Price 669k for 2 storey linked semi-d, 769k for 3 storey linked semi-d.. excluding loan agreement….monthly maintenance fees currently fixed at RM260 + 10% sinking fund.. TOO EXPENSIVE lor… this semi-d size also not so big lor…build up size only 24ft x 45ft..not big lor but it price looks very very big lor!!!!!

in addition, the road inside the housing area just 24ft wide, extreme narrow, seem houses face to face very near, no space to breath… price also expensive, most buyers prefer Orange Villa nearby.
I think the residence bagan lalang is more worth to buy compared to this project.
Yes, I agreed with Mah and @chantp88 that the road inside the housing area 24’ is considered narrow that is why they designed one way street inside the gated housing area.
Furthermore, the clustered type meaning lack of ventilation, lighting, individual space and land.
The location wise, the Harmony Residence is much better than Orange Villa. I have no doubt about the quality by AIRMAS GROUP which I think is better than OV.
The buildup house 24’x45 is definitely larger than OV’s 22×45. The width 24’ make very easy for interior design compared to the width 22’. 44 units give more privacy for the residence.

before i make decision to buy a house at Carnation Villa, i also consider the house here, however, 3 factors cause i cancel my plan are:
1. car porch only 20ft long, quite hard to fit in my MPV, Carnation’s terrace is 24ft length of car porch.
2. ya, as you mentioned, no backyard, while Carnation got 6 ft backyard.
3. price is expensive RM669k for 2 storey, i buy Carnation corner only for RM528k, more larger built up i.e 24′ x 48′ & save RM140k which i can use for renovation & furniture.
I saw the actual unit of HR which has courtyard in the central house.
The basic principle of courtyard is to improve ventilation and light, but it will compromise the space a lot.
Even though buildup is 24’x45, the actual internal buildup after minus the courtyard is 18’x45. The quadruple clusters type, the courtyard is compulsory, otherwise the house need to switch on the light almost 24 hour a day. Even at 12noon!

If want to compare, u need to compare apple to apple, pls don’t compare apple to orange !
The location and the type of the property making much different here ! Land price at Jalan Betik is more expensive compare to land price at bukit minyak and HR is semi-d not terrace.

how u know land price at Jln Betik more expensive than Bukit Minyak? are u land owner of harmoni who sell plot of land to Airmas? Meanwhile u know the land price at Bukit Minyak? Pls do some research before making any comment here, i just want to know the fact, don’t be given ‘assume’ info.

the 3 storey semi-D at Carnation Villa only for RM626k, but Harmoni is for RM769k, still expensive, now i compare durian with durian, satisfy? The location is another factor, no location is 100% perfect, depend on personal requirement.

land price at Jalan Betik more expensive than Juru, but price different not huge, indeed, Airmas overprice the house here, but advantage is low density, it is best selling point, Carnation has bigger built up houses but more units.
u will agree with me on the land price if u visit the site. Jalan Betik which nearby Jalan SBK is one of the golden area in central BM, all BM people know that !! Some factors such as the house modern design, type of houses, facilities given by developer, low density, cables underground will impact the price of the property for sure !
Carnation Villa hard to fight with HR, only Orange Villa that located in same road with HR can fight with it !

are u house buyer there? ‘ong’ or not will see this saturday when showhouse ready to view, since many good factors u mention but don’t know why the house not selling good, only one reason: expensive, that”s why developer prepare to give cash rebate when launching.
for the house design, it is subjective, some people like it very much, some people think so so, some people not like it at all. Orange Villa & Harmoni launch at almost the same time, but seem OV sold almost 90% (total: 130 out of 140 units) but Harmoni only 11 units out of 44 units, why? because of price factor, the price difference is over Rm100k when we buy OV or Carnation.
The Harmoni design is modern & almost the same like Tropicale Residency at Manchang Bubok, quite ok too, anyway, i like traditional “A” shape of house, can’t tell u why, just like personal hobby, cannot be explained.
if not mistaken, monthly maintaince fees for Harmoni around rm300 while Orange Villa only rm185 including sinking fund ! That’s the problem of low density !

some factors cause i drop my decision to buy a house here because:
1. narrow internal road, only 24ft.
2. small plot of land about 5ft wide & no backyard.
3. ya, agree with H1N1, very high maintenace fee, same like taman gemilang permai at JLN SBK.
4. short car porch about 20ft long, hard to park bigger car like MPV.
5. very small swimming pool suitable for kids only.
6. and last, very important, too expensive, Airmas foreseen BM got many many ‘water fish’ (rich people).
I think the factors listed by the readers are more than enough for the buyer to make a FINAL decision.
The good factors or not good factors are very subjective to individual.
I like the name Harmony rather than Orange, Carnation, and Tropicale.
I think the main good factors for Harmony are location and quality hence they are confident to put their price.
It is depend on buyer to judge whether the price is too expensive or reasonable.
Those who think the price is reasonable then they will buy it. Those who think otherwise will definitely reject it.

