I once consider to purchase Pearl Harmoni as closer to 2nd link compare to Alma. Pearl Harmoni also far away from those chicken coop or pig farm if u compare to Pearl Garden or Pearl Indah. Didnt put deposit that time because all the corner lots gone.

I bought Pearl Garden & make profit 100k, I just called to the TI sales for registration. Please go to survey Pearl City, never see foreigners around bcoz far away fr industrial park.

Of course u never see foreigners coz you live in a gated area. Just like Juru Heights in gated there is no foreigners but Juru Heights non gated area mostly used as a hostel for foreign workers. I think this area not so far from Penang Science Park and Batu Kawan Industry to be opened soon..

Taman Pelangi low cost seems to be suitable for these foreign work, but then again why do SOny have to place their foreign worker at Juru Height instead of Taman Pelangi. We are not decision maker in this and yet this is another project by Tambun Indah. I would say maybe Tambun Indah have some collaboration or engagement with the Industrial area at Taman Bukit Minyak Industrial Area, Penang Science Park and Batu Kawan Industry area. Who knows!!!!

Ya, I brought a house at Taman Tasek Mutiara Phase 3, finally I sold off with own cost due to the ‘smiling’. Is really a nightmare when you sleep and can smile those unwelcome smile. You can view it all the chicken farm clearly over the google earth

All i can sd NAH, never trust Tambun Indah, after built they will cabut end up a lot of snatch thieves and other unhealthy activities. Need not to say much, look at tasek mutiara which is just bout 5 to 10 mins away. After 10 yrs how does it look like to you, i can bet Tambun Indah WORST, loook at the Juru Heights development. This Juru Height is only consider a small applie but end up so terrible. What could happen to this big plot of land, everything could go wrong with Tambun INdah in the HOUSE…

U should look for police for the issues of snatch thieves and unhealthy activities, not the developer. For foreign workers issue, pls look for those house owners who rent to them.
The failure of Juru Heights is a sad story for its buyers, but Tambun Indah’s other earlier projects like Palm Villa & Tmn Tambun Indah are quite successful.

Yes, indeed they are selling the INTERNATIONAL SCHOOL CONCEPT aka Tanjung Bungah and Batu Ferringhi feel I wish we could do something to prevent this from happening again. Yet again, most of the plan was sd to be under proposal. I hope there is an act we could used against this kinda of irresponsible & unethical TAMBUN INDAH. Its easy to say but not easy to execute, i just hate this word “Proposal” from a developer coz during this time anything could happen. Mark my words, a majority of 80% of this project under “Proposal” will be called off or change to a more cheapsake project.

This is the expertise of developer to manipulate buyers. When their units are less buyers,one of the strategies to increase sales is compare your project with some great project. I think this strategy is very embarrassing coz totally different and be more severe.

We all agree that TI may have low quality works in their projects, and have lousy planning in their previous project, eg Juru Height. but 1 thing we can’t deny is their home price is lower than those prime developer, eg IJM, DNP Land, SP setia, etc. For IJM mainland project, eg Permatang Sanctuary, normal DST is costing >500k, while for TI project, DST cost ard 300k.
For those home buyers that is normal worker (打工仔),obtaining average salary range, between 3k -6k per mth (i believe many of us is like that), after deducing normal expanses, thats the only budget they left to buying house. With current bank loans being stringent, i don’t think normal workers is eligible to buying house from those prime developers, which cost >500k for normal DST in mainland. with such location, such floorplan, where else can we find a better bargain. you may share it here if have better kang tao.
for those ppl that saying buying house from TI is stupid, pls stand on TI projects purchasers’ side to think. Thanks to our BN (barang naik) government, everyday inflation is keep increasing, wallet keep shrinking, low (some no) salary adjustment.
I believe many ppl would like to buy property from IJM, SP setia if they can afford. But reality is can’t. At least we got another option (although not a very good option), to buy from TI. at least, normal workers have a home to stay, better than no home to stay.

Please bear in mind that u cant compare orange with Durian as Pearl City is having Simpang Ampat address whereby DNP and IJm is having BM postcode. Please get ur facts right, bm property price alwiz command a better and much more expensive price compare to Simpang Ampat. At the end of Penang or we called it Seberang Perai Selatan, its normally we called it very boay (end). Hence u cannot compare the price with bm city and the one which is outskirts la two bro here.

