    This is the modus operandi of ivory related developers.

    (1) Launch a project at slightly above prevailing market rate
    (2) Collect “booking fees” before signing S&P (this is illegal technically)
    (3) Wait long long (typically 3 -5 years) before signing S&P and start site clearance & piling
    (4) Jack up price for “remaining units” (the remaining units here could mean the units booked earlier by “VVIP” – directors, contractors like lawyers, bankers, tile suppliers etc )
    (5) CNY mall road shows, and more road shows.

    So pretty much you can say that from VVIP launch to OC, it will take about 10 years…..:)

    This project is the worst condo project in Georgetown…Once the info release then your guys will know..But the info i have now is selling at RM1000+psf…

    Nowadays developers all “khi siao” liao. Everything on island also sell RM1000/sqft mah, no matter worst or best!!

    Then again, this is only “soft launch” price. What developers do is wait for prevailing price to reach that level, then only start to sign S&P. If not, when you ask people to come office to sign S&P, no one turns up….:) So if prevailing market price cannot reach RM1000/sqft, developer will just sit there and wait loh, no S&P, no piling. Ivory does that all the time.

    Ask those who bought Tanjung Park and City Residence how long did they wait before finally getting OC. ….:)

    Don’t give wrong info and I get to know on this project before CNY. The selling price from 750K to 860K and build up from 1050 to 1170 sqft (From 715 per sqft onward). Just beside Japanese school.

    So most likely quality and practice wise will be the same as ivory

    Just dugged some info. Alot of things not ready yet that’s why not publish and open for sale. Tentative mid of this year.

    Estimate psf. approx RM650 psf. onwards. Freehold but Commercial title similar to Ivory’s Central @ PTS and Macalister 218 by Tropicana.

    Air-cond for all rooms and living & water heater for bathrooms included, timber flooring for bedrooms, artificial grass for balcony, electronic lockset for main entrance … but this sounds too good to be true as the neighbouring site of the location would be BSG’s Silverdale which I have registered 3 years ago and no news at all so far. Heard BSG’s tactic is to wait for many people to register then launch at higher price. I’ll wait until launching to see for myself in black and white. Just register first la. No need pay anything ma.

    the location is very strategic… just went to their office
    price estimated averagely 650 psf. hard to get this kind of price in town centre, furthermore the design and layout is good too. they have private roof top lounge with 2 pool and interesting concept. comes with concierge service too… now need to calculate my budget

    Hope Aspen 1st project in Penang – Tri Pinnacle (affordable home) is a success story which bring a good reputation to all these coming project in both batu kawan and penang island.

    Dug more info. Project still not yet launch.

    Reason 1 – Penang state just implemented new SOHO guideline
    Reason 2 – Tenants still not fully move out
    Reason 3 – AP/DL issue with Federal government

    I think by the time it is launched will be next year already but stay tuned. I’m still confident that Aspen will introduce Beacon at attractive pricing

    Yes, the area in which this project will be built was flooded big time last month due to heavy rain. This project site is just sitting on the river bank of the infamous Sungai Pinang. Good luck!

    Visited Aspen office, this project is in soft launch now with target completion on 2020. I find it interesting, especially with fully furnished condition and also the one app house control technology. The minus point is again, which is on flood prone area. hopefully the government or developer can do something…

    Flood mitigation for Sungai Pinang has been talked about for decades, in the 80s, 90s, 2000s, 2008 after new gov took over, 2010s, talk, talk talk, but still it is happening. It’s been 8 years since the new state gov, problem still persists. More talk is coming I am sure.

    refunds? it wont be that serious. The most is the development plan / license will need to be relook and resubmit for better drainage control and etc. the development will go on.

    But delay is unavoidable.

    Hi, all sifu, would like ask how’s the airbnb business at Beacon? There are few remaining units from developer. Price is attractive considering Georgetown area. Although it’s near the P Ramlee road which is flood prone area. Love the layout and modern design. I’m considering between 22 Macalister and Beacon. For investment purpose.

    My opinion is don’t buy property for investment anymore. If you insist can go bid the auction unit at Beacon starting from 567k only but the auction date is today. The fact that there is auction can also tell you how’s the airbnb business at Beacon looks like.

    Stay away from this condo airbnb.
    This is one of the worst development in this area.
    Once you bought this condo then definitely will lost.
    That’s more good product upnext coming into market. Stay tune. Don’t play with fire.

    Zen9 definitely will be a good choice & best award in asia pacific with good product delivery like Quaywest/The Zen &Zen6. Zen9 fully seaview & best of the best for airbnb & best bridge view & location very much better than Queens waterfront as queens blocked by Jerejak & pigeon hole open concept lobby very low class.

    Haiyo, you should have seen the water level of the river behind this building yesterday, all the dirty water almost overflow into the compound. I just hope the retention wall wont collapse!.
