Despite I felt sorry for thor’s lost of his family member but I also would like to urge thor or the developer to consider the fact that, many of us are buying property for the first time and buying property is not just matter of few Ringgit but few hundred thousands of Ringgit and therefore, we really hope to get a good quality property as we will be staying in Pegasus for long time.
Maybe you should consider, in the name of your father, please produce a good quality property for us…..please
The staircase step, the overhead beam and some other structure design issues. Please help to improve or change these design.
Also, if you have new project in future…please don’t engage the bad designer and the ugly NGP sales team.
These people will only give you bad reputation only.

I think there are different ppl using other ppl ID to confuse many others and kacau kacau entire scenario nia. I also think developer boss will not be so stupid to post such langsi comments in public forum unless he is a pariah businessman.
Buyers just have to focus on unity to handle them (and relevant authorities) official complaint letters in a group at their office, but seriously, it looks a bit late by now if have not done so yet. Good luck.
I believed some of the purchasers may have called this thor (his real name is Toh or Tor) and I think, he is under pressure due to few reasons
1) This is his first project and he really want to deliver a good quality project, BUT
2) He didn’t realize that the designs are so bad, and never expect such a big negative feedbacks from all the buyers
3) He was so how being mislead by NGP as well as the bad designer
Therefore, thor is stuck in between now.
Honestly speaking, few friends of mine who also purchased this project and called him and complained about the bad designs etc, thor also said this….
” if you don’t want to buy, we will no force you to buy…”
I really hope thor can make a smart decision – change the design and make it great quality for this project and move on with better design and better sales agent in future.

Lets be honest to ourselves, this project is not bad at all but the design really make the entire project look like low class cheap house scheme.
If thor can decide and help to improve or change the overhead beam, I think this project will look super high class!

thor (or Tor or Toh) feels NGP making too much money from this project with little efforts and thor also felt that, NGP sales team trying to ‘filter’ all the comment from the purchasers.

From conversations since 15. I can see 1 guy faking multiple persons. Who ever this guy as buyer. Good luck to all buyer on this project. The developer can do more damage to the project as you can think of (They might cut cost in everyway, cincai do the workmanship job, lower ground to cut cost etc etc). Me as a busybody here just wishing all that the developer or NGP will not do anything bad to this project due to maybe 1 or 2 person continuous attack.
If I am the boss, why need to do this kind of explanation in hiding mode? I can have a press conference and have a sale talk what, can boost up the marketing also beside reputation.
Based on so many -ve comment on this same guy, I guess that he might be the enemy of ngp or developer. you can continue to write what ever as my father is still kicking and alive and my grand parents too. (I will send your regards to them as they are still having vacation overseas)
As a flipper here (I am not developer or sales or pro or enemy of any), I foresee this is a good location (bukit tengah) as iconic city is on the expand and booming.

thor had long meeting with NGP over the last few days and that’s why thor was missing for few days.
Do you think anyone will be so busybody to type long message to attack and protect this project if he has no interests with it?
the developer father really passed away few months ago, and as you can see, thor can even make use of his late father to pretend he is not the developer.
I still have few friends working in NGP and I can’t expose them as i need them to supply more info to me.
One word for thor and NGP : paper can never wrap fire!! You did bad thing and it comes back to you now.
My suggestion to both developer and NGP : just modify the design and upgrade this project!

You can say me busybody with giving so much constructive comments. Indeed, as I know thus far, I have help at least >10 other ppl (include investors, flipper, home user, normal ppl) on constructive advise. Got some pretty well follower as well (I buy what they buy what with no question ask)…
Good luck to this project. Hope that the whole project will not turn into rotten project due to 1 or 2 persons.
Time will tell if later deliver the project, will there be any cutting corners etc . 1 word to developer, please jaga your reputation ( I believe the developer from steel business and get a reward on steel years back) but I think too much competition from steel and the big boss divert the business to development co working with NGP)
I can tell developer that I will take this project as benchmark, and I will share this info among other flipper/investor. When I view at show house, based on material and quality work. I am happy thus far and hope no cutting corners upon completion.

Bumi lot can only be released after the completion of the project and non bumi not allow to purchase the bumi lot prior to that, everyone knows it. Right?
But guess what?? NGP sold some of these bumi lots to some non bumi purchasers already and that’s aganist the law and the non bumi purchasers who bought this bumi lot will be in trouble soon.
See…that’s what happened and you all better check if your unit is bumi unit!

but…NGP sold those bumi lot to non bumi without letting these purchasers know in advance.
when these purchasers found out about it, NGP told them to sign a seperate agreement and will release these bumi lot to the purchasers after the completion and the advertisement process.

if this info provided by insider is true then NGP and the developer can be summoned to court because of this wrong doing.

My understanding : 30% bumi lots must be reserved and can only released after completion (or perhaps after certain stage of construction), not during launching and only after at least 3 times (different days) advertisements in English or B.Malaysia newspapers, etc. That’s why many developers always reserve the best units as bumi lots hoping that no takers and by the time releasing, can sell even more expensive.