Maybe Tambun Indah house prices cheaper than some reputable developers but the important is dont cheat buyer ‘kaw kaw’ and then leave it. How can they say Juru Heights is same with Jesselton Heights. Where your expertise in estate planning and housing developers association. I can accept if on this day Juru Heights 50% identical with Jesselton Heights but totally not. Unfortunate and without responsibility they just let this problem. Tambun Indah never show they face to discuss with any Juru Height resident associations to solve the issue. Cheaper ok, cheater not ok, no responsibility much not ok
frankly Tambun Indah projects is my last choice. If that area have other housing projects, I will select another project first even from PDC. If really no choice then I will select Tambun Indah project. I’ve lost interest in the quality of housing proposed by Tambun Indah.

For Alma area, there’s still a lot of foreign workers staying nearby that what i had observe few weekends that i went to the show house and launching of IJM and DNP projects. Especially Permatang Sanctuary with BM postcode, it still near to the farm and the enviroment not really look good because the shop offices that not operate and leave it blank. every development will have its pro and cons. Not to argue is not this developer quality is bad, that one very good.my uncle bought 1 unit from DNP, but it doesn’t seems that they provide good quality that the price that he paid. Only owner of the respective project knows the quality.Providing information and share among is good,but not like all “hamtam kuat-kuat”will make this p.talk meaningless, rather change to “P.Property Sabotage Talk”, an advice to the admin. Just my 2 cents, no hard feeling to the rest.
If u have ready cash for first payment, u always can consider the subsale mentioned by Smiley, prepare at least 50K. Otherwise new property always give u a good alternative way.

Earlier post I mentioned that the service or the staff of TI is really bad. Just to re-words the statement, not all of the staff are that bad. Some are ok.
Irregardless of quality or not, at the end of the day it all goes down to affordability and the ability to enter the purchase from a low quantum – in other words, low entry.
New launched project offers much of a rebates/discounts and free S&P and etc. Subsale means solid 10% dpymt and additional fees for legal fee and etc. Those with lower income will see this as the main factor to decide which property they could afford. Having to fork out RM10K for a Rm400K unit and nothing else till completion is a bargain instead of RM40 dpymt with another RM10K at least for misc fees. If can wait 3yrs, then its a good deal. But hey, even though bad quality, just hope the roof will not collapse. hehehe…
BM postcode did carry a better pricetag compare to simpang ampat postcode for now. But after 10 years, maybe 20 years, will simpang ampat turn like BM? maybe it will be better, with better traffic and facilities planning compare to BM. With the opening of 2nd link soon, access from simpang ampat to Penang island is easier than from Alma to Penang island. Just like Bayan Baru in Penang island. 20 years ago, who can expect current Bayan Baru is so booming now and the price is sky rocketing now.
Each person has the certain preference to stay in which area. Some may want to stay certain distance away from shopping centres to avoid crowd and traffic, some want to stay near school for easiness to send their children to school, etc. In the end, we have to respect each purchasers’ decision what area of house they want to buy.
For those ppl saying simpang ampat is not worth the price, well will u all ‘subsidize’ us to buy a better location house eg BM, Alma? if not, then please respect those who interested in this projects, instead of keep ‘pouring cold water’ to them.

SA has all the above conveniences plus reasonable house price.

the TI staff is really not professional… last time i wanted to buy their terrace.. at first they code 1 price, and then on the 2nd day i went there and wanted to pay deposit, and they mark-up their price by additional 50k… i question them, they said today price has increased today and also they said if you come back tomorrow, the price will not like today and will be higher…. i look at them angrily and speechless and walk out the door.. period.

My fren taman.. The landscaping is so simple tat just only some tree and grass.. Some more the taman flooded every time after big downpour… Complaint they keep saying the drain system not yet completed outside the taman.. But already almost a year… It’s lousy even though is a listed company

base on tambun style, u can choose to deduce that 20k rebate into dp, or into house price.
if put into dp, means dp paid is 38.8k (10%) – 20k = 18.8k.
if put into house price, means dp paid is (388k-20k) x 10% = 36.8k. c which option wan to choose.

Hi..Im the one pearl villas owner n sell RM390K to my uncle. izit im stupid n the price so cheap??I duno la..I jz thinking at least i earned RM60K-70K+ that (after tolak RPGT+bank interst+). when I booking p.villas I jz paid RM1k as booking fee & balance i jz paid RM9.8k by 18months installment. Thats mean I jz paid RM1k n monthly paid RM544 to developer as my downpayment. Really low downpayment. Now, I jz booked pearl harmony RM380K bcz I believe this project will up again & so far this project jz as pre-view price.

