Penang state goverment working with PDC to implement eight housing projects

THE state government together with the Penang Development Corporation (PDC) will carry out eight affordable housing projects, said state Housing, Town and Country Planning Committee chairman Jagdeep Singh Deo.

“Three projects will be on the island and five on the mainland.

“The projects will provide nearly 20,000 affordable housing units with the price ranging from RM72,500 to RM400,000.

“The three projects on the island are SP Chelliah (1,900 units), Teluk Kumbar (696 units) and Jelutong (556 units).

“The five projects on the mainland are Kampung Jawa, Butterworth (707 units), Ampang Jajar (1,634 units), off Jalan Berapit (1,000 units), Bukit Juru (800 units) and Batu Kawan (11,800 units),” he said in a press statement yesterday.

Jagdeep Singh said the provision of affordable housing was a paramount consideration and a priority for the state government.

“The statement by (state Umno secretary) Datuk Musa Sheikh Fadzir that affordable housing was not a priority for Penang is unfounded and without basis.

He was responding to a news report quoting Musa as saying that in Penang and Selangor, the young of the middle and low-income classes were unable to purchase homes as property prices had skyrocketed.

Musa had said this after attending the state National Drug Agency’s Hari Raya open house in Penang on Wednesday.

Jagdeep Singh said the commencement of work on the Teluk Kumbar project was scheduled to be end of this year.

“Apart from this, from 2008 until June 2013, planning permission for 11,910 low-cost housing units and 7,776 low medium-cost units have been approved and are in the process of being built by the private sector,” he said.

“The state government has also implemented a policy whereby developers of housing projects will have to allocate at least 5% units costing not more than RM200,000, 15% units not costing more than RM300,000 and 5% units not costing more than RM400,000 for those eligible under this policy,” he added.

He also said the Selection Process Enhancement Committee now sits at least once a week to select applicants for low-cost and low medium-cost units so as to reduce the number of applicants on the waiting list.

    our state goverment very slow in everything, they only work hard one month before election and relax for 4 year plus, , for sure the will launch before next election be patience.

    i heard about SP Chelliah project since before election but today only open for register, on site still nothing. I hope all this 8 project start work in year 2014. No need to show about affordable house by private sector, we need affordable house by state goverment.

    I heard proposed affordable house at Bukit Juru has been postpone coz state more concentrated at Batu Kawan. If this is true, this is a bad news for the residents of Juru Heights coz they need development there to avoid them from isolated area and allow construction of road connecting to Batu Kawan. Sorry for Juru Heights people you can continue to live in an isolated area with foreigners

    I hope they can start work in 2014. People are still waiting for affordable housing projects implemented by State.

    The state gov is currently under a lot of pressure to provide affordable housing, and rightfully so as they have themselves created a situation (or rather problem) whereby more and more gov affordable housing is needed by way of letting greedy developers/landowners monopolize land development on the island.

    As expected, when private developers control land on island, they work in sync with each other (ivory jv tropicana, ivory jv asiagreen, sounds familiar??) to maximize profits (therefore house price climbs faster than income), pricing more people out of property ownership, and adding MORE burden for the gov to provide EVEN MORE affordable housing. It’s a vicious cycle…:)

    Let’s take Bayan Mutiara land sale to Ivory for example, when the state said they needed to raise money to build affordable housing. That’s 100 acres of prime land sold to Ivory at RM240/sqft. And if you look at what they are selling now (Ivory JV Tropicana, Ivory JV AsiaGreen), the price of the condos pretty much reflects a land price of RM600/sqft!!!! Not only has the state (or rather the people of penang since if the land belongs to the state, technically that means it belongs to the people of penang) been short-changed, these condos have caused sub sale price to go up, pricing even more people out of property ownership (especially the young).

    So in short, the state thought they needed RM1 bil to build whatever number of affordable homes, they sold some land (and in the process got short-changed), got the RM 1 bil, but in the end, realized that their action has resulted in the need of double the number of affordable homes….:)..So RM1 bil is no longer enough, hmmm…maybe that’s when they start to trade the land given to them by E&O…:)

    “Buying land in Singapore at current high prices would be “suicidal” given the government’s requirement that new homes must be sold within two years of completion, Chairman Kwek Leng Beng said on Aug. 6.”…..This is another control s’pore gov introduced to reduce room for speculation, and it shows their gov knows what they are aiming for exactly and that they are serious…:)
