated & guarded. A lot of terrace house in Island with above RM1mil didn’t have gated and some are very old house. This project location is very prime, with the airport going to move, this area is going to boom.

    There are two gated & guarded community just side by side to this project! Called Delink & Delink2, 3ST terrace, they are appreciate very well from RM260k till today’s transacted price at RM600k.

    Can, no problem, bro, those can afford and already bought will keep quite. Another cun property at that area is Orange Regency at Jalan Ong Yi How, selling at RM400k onwards for 1400sf in size, by Tah Wa. Half price compare to this Semi-D, but you get luxury condominium, good what, affordable, yes? But also not many choice, almost sold out.

    Why waste time in Raja Uda?? Have to wait for airforce base to relocate, have to wait for container warehouse to relocate, have to wait for ang kong keng to relocate etc. I bet before all these happen, Batu Kawan would have been developed into a vibrant modern city with Ikea, Ikano, KDU, country club, premium outlets etc. Instead of placing your bets here, use that money to place your bets somewhere with better potential returns. No?….:)

With the small population in Penang, yet more prefer to live on island, how mainland going to turn Batu Kawan to a vibrant city?

    Probably, let’s look at the progress on Penang Central in Butterworth better la, forget about the Batu Kawan. The second bridge utilization is super duper low, today is 1st Friday after the second bridge toll started, see how jam the 1st bridge? Cross finger to see the airport move, and turn into another vibrant city in north Raja Uda.

    You eat too much chocolate, are you a new born baby? Didn’t follow the news on how many years we have waiting for the Penang Central to build? Let me educate you, about 8 years already, and now is about the time to see the work commence. Rather than hear the stair case sound in Batu Kawan, probably a good idea to hear the sound coming from Butterworth, anyway, you go Batu Kawan la….it is very convenient for you in 10 years time that you can visit Ikea everyday to buy furniture.

    Do I need my house just next to Ikea, super expensive premium outlet, KDU? How about driving from my house at Minden to Ikea at Batu Kawan for ~1 hour; do I need to visit Ikea that often? I really don’t think all these factor can boom property value at that area.

    The impact of Ikea is not just to the extend of “selling furniture to the neighbours”! It is a “growth impetus”. People from nearby cities (eg. ipoh, taiping, hatyai, SP, Alor Setar etc) will be coming to buy and to window shop. And Ikea is particularly strong in attracting and welcoming window shoppers. And not forgetting the premium outlets. When you have all these people here, Ikano would do very well with it’s restaurants, DIY shops etc. This is further boosted by KDU university’s population (students from all around the region, indo, thailand etc). With such bustling activities, a cycle would start whereby more and more businesses will be setup providing more and more conveniences, which in turn results in more residents (especially the younger ones, not those Raja Uda gangsta and ang kong keng type lah of course) around the area and the cycle of growth continues, while Ah Dog is still waiting for Penang Central “the big bus station”…..:D…Hahahahahaha…laugh until tummy ache liao!!….

Seriously, India’s forums, with their real English and friendly useful information exchange puts us, so called ‘more developed’ Malaysia, to shame. Back to topic, I am here to participate in the usual extreamly entertaining ‘Mainlander Vs Islander’ Battle Royale. But instead what has combusted here?? Now we have North Vs South Smackdown?? Please, I live opposite TUDM, and I personally can’t wait for IKEA, AKA Paradise on Earth. I am also happy the Very Long and Very Nice Looking, But slightly Not Very Useful Bridge is completed. But can we have a Annoying Islander comment now please, because we don’t need North Vs South. By the way, Raja Uda Ching Bee Economy Rice is the Best in Penang. Period. And the Apollo area is full of established businesses unlike Boom and Bust in 6 months Slimming shops like other areas. And that Penang Sentral project, I am just happy that they recently got a simple thing like the Escalator to the Ferry working! Anything more is just aesthetic election beautifying.

    Sounds amazing in batu kawan, any good property to invest in that area? Keen to know more in batu kawan. I’ve just seen that area on the way back from penang by using the second bridge, such huge undeveloped land. Could be another iskandar malaysia?

    If u check the approved development in s.p.s. Then u have 1/1000000 chance for getting your property for sub-sale or rent it out in 5 years time.
    S.P.S is a big no for me.

    Penang government will not let the 2nd bridge fail? So that they can prove no need to build undersea tunnel? I think the undersea tunnel is what exactly Penang needs now! Not the second bridge that built so upfront to cater the need in 20 years in future once Batu Kawan is start to develop. Undersea tunnel link the both high population area in northern region, but what previous administration did exactly on the other way??

    I live on Island! haha! If you regret to book this unit and found so expensive, can consider Batu Kawan as your favorite, Dedaun Bangalow by PDC was ready, a 5 years old completed project, still many units unoccupied. And you can drive 30km by second bridge to Island for some entertainment, shopping, private medical service, good food, and education center.

    So far 100% or more than 10 new born babies of my friends living on mainland delivered in Penang Island private hospital, I wonder why need to drive so far and not convenient to carry the mom and baby back home, and routine followup. A good medical center or specialist hospital should be another project in Batu Kawan!