Just went to showhouse — the house is small but better than Orange Villa. The location is good, so the price is expensive but to my surprise, only 3 houses are booked (out of 40). I guess the pricing is the main reason why only 3 houses is booked. 2 storey double-semi linked is RM669 and 3 storey semi-linked is RM769. Built up area is 23*40 with car porch of 20ft.
Any comments for those who visit the HR show house today?
HR’s price still expensive even after discount, all the rooms including the living, dining and kitchen looks smaller than orange villa. i think orange villa is better than HR in term of house price, build up size, bigger swimming pool, club house and monthly maintaince fees ! That’s why the sell of orange villa much much better than HR.
Up to noon time 3 units was sold. But they already sold out quite a number of units before the launch. It also surprise that BM still have rich buyer at this moment. You will also notice that 3 bungalow units had been sold. The Price is 1.25million.
Comparison on monthly maintenance fees between HR and Orange Villa:
HR: RM280 for 2 storey semiD and RM370 for 2.5 storey semiD.
Orange Villa: RM181.50 for 3.5 storey terrace and RM203.50 for 3.5 storey semiD.
Sometimes developer will block some of the units and put a sold sticker there especially on bungalow units, this is just one of the marketing strategy. 😉

Harmoni house quality & design much better than OV, ya, agree, built up is smaller & price more expensive (after discount RM40k). The staircase design in Harmoni need to improve, my feet feel a bit pain when step on the staircase, too sharp at the edge.

buy for own stay is ok, if think of investment, i would like to say “good luck” or not worth it.
Really not worth for investment. After 50k discount the response also not good, the house is over price.
The living hall so small, have to sit so close to watch TV.
Hey, don think all rich people will buy these expensive properties because they r smarter & most stingy person compare to other.
Those developers are not considering the medium & lower class people needs to build these high class properties therefore they deserve to not get good respond from these buyers.

another failed & overprice project by Airmas is Taman Bukit (nearby Harmoni, off Jalan SBK), only 3 units sold out of 12 units, OC already obtained few months ago, 2.5 storey house over RM650k.
Agree with most of the ppl here…ceiling is high, in order to make the room look bigger. Master bedroom is pretty small and balcony is almost same size as the master bedroom =.=”.

went to see the showhouse. it’s a failed house layout for such a high price. the house has too many angles and the dining area is so narrow as they have to make way for the courtyard which is not a good design. although 24′ but after deducting the 6′ for the courtyard and the staircase the dining is very narrow worse than a terrace house. the rooms are also very small and dont know why they want to keep a big balcony. even after the rebate it’s still too expensive. kitchen also very small. maintenace fees also very high and it’s perpetual, what if it goes up again?
definitely overprice. quality better than OV but very small rooms due to poor design…
Looking at all the comments above, i think this is a worst project ever by Airmas. Initially i thought wanna drop by to see the showhouse but now i have changed my mind. Don’t want to waste my petrol to go there. Pity for Airmas. Their good name is spoiled by this project.

The living room is too small, even smaller than terrace house. The car porch also too short compared with standard Semi-D house. If compare to similar type of house, Impian Indah 2(DSSD) is far better than this.
heard that the show house is sold to a rich banglas for about 1.5 millions. is this true>
any new about how many unit left? is it worth to buy semi-D with 669k? i will foresee in future (probably in 2-3 years time), dun have any semi-D with that price? any good suggestion and input. Thx
It is still ~13 units left, as per last Sat. Still have 20K rebate.
This is definitely a good project if you can accept:
1. Price – definitely overprice. To me, there are still a lot of cheaper property surrounding if the price is the main concern.
2. Maintenance Fee – RM280, it is more expensive that the Southbay in Penang Island, if I am not mistaken.
3. 20′ road – the road in front is only 20′, probably only 2 cars width. Will get trouble if someone park his car at roadside.
4. No back yard (cluster type) – it’s is actually ok, if the price below 600K.
5. G&G – still not very popular yet in BM, I guess. Good for own stay but for investment, might need to think twin. Sometime even for own stay, you have to think from investment point of view because you know don’t 1 day you may need to sell the house.
Other that the above, I like this project very much.

yes, 70% sold, all bungalow units have been sold & one of the 3 storey semi-D show house also sold for RM1m. BM or Penang still got many rich people willing to pay overprice house.

Try Central Way 2, although a 3 storey terrace, the price is even lower than some of the 2 storey terrace. G&G community that close to the bridge.
