frankly, not advisable to buy facing airport view unless you want to wake up early 6am daily.
the 1300sqft units are better. but prices are dropping drastically die to the launching of amarene next door and also solaris subsale plenty now.

I am very fed up with the Tree Sparina becoming African nations, full of vice activities going around Sparina, gambling,drugs, conman dent, pimp all you name it, you can get it here. and also mat rempit renting unit but shared with 10 over ppl, look at the pool every day full of the people wearing all fully covered dress swimming as of their house shower room. if no money to buy the swimming costume, just bath inside your own unit.
Indo, Bangla is the next wave to renting units here, but still African is the most. There have Big Birdies to shove, watch out ladies.
Can the JMB stop all this non-sense ppl renting unit here ?

I am a tenant and i also want to know please @ HK Tan. When do you observe such conditions in the pool? Can specify the timing/days? I do use the pool often but not once i encountered such activity as you mentioned. I am also looking forward into buying a unit here due to its location and acceptable facilities.

I am someone that is currently looking to get a unit for my own stay (3 person family) and Tree Sparina is one of the project we shortlisted. I went for unit viewing last week for Tree Sparina and found some gaps between what was being posted and how the actual unit looks like. Need help/advice from owners and tenants here as the agent cannot answered some of my questions on the 1100 sq ft unit. Thank you in advance
1) The unit in the ad listed as 1130 sq ft. However, when I went in, I found out that the unit doesn’t feel 1130 sq ft ish. Is it because due to the 2nd living room/reading room that has no doors? The view is certainly nice though
2) The 2 non-master bedrooms we found it hard to put in even a cupboard, a single bed and a table/chair set. Do you have any design you can recommend to make the room feel bigger yet can put in all the necessary furniture?
3) As the sink for the ensuite master bathrooms is outside the bathroom, any idea how we can prevent the water from damaging the tiles in the long run? I know wet floor is inevitable.
4) How is the noise in the morning? Are the aeroplane takeoff noise very obvious?
5) Any recommendation which tower is better for long term stay?

is it airport view? if so, you have to be aware of the mosque prayer every morning 6 am and more often 30 days daily during puasa month. not only that, the rempits a lot near the padang just next to tree sparina always rev their motorbike. visit more often and you will know.
Did you notice bad maintenance? visited the pool? pump not working and pool floor all dirty. Outsider just come in as friend, use pool and gym and go out . No control. Got car always bring in 5 ppl all go use gym so residents no place already to use.
Nothing much can do unless management changed and have a working responsible jmb chairman. Until then, have to live with such lousy condition.
After 10pm, african party with a lot of african chicks walking around common hall area.
And every morning and evening, got one speeding indian/mamak aunty (black ford ranger) will speed and tailgate you inside the compound. Her maids living inside this condo and she come fetch. (maid agency) Even walk also she can almost hit you.
Solaria is better to avoid the rempit, speeding aunty and mosque.

Thanks Chin. Ok management definitely a problem if that is the case. However, maybe it was wrong timing, I don’t see anyone in gym and took a close look at the pool. I supposed there will be people exploiting the homestay thing too. I heard about the Africans staying in there. Are they causing troubles like drunkenness or make loud noises?
My previous residence also have such maid agencies placing their employees in condo too. It was so bad until one unit can house more than 20 people. Management cannot do anything until they limit the access number per unit. Needless to say, there are nasty people went to yell at management for their own interest.

I must oppose to Chin’s comments.
1) You can’t find any other condos that have wide, spacious and airy corridors as Tree Sparina. Solaria has narrow corridors.
2) Every unit gets vitamin D, cool breeze and nice view looking at 2nd bridge, airport, Setia residences, Bukit Gedong/Spice.
3) There’s no other near tall buildings to block views and breeze at Tree Sparina.
4) Tress Sparina comes with 2 types: bungalow and semi-D. Solaria is terrace-like sharing walls on both sides.
5) Total Residential Title, no noisy cum busy road due to shop lots like Solaria, Summerskye, Amarene etc.
6) Minimal sound effects from the airport runway.
7) Ample visitor carparks for relatives or friends visit.
I love staying at Tree Sparina due to its lush greeneries, breezes and spacious.
There will always be people with bad or selfish attitudes in all condo livings. It’s a matter of teamwork and unselfish acts that will make the living place a better one. OM

Traffic jam only happen on peak hours. Tree Sparina is an Africa negro heaven,they like to make noise & cari pasal. At night the mak rempit racing bike make noise until midnight. People stay relau are because property here more “affordable” compare to other location, the price are dropping at this area. Relau is too congested, your balcony view are full of high rise building. Once golden triangle 2 and imperial grande complete will be more jialat. Enjoy everyday jam in Relau.

Relau also have high ent condos – Iconic Sky, Setia Pinnacle, Sierra East, Skycube, Garden Ville, Setia Sky Vista, Zan Pavillion, Golden Triangle 2, SenZ, Ideal (OI,IR,IG), etc. Airport area also have low cost flats near Setia area, The Clovers place, many affordable projects surrounded, MALAY residents, gangster & Mat Rempit already conquer this area, no value make the price drop. In front of Tree Sparina is a big Malay flats & kampong. Balcony view is depend on what facing/direction u choose, another 5 years airport area also congest like hell due to a lot of future projects & affordable house coming soon. Loading problem. very far to send items. the worst is block B as there is no l0bby for block B. Need to carry or push your things all the way from car park or roadside(if lorry). So now price drop drop low. And got better condos surrounding like Solaria and Summerskye with food accessibility.
And got new kilang (light industries) just launch opposite Tree Sparina. (Between mosque and Heng EE school). So some owner fast fast selling off even at cheaper price.

Since the current JMB has taken over from the developer management since last year, foreigners, airbnbs, cleanliness, parking/traffic, etc have improved by leaps and bounds. Pls. don’t judge and keep on harping from old stories and make negative comments only. In another 5 years or so, Tree Sparina will be the gem amongst all other commercial condo. Peace….

Very bad condo, i do admit this condo looks good from outside, went there few times to visit my col. Feel free to visit there for those who wish to purchase/rent there. You definitely will know the outcome by looking at those local and family bought for own stay vs foreigner/factory worker. Their face expression will tell you everything.
This condo was my 1st target to buy. Wondering why this condo one of the cheapest compared to others. After visited the place and went through all the comments now i know why. The residents itself make it even worse besides mat rempit and african’s issue. So bitter. Feel so ‘atas’. Ah beng park at visitor parking also got issue. Lol. Good luck lah!

Tree Sparina was initially a hot buy but demand drops a lot due to sumersky and solaria. if u r a buyer, better go for the latter 2. new and got shoplots for ease. Tress Sparina bathroom a lot of leaking too

Some defects sure have in every development but the good thing is the prob is fixed by management and developer. I’ve been staying since day 1 and love this condo very much.
You can hardly see new condo with full residential title from now on. I still prefer no shoplots under my condo due to noise pollution and messy road-obstructing parking by irresponsible patrons.

Hi Irene, i have the same question, went to check at management office and found out it still haven’t gotten individual strata title even after 6 years.
I’ve read the comments in this chat and have checked all surrounding condos within the area. I still think Tree Sparina has the best in layout design, spacious corridor, no dark corners, well maintained despite into 6 years since CCC and it’s also a condo without shoplots. Maybe all those bad comments are out of spite after all.

The Zen& Zen6 is best development in Southern part of Penang so far. The location is near to Queensbay as one of prime location with superb seaview. The future appreciation is really positive. It’s better go for Queensbay area.
