    demand for placements to Bangla and indon is very high in this area. This project very good market for rent to foreigners but not good for own stay

    Even Juru Heights aka Jesselton Heights can turned to foreign workers dorms. Too many nuisance and too many complaints from Juru Heights residents about the placement of foreigners there

    Saya adalah penghuni seri delima intan. Saya rasa tiada Bangla or indon di area sini. Developer & management dulu tak jual kepada kilang . Itu janji mereka . Harap Kondo ini tak jual & Sewa kepada Bangla. .location baik tapi bila pagi nak ke kerja kadang kadang jam teruk di autocity .

    Agree with u..surrounding there might be Bangla around but inside there is no Bangla. Can see the existing Sri Delima apartment, totally no units rent out to Bangla. This developer/management always take care of their project for a harmonious home and no interest with others factory to rent out to Bangla.

    Price seems to increase significantly.

    i think this project better than Juru Heights even not landed. Most units in the Juru Heights double storey used as a dormitory for foreign workers in a large scale. if you can live surrounded by dormitory units of foreigners and can tolerate with nuisance, then there is no problem. Yes the market price of Juru Heights double storey is cheap becoz half is used as a housing unit and the other half as a dormitory unit

    im living at delima intan and this project just beside it. almost 3 years im living there, satisfied with environment because no bangla/nepal/indon rent or living inside department as mentioned by our friend before. the only problem for me is traffic jam in the morning and after office hours especially at auto city junction.

    yea lohhh..now day bangla have more demand and desire than you. They want live in high end area like Juru Heights. Taman pelangi and this cheap condo is not their taste anymore. You can see how happy they are staying there.

    i also stay seri delima intan , dont bother a bad comment here. here we use to stay and enjoy our stay . friday i already book 1 unit 6 floor . my uncle also consider to book one unit here . i feel stay like jalan duta KL …..can view juru toll.

    Developer are E.W. & Associates Sdn. Bhd. Already 10 year doing seri delima and Kulim Helang perdana project . I heard their have own contrution company . Location future will be ok. Seri delima population majoriti is chinese & Malay . Indian lepas than 10% .

    Ohh thank God! I’m very worried if this project built for Bangla placement like Juru Heights. If under same developer with Juru Heights I would rather buy a new car than buy a house. So i can make a booking for this project.

    I do not know what you say is right or not. Yes this is Banglas area but what I know others neighborhood/Taman is not facing too many Banglas issue except old taman like Taman Mangga and Taman Pinang. I think new Taman maybe only 5-10% units occupied by Bangla but not like Juru Heights almost 50% units occupied by foreigners, i know it because my uncle stay there. So I ban irresponsible developer like this.

    Sometimes it’s not entirely the developer’s fault. Some people buy apartments for investment. So they want to rent out. For this kind of low cost apartment, it is very difficult to control tenant type. Some 10% bangla, some 20% some 50%. And when your children go for a swim at the pool, they share with bangla. Some banglas have STD, so not so clean.

    I’m owner of Taman Cendana (juru villa). FIY our community has a partnership with the developer to keep the quality of housing here. So there is no bangla issue in Taman Cendana (juru villa). Some people said Juru is Bangla area is not right, all this depends on the location, the ability of residents’ community and responsible developer.

    For this area, foreign not a big issue, but there are some problem with building quality, my apartment delima intan block B the wall starting show cracking issue even it non-structure crack but it appear more and more, even their shop lots also face wall crack, so before you buy its,please survey, avoid to be regret later.

    as I told before yes Juru is foreigners area but where they live? Majority of them live in old taman like Taman Mangga and Taman Pinang. They not live in new housing areas like Taman Cendana, Cendana Villa, Cendana Permai, Sri Delima except Juru Heights. Why Juru Heights as a new taman face foreigners issue? I think there is a weak cause of the failure.

    Just went to sell office yesterday.
    10% discount and units above 390K get 2 carparks. Free S&P and Loan legal fee but not stamp duty.
    Just wonder why mainland condominium so expensive?
    I like the location as it near to Autocity, but design not so prefer for myself.
    Just thinking is it worth for investment?
    3 years ago buy single storey bungalow lot also same price at Juru, some more got land (4000sqf, build up 1550sqf).

    my friend stay delima intan apartment also, block look slanting after earthquake at Penang last year. hope developer learn from experience to build this condo to sustain earthquake requirement.

    I was a former non gated resident of Juru Heights. Juru Heights issue is because of residents’ associations are weak and developer are irresponsible. There is no cooperation between the residents association and the developer

    Problem is u cant control the owner to whom they wana rent. Investors may spoil the the community neighbourhood. Avoid property too near to industrial place, unless high end project.

