    Chung Hwa & Eik Wah schools are going to build in front of IR just located at the traffic light junction area, worry about the traffiic will be more congested.
    The other road out to Lavendar LMC is a very good place to develop to pasar malam or road side stall due to low traffic & high dense area

    last week i talked to the food stalls owners at the current coffeeshop at the junction…they said, facing the main RELAU road and the side road will be Terrace houses…..school will be Facing inside…(not as per what some of the current developers shown on their plan)…

    looking from Google maps…looks like possible to schools and terrace houses. (use the current Malay school to reference the app size. guess it would jams at the inner ring road not at the current Relau main road during school peak hours….

    HaHa, current main Relau road also facing heavy traffic jam especially morning and evening, can’t imagine if all the Relau housing projects have completed, the traffic don’t know how terrible. Headache

    yes, if it jams there after the completion of all the condo in Relau…those that wanted to travel to Air Itam, Balik Pulau or into Alor Vista areas will also kena…..then those that currently travel to Lip Sin, USM or Bukit gambir via Lebuh Bk Jambul will be forced to take the Bukit Gambir road via Vistana hotel….causing jam there…..then, those that are currently using that road to Green lane will have to take another routes, it will be a chain effect.
    Headache you said…no-lah…People will get used to it….once gotten used to it…..it will be smooth…..like in Bangkok or KL for example….people there still drives

    True, traffic jam more or less will affect the whole ring road system.
    But, a person may reach Lip Sin in 30 minutes during rush hour but you will stuck for more than 1 hour because you are further inside……

    uuuumph, with a 66 feet wide road (2 lanes each direction) and with less than 1km of inner ring road distant to travel….uuuumph wondering how long can the jam be?

    Agreed! No point to waste a lot of time to facing the traffic jam, have to wake up very early and petrol consumption also high. If long time like that, is a big loss for us.

    Calvin : Im not stay inside the relau…. I stay outside of the relau right now…. traffic is smooth and only office hours is jam…… so far mostly IR is owner purchase and not investment ….. so the things i looking is after the front golden triangle bridge expand and open will see how is the flow of traffics…..

    Bridge expand is relau to SG ara and not Relau to PISA…….
    the road seem like expand to 6 lanes and the bridge need to expand due to the previous bridge just allowed 2 car to go thru……… I believe after complete more car will flow from SG ara to BJ…..

    I live in Relau. This area was flooded recently only after 1 hour rain. Floods along the road in front of the malay school …make sure you don’t buy the unit with basement parking lot. cheers..

    You want to stay next to jungle with plenty of empty space, the best choice is Balik Pulau or Kulim. If you want convenient of shops around you, the best choice is busy and clowded area. There is no perfect place in this world. You may wait another 50 years, i guess.

    this IR place, found more than 20 high rise building surrounded. Can say that this is the most high dense area in Bayan Baru. Those work in factory can consider here, if not better stay in other area because Relau is too clowded!

    I believe there will be a wall seperate between IR & LMC. But I think is just a normal wall & both building can still see each other. Block 1A & 1B should not be any issue as is not in parellel with the LMC.

    For IR buy for own stay is ok & i believe most of them is. I think is not a wise decision for those who buy for invest. A lot of condo around at that area. Those who buy for invest might hv difficulties selling out at good prices when it completed. Besides, the prices did not up much in recent years.

    Those whole bought IR, be aware of the gangster contractor issue OI is having right now, we are facing it and you will too when it is completed. I am very disapointed with Ideal for buying their property.
    Charge RM1800 rubbish fee and must buy sand and cement from them in reno done my own contractor. They charge higher price if you let the in house contractor do.

    Already aware of it. I’ve been reading the Facebook and this website’s comments on OI. It’s sad that this is still happening and even until now no action has been taken by the police or the developer.

    I’m really hoping that there’s going to be more genuine buyers than investors and they will really take the initiative and action to make the appropriate report and fight this.

    these only happen in Penang and majority Chinese buyer new property.
    Never heard they(GC) park at majority malay new property.
    RM 200k, 300k property facing this problem.
    RM500k property also facing same problem??
    I had ask Ideal before about this question, they cant promise anything after completely build.
    Lousy.

    Fyi, get to know All project from Ideal Property, upon completion there will be gangster contractor force you to take up their renovation service or else need to pay so-call “sampah fee”. They charge ridiculous price. Many owner of Ideal Property is facing this issue, and the developer didn’t help to solve this issue, worst still allowing them to set up a booth in the building. So think twice before make the choice to buy their project.

    Ideal is not the only developer facing this kind of issue.
    If you check out many other condos and low cost apartments from other developers, there are also facing the same issue.
    Gardens Ville and Sierra Residences are also having those contractors sitting at the ground floors near the lifts.
    And this isn’t new. It’s been going on for many years with many old developers facing the same issues as well. Not all developers are rich and powerful enough to setup enough security to prevent this from happening.

    The only hope is that enough people will stand up to them and make the police report and complaint. And if that’s not enough, then will try to ignore them and try not to make them earn much at all.

