that area is developing now, near the site there as i see many small companies around and its near to housing area, i guess its good to invest, since the price seems reasonable and now as property price increasing, this price is still considered cheap.

Just own opinion, this shop lot is not even facing the main road, it is quite deep inside that surrounded by small & medium factories. Btw, if you are familiar with that area then you will noticed, along the main road there are actually 2 rows of 2 stories shop lots that been abandoned for more than 10yrs. Do checkout yourself.

Yes, correct. abandoned shop lots there. 5% return is not too good compare with the kulim avenue shop lot (old town, boston..etc) lots of OEM setting up office there. Actually there is another shop lots selling by these agent which at taman xxxx, Kulim CRC located there. Construction site just beside the Petronas station. There also got gurantee rental return, and they said econsave will be open opposite.

If u buy now (market price) around 450k to 520k depend of facing. Return lower than 5% as current rental for inside unit around 1.8k to 2k, facing main road around 2.5 to 2.8k.
I bought direct from developer at 330k (phase 2 facing inside), getting rental 1.8k (my friends getting 2k). Phase 1 selling around 280k (facing main road), that time didn’t buy due to commitment, now can sell 500 to 550k easily
