    landed property not count like that, base on land area too, land area so small for this project only 880sf, normally double storey terrace land area 20×70=1400sf

    @SiaoLang butterworth everyday u need to pay bridge, after travel few year, u will feel the pain.
    Is not a good choice for people who work in the penang island.

    I heard that they have early bird promotion until end of this week, and the unit are selling fast. Anyone have durther detail?

    (Assuming this is a good developer, quality build and completion on time)

    If u based on valuation, economics & costs alone, chances hard for u to buy.
    Besides that u need to consider petrol costs, car maintenance, extra time (which can be equal money), children daycare, tuitions etc.

    Unless u really like its environment, the greeneries, fruits, flora and fauna (insects, monkeys etc) and hate paying TOLL….BP can be an option.
    Hey, I thought there lots of choices there is BP to compare?

    Drive there few times to feel it lar…..if u & family like it, then why not

    That’s true, if you have school going kids having to go tuition etc, Balik Pulau is definitely not a good choice. Not only that, what about cinemas, starbucks, desserts, swimming etc. Not practical at all to stay in BP if you have kids, they deserve something better. Not to mention driving up and downhill everyday, surely car koyak faster.

    For those without kids or maybe single, eehh…hiding in BP probably won’t get you your choiced life partner….:)

    So in short, if you’re under budget constrain, Butterworth is definitely a better choice while you work hard to afford that piece of property on the island of oriental pearl….:)

    For me, it’s better choose to pay bridge but yet able to enjoy the established township lifestyle rather than nothing at all at Balik Pulau except greenie. Convenience will be always my top consideration.

    Had a friend staying at Botanica, too quite if u asked me for now. Next 20 years I think will be the same.

    If you like tranquility, min disturbance, good area to live.

    Just now i call the marketing, he say early bird rebate 2% until this Sunday only. Booking Fee RM15k, sign SPA and apply Loan next year Jun or Aug. Before i view the environment not bad.
    I ready to pay the booking fee tomoro, any comment ?

    For Holiday Home and Good environment.
    Now the price 480k is after 2 year price, i think in 2016 if wan buy the Freehold and Lander property in Penang is more than 700k

    What SiaoLang said carry a point. to stay in mainland is 1 of d way. Think about it, everyday u spend RM5.60 toll, 100 days only RM560, 365days only RM2044. That’s assuming u travel 2 island everyday even on week end. its x really a big deal if u can save RM400k buying d same type of hse with same sf in mainland compare 2 island. think about the 3.5% of interest u need 2 pay 4 d difference of RM400k if u r buying island hse, each yr u hv 2 pay extra 14k of interest. Thats y toll is not a concern, afterall, rightfully PG bridge toll shud b end in another 8 yrs, its our beloved govt that keep extending it 2 protect crony’s interest, and again, no matter how terrible our BEnd govt could b, i believe they wont keep extending d concession of collecting toll forever.
    The actual concern ppl hv is traffic jam. now when 2nd bridge is completing soon, n sea tunnel is estimated 2 launch n complete in coming 15yrs, i would rather choose mainland if d house difference btwn mainland n island is 2 huge.

    Secondly, i think what’s important in buying landed property is d land. This project land size is x big enough, although d build up is quite big, but its a 3 storey. When u r young n healthy probably u wont think 3 storey is an issue, but if u have family, hv elderly in d family, n when 1 day u grow older, u will understand single storey of same sf hse is better than 3 storey. n in fact, ideally having a DST with a small garden is d best choice 4 every1.

    Toll is an expenses. And you need to include car maintenance, fuel, and travel time spent. Expanses is something that you will not get any value in return in future. Installment to a house, paying the installment is an investment. You can sell the house and change to a bigger semi-D or bungalow in future. If I bought a same house on island with 400K more expensive today compared to mainland. when I retired, I can sell it and buy 2 same houses in mainland, or only buy 1 and keep the cash for another house in bank. Can you see the return I meant?

    Btw, the houses on island is not included those in Balik Pulau. There need about 2-3 tunnel for new access to there before that place can really developed.

    Cheap cheap cheap!! Quick quick buy!! Everything is cheap!!
    The mindset of 500k is expensive clearly is gone! 480k is cheap now! Buy la buy la!!
    Last time i was considering balik pulau for a landed option but after visiting there and really explore, i couldnt accept the place. Really simply ulu.

    Location wise, 30 mins without traffic jam from air port. This townhouse cost 500K or more. Better buy tunas muda townhouse at Sg Ara at 500K or less, some more we can see the development will be mature in <3 years fore sure.

    Sierra Pinang, can't guarantee the development even after 30 years. What you have is the old dilapidated building and wish for a new buyer at 550K. That's why hot location will always be snapped up, cause they guarantee the price rise and demand.

    I would say sorry to this project, too deep inside, almost the end of BP area. Only good for those who wants to buy as holiday home.

    Good point is the project located in the higher hill site (from what i see).

    Avoid this place, Buy around south east Penang Island. That is the new boom area now, Balik Pulau… I think you better buy mainland perai area…..if you want kampung lifestyle….. go Kedah

    Okay laa… RM480k is very good price for and island property…

    You want similar type of design in Butterworth.. where to find la? Let’s say you want to go onto the bridge fast enough.. then the furthest would be Bagan Ajam in the north and Bukit Tengah to the south. Seberang Jaya still okay.

    In this zone, where to find 3-tingkat landed house at RM480k?

    Palm Villas by Tambun Indah already hitting RM700k soon… where else? Juru Heights ah? LOL…

    Actually I tried measuring mileage and commute time(to Bayan Lepas) many months ago when I saw some new construction there. I just felt more at home in BP.

    However, commute time and cost might be same if not higher than mainland. It takes 15 minute to drive from Sg. Pinang to Balik Pulau town(everyone driving real slow), another 15 minutes to drive across the hills, and another 15-20 minutes to reach the start of the FTZ (Intel/Agillent), probably more if you work closer to the airport. Never measure time going through Teluk Kumbar.

    On top of that, one time I tried driving through there it was pouring and it flooded on the way from Sg Pinang to Balik Pulau, so it causes a lot of time there everyone driving real slow.

    If the location is within Balik Pulau town (say.. near the Rapid Penang station) it might be perfect, saving 30 minute commute time daily, otherwise, it’s just seems too far.

    FYI,Simpang Ampat,Batu Kawan and Tambun is a strategic location for investment.There will have many BIG project by Penang State government and Foreigner Investor such as international school,golf,theam park,Penang Primer Outlet,Specialist hospital,hotel,SMJK Jit Sin (branch),Penang Second Bridge,Penang Second Airport,etc.It would be Penang second international city besides Georgetown for next 5-10years.