    Following traffic need to be improved, otherwise auto city still not a good place to stay

    1. The entrance into selatan utara highway toward 1st png bridge is no longer capable of handling increasing traffic, from both Juru, bkt minyak, BM…etc.

    2. The junction connecting auto city, & tmn bayu mutiara also very jam!!!

    3. The junction infrom Aeon Big. A fly over is needed here.

    Im in the process of purchasing an unit there. Before I proceed i actually did alot of research, i went to the neighboring apartment to check out if there are any foreigners staying there. I couldnt find any, i talked to the guard, and few people staying there, it seems the management wont allow foreigners to stay in Taman Delima. And both the delima intan looks to be well maintained. Hope they do the same with this new condo. Hope the price increase by the time its completed :)

    You are from developer or agent? There is no subsale done for mainland condo recently. So price increase is not expected. Probably there is price drop. This is bad time to buy property especially condo in mainland.

    I booked the 360k unit.

    Any landed in mainland for that price? From what I know Juru Heights value is going down because of foreigner. And condo is easier to rent out later on. And the location is nearby Autocity and very near Penang bridge. Im still scouting around for property in mainland for this price.

    U can not expect 360K can get u a nice brand new landed in mainland. But if i were u, i will top up a bit money to buy a subsale landed. Why spend 360K in a lookalike apartment?? A lot of condo now offering the firing sale, this will more obvious in coming 2 years time.

    Buy landed when u still afford one. Landed is always more value than condo.

    But make sure don’t buy flood area. Alma is famous for flood. Banned area including Taman Markisah (flood), Taman Seri Rambai (flood), Kota Permai (flood), Taman Bukit Minyak (land sinking), Taman Perwira (Bangla Town), almost a lot of place in Simpang Ampat due to low lying area, Juru (due to foreigner working in Industrial Area) etc.

    Booked a unit… applied for loan…waiting for the approval… the place is good.. very strategic location… no bangla/indon in that area… the only thing is traffic….

    Its going to be my first home… but might consider to rent it or change to home stay…

    my factory is in that area. every time it rains/drizzles , my car has yellow spots on it. i suspect that the rain is acidic or the air is dirty.
    on one side , we can see the highway … on the other side , we see factories .
    2km away , there is a quarry and we can feel the ground shaking each time they blast it up

    at 1st i also interest on this project, but i dont like the environment. beside this project is the apartment and flat from same developer, too crowded to share one exit and single lane road outside, imagine during peak hour… and there are two small factory just beside the site, just beside, u can easily see the blue rooftop of the factory from the site. This make me change my thought. I prefer less crowded area.

    you try check Google image, electrical tower or transmission tower.
    Taman Seri delima with a group of tower together.
    and this tower opposite the road of Delima Emas Condominium.
    i am not sure about any effect, so need any suggestion from here.

    One exit? I believe its two exit, one through Jln Tok Kangar, the other one through Jln Juru.
    and i couldnt find any factories beside the site..?is there any..? Only tractor malaysia and boon koon show room beside the construction site..get your facts right.

    Me, I bought the 366k unit.. the smallest sqt. Too bad the cheaper unit’s car park are allocated at the very top floor of the car park building, UNCOVERED, but cant complain much, the more expensive unit gets the covered.

    hi frens I m staying in apartment delima impian. for ur info frens most of our houses built with low quality of materials. we are having problem wit water pipe licking from bathroom. the wall and ceiling are always wet. finishing job inside of the houses are too bad. most of the floor ceramic will come out from the floor. pls check wit the people ther too.

    yes.. rebat 40K… i find it good deal.. for those don hv big amount for deposit like me..i wish i could buy a landed property.. but i don hv good savings to pay for downpayment and legal fees..

    planing to make it as home stay… I have 2 home stays in Island…can rent upto RM350 per day.. which is good…

    i wil be travelling alot… using north south highway.. so i feel its a good choice for me.. no need to worry about safety of my wife n kids unlike landed.

    Just bough one Beryl (1170 sf). Pay 1% downpayment, waiting to sign S&P. Not taking loan, use my EPF. Same Planning as TpG, also got one landed unit in Batu Kawan. My choice is always depend on location. Hope to see more discussion here.

    Not worry on Foreigner issue. But a bit on quality issue. Be careful to check on defect before the defect liability period ended (18 months). Free S&P but developer said need to pay stamp duty and transfer of tittle after strata tittle process complete. Buying property is always risk, but no worry, price of property won’t crush, only stagnant. Hope to see what happen in Island side will happen here. Wait to see changes after 2018 election. Hope……….