    One Imperial’s case of RM1800 sampah fees is ridiculous. It’s not something un-affordable, but Truth to be told, a construction sampah truck only costs RM100 per trip and you can and a bunch of manpower won’t even cost more than RM300. Initially I wouldn’t mind “internal contractors” doing the job, if the job is done well and in good affordable way. But this is going overboard.

    The gangster charged you RM1800 for sampah fee? I been told by some of my friends who bought OI got charged RM800. Anyhow if really want to let outside contractor do the renovation, then has to go to nego with them on the sampah fee. These gangster really a blood sucker, sithere and collect money only! Any owner here plan to stay in? Really hope that IR will be filled up with residents soon. Sad to see that lots of people buying house for invest and make the situation worse.

    Since u have friends buying OI, so you can learn from the OI owner experience on how to handle this gangster issue.
    Try to understand more since your IR will not be complete until next yr.
    I believe the same gangster will transfer they “working table” from OI to IR next yr & continue their “work”…haha.

    There’s a lot of people complaining about the colour. Not only it didn’t follow the showroom model or the image from their promotion, but the green is also the ugly kinda green.

    I’m looking for the proper contact in which I can complain about the colour. A few people have already started complaining to their sales agent and some others are also waiting to complain to the correct channels.

    More worry on Ideal handling the car park assign method. Heard previously Ideal used balloting and was quite messy. Should follow current trend developer assign on fix lot, more expensive unit gets lower floor.
    Also I saw the side panel wall still continue unchanged with green?

    OI’s car park by balloting.
    The whole process seemed messy, some got 2 parking lots at different levels, some indoor + outdoor, some got far away from their block, many want to swap with others to get nearer.
    Hope this will not happen again on IR.

    Ask before the car park is balloting style as practise in one imperial.
    In future will it fix car park very hard to predict unless all buyer feedback to ideal again. :)

    IR car park confirmed is balloting method estimated on May/June, and VP estimated on Oct/Nov.
    In general, balloting will be on pair, means one draw with 2 car park lots. Should be SBS unless in case of odd number. Don’t know about those with 4 car park lots.

    Even affordable house at this area also costing ~400k for upgraded one with >2000 units.

    I agree with your comments, who don’t want to stay at high class condo at high class area. IR is consider affordable & good location for those small family with household income <10k. Specially for those who work at FIZ factory area.

    Buying for investment might not a good bet but buying for own stay is definately good choice.

    Correction, IR came with 800+ units.
    If you are a smart investor, you should know the pros/cons on buying property “under construction vs a sub sale one”.
    One of the disadvantage on sub sale is you need to be loaded with more cash upfront and paying legal/stamp duty and other charges etc.
    Lastly, please be smart enough to weight all factors before making decision.

    Just FYI just called Ideal Property and confirmed that next month onward (Jan 2017) we will need to start to pay home loan ourselves. The handover process will start this month (Dec 2016)

    Just bought the extra one car park (2 x f/b + 1 x sbs) at 12k this morning.
    Level 3 next to lift.
    First come first serve basic and only 40 lots available.
    Can visit on site next 2 week, if not happy with can surrender.

    Good news! Less crowded and traffic congested. But still have Eik Wah primary school beside & LMC flats behind it. Somemore, existing & future housing projects make this area more complicated

    Nobody care on this. Most of people will go for The Zen or Zen6 instead with RM620k price tag. You can get a fully seaview/new house/better neighborhood community/ less congested area/premium location/good security privacy compare to Queens.
    Relau Sungai Ara or Bayan Baru area already become a secondary area after Bayan Mutiara development because it’s 2nd Gurney/Straits Quay in southern of Penang.

    You should have bought The Zen earlier instead of Imperial which is another Ideal project
    The only worthy developer to consider is Asia Green which is well reputable for profit guaranteed. All their property will appreciate by 10x upon completion

    Bayan Mutiara is even better than Gurney and Straits Quay and it’s all thanks to Asia Green / Zen / QuayWest

    To all who is looking at this, remember to only consider AsiaGreen projects

    Why build Ideal project? If you see Queens hamilan project Q1/2 they have the worst security or access system in whole Penang. Why pay 1M to buy this type of lousy condo? You pay 1M then it will depreciate to 700k later. Some unit selling 860k only because nobody want low demand.

    If you invest in Zen or Quaywest affordable then 300k will increase 600k with 100% return. This is one of best development in Penang so far. Queens hamilan only has lousy system and put some paper outside to remind outsider not allow to get in as that’s residence lobby. 1M condo with 1 paper reminder as their lousy system in Q1/2. If you go Zen later you will see how good is the project.

    Yes. Best in Zen development best in Asia Pacific.
    Definitely a best investment. Zen6 can do Airbnb & rental out for China school student as per GIC GongXi sales person mentioned last time.

    YES Zen & QW are best investment so far in Penang.

    Even affordable house from 300k up hike to close 600k now. QW affordable unit 300k and now almost 600k too.
