    For me, I think I will buy the Carissa Villas left over units…Coz Orange Garden is a bit outskirt for me…Road access is not that convenient…Anyway, overall I would say Orange Garden is still a good residential project.

    need to watch out for the workmanship from this developer. i visited their showhouse in jln song ban kin, bukit martajam, before. workmanship is rather poor.

    Developer hold all good location units and try to sell those common units first. Semi-D all sold out, facing garden all sold out. No DBIS, only S&P and loan agreement fee absorbed. The access road it still ok, 2 minutes from BORR exit. The biggest issue is it is located next to airport runway, might be noisy when TUDM hold training.

    Strange, only appear in this PPT today ? Last month when i visited their sales office and site, already limited units of choice available. They got so many types, dimensions and price list until i also ‘pening’ …….. Design layout and concept quite similar with OV1/OV2.
    Note: Their Jalan Kampung Benggali is near the Sungai Puyu one, not the ‘more famous’ Kampung Benggali near Butterworth town area …….

    Yeah, I would still think Carissa Villas far better than this one! Better in term of location, very convenient, but Carissa Villas now selling almost RM700k. Or, Delink2, although smaller and lower ‘class’ than this one, but overall, simple and nice, only sell at RM580k (but very hard to find in the market now as mostly occupied by owners)

    Do we think “Tunnel project” link btw Gurney drive to Bagam Ajam can be happend?
    recently i see got another project whcih recently anounced “Seri Tanjung Pinang phase two project showing bridges connecting Straits Quay and Gurney Drive to the proposed island”.
    Will above project impact to ” Tunnel project”?

    The tunnel was first introduce by state government to link to an island, so i assume this is the island that connects to the tunnel. I just hope that the road in the island will be wide enough to cater for the traffic.

    Why OG forum so dull even after launching? Anyone out here bought OG. Visited the site today and found that the project almost sold out Now intermediate unit beside pool is selling at Rm 750k….Any buyer here wanna share thought abt this project??

    Almost sold out? This a tactic of Tah Wah. If almost sold out they won’t built a show house. My friend working inside told me more than 50% good units hold by thier boss & waiting water fish to jump in. you can look at Orange villa, until today still got many units for sell.

    In July already launched, it was already almost sold-out, all the good units sold-off.
    So, from past experiences with OV1 and OV2, by now, it’s still almost sold-out but some units may be re-appear already (with higher price).
    Later, there will be some good units may re-appear and available again …..with even higher price. Even if you’re early bird, you may not get lower price with good units.
    Exact location is actually at Sungai Puyu’s Jln Kampung Benggali area.
    Workmanship and design : if like OV2, then ok but if like OV1, then headache loh.

    Quality I am not sure. But salary, material & land are always price up. When everything is price up ppl will try to find a way to sustain their margin. Thus cut cost or cost down project will kick off. So they will looking at cheaper stuff. haha….

    this project open concept ?

    open concept = no privacy = if house rules not tight will make whole taman looks like rojak = house owner will easily feel not happy with their neighbours due to what they’re doing outside their house will ‘ALL OPEN TO NEIGHBOUR EYES’.. :)

    I bought OV1, the design almost the same. Value now is RM670K compared to 2 yrs ago, RM550K. It will be open concept. But iif really show the security cannot safe guard the resident, then only build gate. Else, straightly no gate.

    Ooi, pls dont buy GnG as i foresee you will have hard time with management. Pls go and study the deed of mutual. If one really cannot accept this, pls buy those open/conventional taman. not here GnG. Your are new, we understood. Avoid buy then later quarrel with jiran-jiran.

    Developer won’t build for us even we urge or plead for simple reason that the Open Concept is developer marketing gimmicks to save all those personal gate cost. Well, my humble advice is that among neighbourhood have the rights to have meeting and discuss what suits best for those living there; not the developer. The intention is not purposely don’t follow but what suits best. Many G&G also have personal gate too.

    Palm Villa in Bw dont have ! Only those GnG owner will build gate (with rojak design) which will cause the GnG house loss it beauty. Even worse look than those non GnG. Then again, why we buy GnG ???

    To all future jiran-jiran, we already know it have no fencing, but only GnG, but why still buy here? Why not but those with GnG+Individual Fencing ?
    If they buy Orange Villa and build own fencing, will spoil the value of good looking for the whole GnG. Some this style and some that style, some even build a lousy fencing, they what is the value of buying orange Villa? I hope you all think first before build the fence.
    If insisted to build, surely will create conflict between management / target owner / and those owner who dont agree to build fencing. Aayyiiii

    At BM area, many are cash rich but without the concept of GnG Community. They bought the landed GnG projects, but after got the keys, being told tht cannot renovates the exteriors, all jumping like barbarian and shouts:” lim pek u lui!” ( I’m rich) …. If u expect them to follow such GnG concepts, really tough. Unless u hve a very firm and powerful JMB committees or MC. Otherwise, very tough to handle.

    GnG is Gated and Guarded. You can pressure the developer who manage the 1st year. If developer do thing right, and let developer face the heat. After that, JMB took over will be much easy.

    JMC wouldn’t dismantle anything, later kena sue by house owner. No JMC will do that unless they want to piss off the house owner. All they will do is make a complaint to COB.
    In Palm Villas, macam macam illegal structure ada, it has become ugly.
    JMC must be strict from beginning, or else residents will compliant why who and who can do it, I can’t.

    Go back check your agreement, noone can dismantle the perimeter wall which build inside personal land, the wall is not illegal structure lah. You can check with Tah Wah Group if you not believe.

    If no fencing provided will be a problem for family with small children in their house. They cannot went out to play in their compound anytime worry that accident happen if let them out without parent care about them.

    GnG simply means Gated and Guarded for extra security and privacy. It does not mean no personal gate. When owners have their own personal (individual) gates, it also does not mean treat it like non-GnG. The Open Concept (no personal gate) is developer’s recently marketing gimmicks to save all those personal gate cost. As long as the GnG is well-maintained, safe, clean, harmony, good location and luxury, it will enjoy high price appreciation whether individual-gated or not. Meemee is right, has a good point too. Obviously, no one is stupid.

    I am owner laaa ….. if you don’t believe, pls go and ask their properties Jiran Wangi, or you can ask those reno vendor who are working at OV now. Surely you will know the true. Or you just walk into those vacant unit, observe your self, you will see how back it the quality, leaking & scratch issue. Do argue here, just go and see your self.

    To all OV2 buyer, pls read OV1 forum to understand the Severe Quality problem for OV1. I am showing you all how to file complain to Tribunal Pembeli Rumah !!
    OV1 have defect that cannot be fixed after 10 attempt by developer !!!
    Last resource is to get back your final 5% stack holder fund.

    Also have too many quality complain for purchases. Some even plan to go Tribunal Court due to developer cannot fix the problem (after 10+ attempts)