I just booked 2 units with my brother Thanks Tambun Indah to built affordable house for us. Pls stop the bad comments here, I believe my self when I visited the house under construction there, the workmanship is good enough, is not like the bad comments above. So I believe those gave the bad comments are from their competitor. I do a survey to buy terrace house below 400k but fail to find in market. Finally, got it in Pearl Harmoni !

Hi all, i almost buy here before, but i refuse to buy after go to check the location, there is 2 things need attention :
1st, this taman is beside low cost taman (around 2000 unit) which is majority indian, and this taman is not gated.
2nd, there is temple located in the land, they will move the temple to other side which is still in the taman, my concern is don’t too ‘lucky’ get the unit that is temple land before

28Nov, evening downpour caused another flood in pearl of the orient causing massive jam only at the entrance towards shineville park at lebuhraya thean teik, playground flooded entirely and overflow to the roads… water in drain overflow and up to lobby area. Smelly scent were the worst experience the residence had to overcome as the land was previously a place for the after life.

Many landed project by Tambun Indah is affordable house. Why?? becoz they buy a cheap land from chicken or pig farm, deep area, isolated area, forest area and etc. Can see their previous projects like Pearl City, Casa Permai and Juru Heights. Yes u get affordable house but the condition is quite severe when occupied. This Pearl City, Casa Permai and Juru Heights currently facing the problem of flies and stench and i think Juru Heights is more problems faced by residents when that area also has too many foreigners and lalat. Affordable now but suffer later is not good..my 2cent

Flood? Anywhere can flood if a torrential rain comes pouring for a couple of hours unless you are staying up in the hill. So its very subjective when you say flood.
I was told the monsoon drain is placed around with proper drainage channel. Dont know how true is that. The monsoon drain is huge. Like a size of a 1 ton lorry width.

you go direct to the end from boon beng school and it was on the right big piece of land next to the children play ground. It is about 5 acres that proposed as mosque. Later all will have the free call 5 times a day. i is good. but it may not like by someone……haahahaha
i wonder why the project quality is so poor but yet it seem having consider good sales. it is not cheap actually basing on the build up areas. 2 terrace cost near to rm500k for gated and rm450k for normal not gated.
location wise it must get thr the very jam over head bridge or thr the pre-war building with narrow in out traffic control.
it these two in out can solve with the fly and quality problem also solve it consider good. but till now no sign of all improvement la. the pearl city business center also so expensive. i dont think business can survive here lo/

Those not staying at simpang ampat, please don’t complain. Because you only heard people say this and that. I stay at Bandar Tasek Mutiara for 14 years. The flies and smell problem, is not always happen. 1 month 2 or 3 times only. This is because the little chick (broken from eggs).
There is no Bangla staying at Pearl City. The Bangla is from Taman Puteri Gunung (Low Cost – Single Storey) developed by Asia Dunia. They cycling by using short cut and through Pearl City to the wet market at Bandar Tasek Mutiara (Phase 1) nearest Railway.
If through main road to market, is far and a lot of cars. Since Pearl City is built , they use lorong-lorong to pass by Bandar Tasek Mutiara and go to market.
Pearl City , Double Storey Terrace House, Semi-Detached (non gated, gated/guarded) – landed property inclusive Pearl Avenue, Pearl Residences, Pearl Indah 1, 2 & 3, Pearl Garden, Pearl Harmoni, Pearl Impian and Pearl Tropika now the price is more than RM430K and RM450K. The rental is nearest RM1200-00 – RM1,500-00 . Rental is expensive and the foreigner cannot effort.
I got the latest news, after Chinese New Year, the old shop nearest flyover ,railway and police station “akan kena roboh” and will built a new road.
Now Bandar Tasek Mutiara – single storey terrace house (more than 10 years) already RM250k.
Double Storey Terrace House (more than 10 years) – RM350k.
Simpang Ampat a lot of foreigner is at Taman Dahfa – Asas Dunia Project (nearest Taman Idaman), Batu Kawan Industrial Area (nearest 2nd Penang Bridge), Taman Tangling – Asas Dunia Project, Taman Perdana (Permatang Tinggi) and Taman Kasawari (apposite MBB) – which is all this Taman is 20-30 minutes from Pearl City.
But I agreed to the heavy traffic . The Developer has to solve this problem. But also have to think, if the place a lot people staying, sure a lot of cars and the traffic will jam.
landed property with price RM400k only can get at Butterworth but the house is more than 15 year onwards.
So, please think. Don’t complain a lot. You want cheap, no traffic jam and also landed property, can get it from Kepala Batas. Malay area and far away.
