    But over supply, specifically what type of properties and areas?
    New launch only or include subsales?

    There has never been any real demand for properties above 400K. Once the sentiment is gone, it’s gone. It will take many years to heat up again.

    Now the only chance is the foreigners… but then they also follow the trend, maybe faster than us.

    Straits Garden already selling so hard, pushing the sale for more than a year! Now, this one just stone throw distance along Jln Jelutong, with price up again, do we really have so many rich guys out there to park their money there? Yes, I think it will sold out, as Penang really has a lot of rich guys but for sure, Penang has far no enough population or expats to occupy those space!

    Well, 196 SoHo units, that’s not that many. All the developer has to do is to get ~60 GongKias to buy for the break even point. Doesn’t sound that hard right?….:)

    Nice design lo.. You have multi-storey carpark stack on top of the 2 storey shoplots and SOHO stacks on top of the car-park. Somewhere in-between you can split levels of facility… So unique, sure can sell one, just put a rm700psqft price tag and people will line up the day before it opens for sale… Developer Boleh!!

    I really struggle to decide the buying. RM550/ft2 is cheap. But see all remark is scaring me lo.

    if this one is scary, then see those ivory properties like the wave, city residence, the central, tropicana bay residence, all above RM1000psf. as long as the developer can hold long enough, they can slowly push the sale even after O.C or after few years O.C. like Hillcrest Residence.

    Gong Xi Fa Cai! Will be going to CNY property fairs; including MAPEX, Qeensbay, Gurney Plaza and few open houses by some developers like GSD, Airmas, Tai Hwa, Ma Shing, SP Setia! Go see some shows, grab some freebees, foods and drinks, and see how high the price ever goes up!

    Dont know why now so many developers pushing their development to Jelutong area…i.e. Aspen, H2O, D’Mansion, Grace Residence, Urban Suit, etc?

    jelutong is not a high premium place like near to gelugor (sorry to offend to the Jelutong kia, even though i am jelutong boy as well), but the development seems like to be getting hot in jelutong.

    I went to the G Hotel, and AirMas offer 10% discount for the 1300 and 1400sf unit, with average of 600psf. would this be attractive for this kind of price psf?

    That means if we can get 90% loan, means for not paying anything until the first release of payment from banker…waive S&P and Loan legal fees…

    But not waive of MOT… anyone know how much is the MOT? or how to calculate?

    It is just across of the Petron… opposite of Pek Ee Tong temple. According to the sales agent at G Hotel, and i saw it, the area had been barricaded.

    Is anyone know thats a water pump?
    Thats might be a smelly place is future even now such like some of the projects that near by stone bay.
    I’m actually gonna pay booking fee when i was at G Hotel but than lucky one of the guy told me all these true…

    u must be getting Dell retrenchment package by now and commercial title utilities bill are 30% higher than residential which is consider high now. Cheap and good ur nut.

    There’s was a water pump beside the condo.It is smelly and I not really like the place and environment. I prefer a clean and fresh environment for my stay place.

    I found out Jelutong got a new condo that named as Urban Suit. There was more than 50 facilities at the condo and it located at Jelutong new highway. It is strategic location. You can easily access to town area by turn left and Queensbay mall by turn right. I prefer this because it look more convenience.

    ya.Agree what as u said.I also bough a unit there. Right turn to QB left turn to Town area. It’s a strategic location. Easy for me to go anywhere.

    Urban Suit ah, got 50 facilities ah! Wah, what can the 50 facilities be? Common toilet also considered as one of the facilities is it? ….:) Even that, I cannot imagine 50! Maybe they have “special” facility like “body massage service”….;)

    If you want quiet, clean, fresh, convenient, I think be prepared to fork out RM1000/sqft on the island.

    However, batu kawan could be a good choice if you refuse to pay RM1000/sqft. But recent developments have got a lot of people concerned, as there is news that the Butterworth Air Force base will be relocated to Batu Kawan….:)

    As what i knew which is even therre’s a high way but it might not be so noisy. It’s not actually near to the high way eventhought it just right beside the highway.

    I just refer to the map given in the urban suite thread. For me it is quite close. But u may be right that it is not so noisy.

    I was told urban not yet get the approval from gov yet and the due to this 50 facilities, the maintenance is 35-40 cent/sf. The price looks good and cheap but comes w/o car park. One car park cost add RM37k.

    Urban Suite of course is much more better la, more than 50 types of facilities, strategic location and pricing sound good.But do u guys know near by Altus Project that’s a India water big pump room and Smelly Dirty Storage there…no need to imagine how’s the smell. after the project completed u guys will know what to happen.

    Sewage plant , treatment plant !
    Residential occupied complaint about itchiness , filthy and smelly .
    Wooh! I think it’s true !!!
    News paper won’t bluff people eh. And also more 1000+- units there.!

    You can’t see it yet at the moment from the site, because you haven’t gone high enough. Once you go up 4th floor onwards, the “view” and the “perfume” will start to unfold itself…..:)
