Kinda silly, don’t you think?
Most of the developers made ton of $ in the last 5 yrs. A lot of cash in hand.
Yet, interest is too low and the developer has strong holding power.
It is better to invest into new projects while the material/labor cost yet to inflate and GST yet to come in.
High rise become the modern trend mar..
If u know Skinchan which is full of undeveloped land also has condo la..
BM people really willing to live into condo? why so much of condo project suddenly appear in BM?
That is because condo is cheaper so more affordable.
What is the price and how many square ft? Not much info on this new property…any comments. @ Kuan, nowadays, condo is cost more than 400k which equivalent with the landed property price already in mainland. Recently, found a lot of new condo launch in BM mainland area, thus the upcoming trend will be condo, cos developer can earn more profit compare with the landed property & will directly cause the price of landed property sky high….
Even landed DST house in BM is 500k ++ (hard to get 400k anymore) , ppl can afford? So? Condo lo… high rise with less land required, better earning, another money sucking strategy from developer.

Is a win win situation. Condo vs landed, generally condo cheaper on the same plot of land. Buyers affordability is higher. On the other hand, developer then earns more because more units sold. By all means, buy landed on mainland. The time for condo is near but not like island yet.

this year is going to be very tough year for new launches, this price is going to be very cheap! if below RM200psf, then can consider.

Agree with you. Just as recent as 8 years ago, you could easily get a landed semi-d on Penang island in a classy neighbourhood for not more than RM500k, during which plenty of condos have already mushroomed on the island many years before then.

It is most likely not going to be rosy for new launches this year, but below RM200psf would be stretching it too far i reckon…..:)

Juru is not so suitable for own stay la..full of foreigners in industrial area.
but if you already accustomed to landed..when you move into condo, sure you will regret..haha

All & all, still in mainland not island…I will still prefer to pay >500k to get landed rather than >400k to get condo as I don’t want be regret later…Moreover, many condo taker is for investment not for home stay. As of current economy situation, government strategic implemented, bank loan tighten…the over supply of new property especially condo which more than demand will sooner or later cause the property value drop as many will become empty units after the property obtained OC. Hence, really have to review & make the right decision for any property purchase.

Advice for Mainland wana purchase group. Get a landed, don’t get conned about the lifestyle for condo etc. Unless you wana stay in super condo, else the normal condo will fade in term of quality of lifestyle in >5years. Just my though.

It’s actually at Jalan Betek, near to MPSP, OV2, Tmn Seri Betik, Harmoni Residensi.
It’s not at Jalan Song Ban Keng, the popular road to advertise and attract many ppls.

i think the price of this condo is higher because of the build up size is bigger around 1550sqft and the location is strategic too which easy access to primary & secondary schools, pasar, shop lots, banks, auto city, penang bridge and etc.
Whoever bought Condo at mainland at this price, he/she will regret that

The show gallery will be ready on 2nd Feb. Actually, the location is at jalan betek.
Just went to show gallery this afternoon (very near to OVL area, in between 100 meter I think), room is quite nice, free for 2 car parks, got swimming poor, Gym, Sauna, play ground, but price is 450 k & above plus maintenance is MYR 240 per month (according to the sales girl). Only a few buyer are registrar/booked, might be the price almost can buy a landed house in mainland

Yesterday i visited this apartment site, location is not good, price rm290 psf, smallest size around 1500sqf, starting 450k. I also visited pengasus residence, location is good, gated n guarded with swimming pool, nice layout with small garden in living room, landed double stories terrace, rm259 psf, cheaper than this apartment psf, land 22 X80, build up 2000 sqf, i placed booking yeaterday for a unit rm518k

This is not in Jalan song ban Keng. Big different. Jalan Betik is Mpsp sampah car parking area, mahkamah there. Confuse ppl with wrong information.
Looks really like pdc low cost flat. It’s exactly flat without design On building. Cheap architecture n not a landmark. A new blog low cost flat build beside will look the same. Y pay 450k get this low planning flat.

Agree with you. Go to see their nearby project ‘Harmoni Residensi’ (HR), they even don’t plant any tree along the internal road. Looks so hard, heavy, and hot during pass through this internal road in this G&G project. Not G&G project also got tree along the internal road. Too bad…..I believe a lot buyers bought this project after reviewed their first BM G&G project ‘Taman Gemilang Permai’. Unfortunately they cut cost now for the ‘HR’ project. However this is just my point of view….
Heard that one of the brother from this developer family open new developer office. They also launched another new housing project opposite Sunway wellesley. But couldn’t find any info here. Anyone knows?

I went to the sales gallery. 90% of the unit facing swimming pool sold. Is it true or they just blocked the unit and give impression that it’s sold with good response?
They will have another road which will connect to AIA BM, Jalan Padang Lallang. Like BM Buyer mentioned, I am afraid they will cut cost on the landscaping. I think HR is not fully sold. The price is high guess not many people can afford.
The current sale price for 79 by sqft is almost similir to teh high ris in BM but the price is high due to the large unit. I wonder is teh trend for people to stay in High Rise in BM?

At the end depend on your expectation. A gated neighbor hood will be cleaner and less traffic and safer. Non gated, walking at the side way, there night be snatch thief.

Yes Airmas property is expensive. But I like 79 because it is low dense. The design is simple and looks elegant with double storey height ceiling at the lobby. Other condo/apartment design in BM looks like typical condo. But 79 has the luxury feeling. Built up 1500 sqft also the right size. I used to stay in apartment 700 sqft, 1100 sqft and even 500 sqft. So 1500 sqft will be right size for single, married couple or family.
One thing I am not sure is how the maintenance and mentality of other occupants. Civic minded is important to stay at shared common area. I have friends stayed at the condo at Tanjung Bungah, not the luxury type but it was well maintained after 11 years. The whole building is clean, each private compound or occupants are tidy and neat. The toilet at the pool is clean and in good condition. I don’t mind to live in wel maintained apartments.

anyone have any idea whether this project is already started or not? how’s the progress? received a text from one of the sales agent saying the project will be completed by end of 2017..with totally nothing in it.. not even a fan,sink,lighting.. only kept on repeating that it comes with 2 free carparks and the whole unit is with tiles,even the toilet..

79 is at residential area. Less traffic and quiet. Juru Sentral located at busy main road. Lots of cars and maybe air not that clean. Depend on what you like. For HOME, i prefer location which quiet, less traffic and cleaner air.
i went to the sales office, there are many units still available. Those interested can go and grab 1.

Feel surprise that the property value is now at 560,000 for 14F corner unit (facing pool) with two carpark.
The unit price was only 460,000 when I bought in 2013!
It is long cold winter for property developer, most developers still confident they can sell, might just take longer to sell nia. For own stay will still buy.
I don’t think BM people are not ready to consider condo, because houses around 450k in BM area surrounding 79 residence condo are old, requiring major refurbishment and having no security and facilities. 450k for a brand new condo at 1550sqft with modern facilities, security and walking distance to good BM duck egg char koay teow makes perfect sense to middle income young families. With BEST bus available, ftz employees on the island can hop on the shuttle at Perda or Autocity just 5-10 away.
