Triple storey terrace RM1.7 mil now! When is the launch?
For now, people may think 1.7 mil overprice, 1 year later, when people accept and get use this price, people may think 1.7 mil is normal price for terrace again. When developer come put with new launch price 2mil 1 year later for terrace…. people will start complaining that is overprice. So is just about taking time for people to accept the new pricing………
900K for terrace is crazy price back in two years ago but how about now????????

Don’t know why they are selling such a cheapo price. Scare no demand? 3 storey for just 1.7million, 3rd world country price.
This price, depends on size. If large then can consider. Finishing? I heard got lift inside. Not sure if this is the one. Maintenance how much. I check the website, developer different. www.vilaris.com.my I got this when I googled this name because the above link don’t show.

Just got the details……min price RM1.7 mil….. lot size 24×80….. building size….24×50…..porch 25 ft….. back 5 ft land……not sure if there is DIBS or if the developer will absorb the MOT….launch in June 2013…..not expensive considering Ghee Hiang Garden triple storey terrace pahse 2 (27 Green Terraces Phase 2) will be hitting RM2.0 mil…..

Grace… they are not crazy…. they know that landed will be very rare in the near future (in 5 to 10 years time)….. so grab now before it is too late…. remember… not crazy… but savvy

Next generation will rent …. unless they have very good jobs, rich parents or marry into rich families….. the last is the worst as the rich family members will look down on you and your side of the family…… life will be living hell

This is one of the worst landed development in Penang.
Nobody want to stay.
Even Quaywest dual key private lift or duplex very much better & strategy location than this landed where you go in with nothing to view and see the wall only. It’s not happening place.

This landed project has the worst & alike ghost landed house.
Some unit even lelong & so this is rich people acting. Location spoke everything. Those landed basically just for invest & no value ended lelong as low demand.
Quaywest/Zen6 appreciation gradually growing due to perfect location. That’s true. These projects are not perfect but at least very much better than surrounding project.
Speaking of Queens residence? Is that a wrong fact? The security system really the worst around this area for this condo. That’s fact & no shy. Look at how Quaywest & Putra marine control. Obviously class & good in security access control.

This landed project lelong alot if you checked in lelong webpage. Occupied rate rather low.
Queens waterfront needless to mention.
You can go and see how’s security and accessibility control take place. It’s not a luxury condo concept of security system in place if you compare to Putra Marine/Quaywest. Totally 2 different level. If a basic of security access control also couldn’t fix then this is not a good condo.
When you buy a property, what is the very first thing you look out for? Location, location and location. This development although is not bad but it’s located in a not so good area. Bayan mutiara and queensbay on the other hand is in a strategic location, near the bridge, near bayan lepas workplace, has queensbay mall, seaview/ jerejak island view, park connection to light collection, direct access to Georgetown and airport, no need to pusing here and pusing there, near cheap eateries at lip sin, direct to ayer itam with the new highway.

I’m a landed banglo owner. But this is not a strategic location & it’s depend on individual preference.
I prefer Tanjung Bunga/Straits quay by E&O gated for Banglo/Semi D.
I will prefer Queens residence Q2 for seaview luxury condo in Southern part of Penang. Because Q2 seen to be more privacy which fully separate from commercial & extract seafront.
Quaywest is considerable for dulplex unit.
The Zen/Zen6 are not a luxury condo type as high dense equally like affordable house.

Viewed one of the terrace at Seri Tanjung Pinang, location & environment is good, but I don’t like the layout. Maybe have to wait for new landed project launching at Andaman Island.
Asia Green project definitely not my choice, many complaints about the workmanship of their project & neighbors (attitudes of Asia Green macai on internet).. & I’m looking for landed project but these macai keep promote their condo project? Funny XD
The Zen & Quaywest is the best in Asia and some say Indonesia
