yes .Kuan Yen . 2 hotel will open this area . Fuller hotel is 72 room budget hotel at 10 unit shophouse and 7 storey starcity hotel with 127 room . both already get approved from MPKK . we also will build 4 storey shopping complex next to the hotel .plz call us for more detail . the shop still left 15 unit . 0125685551

only if not during peak hour.
The gating point is only the bridge between Penang mainland and island during peak hour, nothing to do with Kulim.
If not talking about Penang Island, Kulim-Butterworth can be reached within 30 minutes for sure, REGARDLESS peak hour or not.

Kulim is near to Bukit Mertajam-Alma….potential place to be developed. There is also Tesco in Kulim which only about 10 – 15 minutes drive from BM-Alma.
Chinese population very leas there, very hard to run any biz

This will be a gamble for me. As the agent will run the show by searching tenant for the shop lot (front row 11unit already confirm with budget hotel). Expected rental around 3k, but I doubt on this figure. I predict max will be around RM2k to 2.5K. With this the rental yield around 4.2% (2k rental) not that great but better than any asset in Pg. Estimate need around 120k investment before can get the key. If really manage to get 2.5k rental, rental yield will be 5.3% and capital appreciation target at 550k

yes the setback is too many empty unit there, BUT I did observed few other place that old shop no 1 want but new shop fully occupied. U may view at sungai bakap lima kosi there which developed by WHH land. There selling more than 500k which such low population there.
i am kulim lang , i just want to share about this agent who run the show, 2 year back , i and my freinds want buy shop at taman kelang sago. the prize is rm 550k . this agent say can rental out 3500 . i say bullshit but my freind buy the unit . now the all shop rent out rm 3700k per unit and my freind just sold out rm 780k . After this case , i start survive this agent . their already done 4 project ( kempas / giant / sepadu /sago ) all return is good for invesrtor
about this project for me i will agree will david , this place better from lima kongsi . i think can return easy 2500 per month but this agent will alway have good result .
@ marcus ching — budget hotel is 11 unit shophouse in this project convert to hotel . the hotel name is fuller hotel ( 2nd branch ) . 7 storey 4 start hotel is inform this project next to the road .
@ david — we will make rental to rm 3500k per month because we only plan to rental out for restoran/ hotel / small supermarket . We will control the tenant and make this area will happening

Hi Kulim lang, not sure if kelang sago really transacted at RM780k but I’m pretty sure the shop lots at Kulim Avenue is asking for RM550-580k for 2S shop lot.

That price is for the 1st phase which facing the main road or the unit that facing inside which is phase 2? I think that should be the price for phase 1. Phase 2 should around 430k till 480k.
Phase 1 rental from 2.3k to 2.8k, phase 1 from 1.8k to 2k.
Hi David, it is for Ph1, facing the main road. Those facing inside Ph2 got a lot of shop lots still vacant since this project completed few years back. Typically, those not facing main road are consider Gone Case in most of the mainland area.

Nope…those vacant is because holding by Developer + Bumi lot (same row with Subway). 3 storey facing main road also holding by developer.
Most of the phase 2 own by individual already rent out except those asking for 2.3k to 2.5k rental (3 unit if not mistaken).
So david, do you have any idea why the developer keep the shop lots that are not facing open field? I heard that they are planing for budge hotel?

This KNN developer rather kept it to earn higher rental (asking 2.3k-3k) end up all empty except few. Before I purchase, saying, tune hotel lah, mcdonald lah..end up all not deal because of $$.
The open field is for mc.d, few months ago saying for econsave, now….let it empty lol. Facing the pond, saying EPF going to open (also few months ago) and true that, the official did site visit and said deal is on by developer …now…still empty.
This kind of developer want to eat everything..anything. They should let the professional to run the show and just doing your role as developer. This drag the development and booming of such good idea location.
Yup I did contact the developer last time and same story as you. So which lot did you purchased? what is the price that time? so, you are getting RM2.5k rental?

I miss the phase 1 (280k) as that time market not that good. I get the phase 2 (3xxk), getting 1.8k rental. Some of my friends getting max RM2k. U get any unit there? U can kept approaching the developer, as what I did for the past and now kept doing as phase 2 still got few hold by this developer. Who know, they need cash for rolling……