Can say that. If you sign spn and it is bumi lot, other will use this and sue the developer / sales / lawyer. But make sure you sign SPA!!!. not the agreement between you and developer/sales on price locking!….
Hard to say…because the purchasers usually don’t look at the S&P in detail. If NGP wants to cheat you, they can do it easily. That’s why you or your friends who purchased the units from NGP, better check again carefully.

You miss my point here. My point is not about who purchases the bumi lot, but the point is, the purchaser must be aware of what they are buying. If they are happy to buy the bumi lot, then so be it. The point here is, NGP sold the bumi lot to non bumi at this stage which is totally wrong from legal perspective.
Besides, imaging if the purchaser (who purchased the bumi lot without aware of it) and would want to let go their unit at this point of time, then they will run into problem.
So, be careful with NGP….or the developer of this project.

I just check with kampung resident this morning, they said it is telco tower which is Umobile company. and those malay resident have know it will install in there since 3 months ago. and they all went to complaint already, but the tower still progress even through they went to complain.i dont know how to call the developer, thor u very close with the developer right, could you help to feedback it? by the way i have call to NGP salesman, they just feedback that they will inform their boss. lawyer side my friend was call up, but lawyer feedback that we only can ask assist from YB Ong Chin Yen or go to complaint in MPSP. but not much we can do if very less people go to complain. It is normal to have surau or mosque @ the project area. It is a must Unless developer want to pay RM>60k on not to build the surau/mosque.

Notice that from unit to unit, there are none road separation on the back yard. If all extend till the edge, safety might be at risk in case of fire! Do hope that developer come out with rules and regulation on can or cannot renovate at the back of the strata housing.
But for some case like air well at master bed room, developer should let us renovate to close that as it will attract all mosquito and insect to the house.
For airwell at the middle of the house, there should be no regulation as it is not external structure.

Air well at middle house, i like it as u know terrace no window no sunlight from both side of the house, this air well can get some sunlight in. Maybe can close the hole with glass to prevent rain come in? Rain get in the air hole will easy dirty + wet.

We can walk into the compound. Guard house is ugly & weird, i dont a guard house that let guard to sit in it. The TNB tiang is ugly. Road is narrow. Will expect only way of roadside parking is outside guard house, like high rise.. Swimming pool is really disappointed. Hope that no more disappointment

Swimming pool super small, they should not build a curve in the middle! It is much smaller than my existing pool (with the so call water park)
I think when the entrance gate swing open to the road, i don’t think 2 car can pass by. So for those family that have > 2 cars, please do not park in front of your HOUSE. else you will block the road.
Regarding the TNB pole, i think most mainland house will have hanging TNB line, so no surprise here.
Notice that somewhere far down the road, there is a bungalow unit there. Wonder is this the tadika??

The drain still connect to nowhere. How to get approval wor?
Developer need to apply VP only can get OC la. VP need bomba approval, TNB, water, etc etc department approval… The process might take 3 to 6 months long.
When taking vp, from this point, we can plan for renovation. Only upon OC, we can move in.
When deliver of key in VP, i think we can check for defects, and we have something like 18 months to complaint for defects. Wall crack la, leaking la, piping la, etc…

They have tar the road, but where is the interlock junction? Seems like all in tar.

The only way to protect our own interests is to compile all our voices / complaints and submit it to the official channel such as MPSP or the local housing authority or the housing developer association etc…Then only the developer will listen to us.

Swimming pool very small -like kolam mandi & not a kolam renang, Design of landscape very simple like don’t have a budget. Grass also use the cheaper grass.
Outside the gated – illegal food stall, besi buruk outside still operate, complain to sellers- they said outside gated is not their responsibility. Disappointed with this developer, i will never invest in this developer again.
When u set the price to sales, mean u already calculate yr margin into. Don’t cut the budget when you want more higher margin.

1) missing bathroom shower handles
2) missing toilet roll holder
3) missing kitchen sink
4) On the air well floor. they just leave the land with mud? No cement floor
5) Some hollow tiles
6) How come no water host in car posh?
7) No power point in maid room?
8) the washing machine area no power point? How to do laundry? That small area cannot even put a washing machine
9) 1 strange rubber pipe in one of the toilet ceiling
10) anyone notice there is a metal rod in master room toilet? what is that?

I got really frustrated after see my completed house and surroundings. What in the catalogue and in real not accurate and did anyone noticed the Indah Water pool there which not in the previous / actual plan / catalogue, mostly door locks & gate doors & even tiles rusty, no power points at important areas, no sink provided, children water park area is a big lie, too small, grasses like in low cost housing area and most importantly the main road whereby we have to use to enter this so called “Taman Sri Pengkalan” name given by the honorable MPSP will not be repaired by the developer as they said the condition of the road due to lorry & trailers in & out and they’re not responsible for it, so we have to use a entrance like in rubber & oil pump estates in 80’s….

Bro. This is landed property. Those things u mention usually happen on high rise, coz banks see high rise as high risk, high dense & bank valuation cant meet the asking price
My agent friend told me if they really wana help u to sell house, they will play with psychology. Ask for buyer budget & bring them to see the other older house with similar price & later bring them to see ur house, new vp project. Most buyers tend to love new house
