    2000sf is just kidding with Mr.Bison, yeah, Boon Siew Group is very “kam cheng” group, they always overprice to let their internal “water fish” to book just like Raffles Tower with low cost flat design in kampung location but selling at 1 million!

    Beware of students renting units, you will have sleepless night almost everyday. Usually students sleep at morning and hyper active during night, 10pm till 4am god bless the neigbourhood

    Do you think TARC student able to rent such high-end condo? How much you plan to rent with minimum 749K condo? If 10% downpayment with 40 years of installment, monthly you have to pay around 3K + maintenance-fee let say 500, do you think TARCIAN able to pay 3.5K for a condo? If so, how many person you think they might share? 15? 20? If 15-20 person want to rent your condo, you still willing to rent them? Think twice before you invest for rent!!!

    The students will surely rent….. either desperate owners will lower the rent or the students will find more of their friends to share…. either way… nightmare for families staying with them…. just visit any university or college hostels and you will know……activity up to wee hours of morning… some dun even sleep at night (they sleep during the day….)…..the noise….good luck…

    Please remember that this high end condo has house rules since it is a high end condo that comes with facilities. Number 1 i doubt students will have that kind of budget of RM3500 a month. Secondly TAR college are building more accommodations beside it in the near future. thirdly, people who can afford to buy a condo like this won’t be desperate enough to rent it out to students.

    Not to mention, there are many houses around that area that are going below RM2000 a month. They would prefer renting those kind of houses.

    Most prop close to college swamped by college kids will not fetch good capital appreciation. However it will be compensated with ability to rent out rather quickly as college kids come and go each new academic year with new intake. Genuine owner for own stay will be annoyed by these kids late night activities; party, late night study group, trashing of common facilities, etc. I’d personally stay away from these area. You can just drive by the first phase of 3 storey terrace. Many were turned into student hostels. Once mira is avail these kids will move into Mira with the facility available for their usage and mates.

    If those TAR college kids can afford to rent Mira, they would not study at TAR college at the first place. To my knowledge, TAR is a public , government subsided college.

    If 3R assumption is right, then the other landed property around there would be easier to rent out. Permai Gardens etc have bigger size. (Note ; Mira condo sizes are relatively small; 1350 sf – 1600 sf except the duplex). If TAR students can afford the property there, (I’m not saying they can’t), I think they would rather go for the bigger landed property or even the water villa!! (ok… I’m being sarcastic the last part about the water villa at Permai Gardens).

    Just my 2 cent.

    No, no one knows how much because the developer has no integrity at all when it comes to pricing. They would give discounts of up to 30% to their “associates” while selling to “non-associates” at significantly higher than prevailing market price. Not many people are interested in buying from this developer anymore.

    It seems this type of unethical business practice is in their genes, and that’s how they lost their sole distributorship for honda cars. They asked honda jap to reduce the price to them, while they increase their price to consumers. That’s why honda cars were doing very badly in malaysia market at one time with bad pricing and service. Honda jap got furious, took back the sole dealership, reorganize pricing and mfg process, and now Honda is top in Msia.

    Oh dear… I didn’t know they are such. I thought they are reputable …err… “Once upon a time the richest man in Penang”…. If what you claimed is true, I guess the third generations of the family really got greedy that they use such unethical business tactics..

    Can any of the victims here voice out in this forum more? Make this platform active so people out there know about their such unethical business practice. Does anyone of you have evidence? Maybe people should report this type of unscrupulous developer to the authority.

    Nothing to lose to file this complaint. Perhaps can also report the Consumerism Ministry , Housing board etc…. Any lawyers here who know who we should file this complain. Afterall… in today’s paper someone just got charge under Anti-Profiteering Act for selling lady fingers at high price. :) This is Malaysia. Apa pun boleh…

    No harm .. nothing to lose to file complain to those appropriate agency. Or even to your local representative. Their stake is higher. Voice out more in social media… Let other people aware.

    Actually it is sad to see how this conglomerate of Penang cant achieve respect even from Penangnites … That’s why people are more interested in IJM and E&O.. whom i hear they “believe in” the developer.

    None of the properties that BSG built so far … even though priced at above 1 million… has that 1 million look. Look at Harmony Residence. A complete utter joke. The design look is so tacky. As if a 60 years old cina farmer that got suddenly rich that will build. Tasteless… Raffles Tower which almost completion also look like any other flat at Relau…. (I checked Raffles tower forum… thats what other people said too). I pity those that paid 1 million for that property in Gelugor. I dont mind to pay 1 million or more if the design is stylist and look expensive.
    Honestly they should hire a better architect n don’t be so kiam siap and give cheap material.
    The only nice property that they built so far is Permai Gardens. This i have to give credit to them. Its beautiful. The rest look like…..

    I hear lots of students interested to rent when completed. They rent 3 bedroom and 10 of them share..good value for them but terrible for neighbours..students dont sleep in night…watch many loud movies and party party party…cant stop it if live next door…yeiks!!!!

    Go to Raffles Tower at Gelugor and see for yourself. Make your own judgment.

    What I hope is they spend more on landscaping. So pathetic when i look at the “trees”/plants they buy. Very bare. Very…. stingy developer. So far the only developer that’s reputable to build classy looking condo is E&O (they spend a lot on landscaping). Next … not that i’m a big fan but there are not many other developer that can build classy looking condo; would be IJM.

    Of course YTL Shorefront is another level (another kind of pricing). Just want to make fair comparison.

    E&O developer is still one of the best as they provide quality finishes with excellent workmanship.Just move around Straits Quay and you will be convinced what you see.Their project launched last year the Tamarind is almost sold out despite such difficult times.

    You guys are right. BSG is one of the most inconsiderate developer in Penang. No doubt they are one of the most cash rich conglomerate in Penang. But one that’s unethical , arrogant and have bad reputation.

    Their “cronies” or so called “friends” already start dumping the property they bought at much cheaper price at Mudah.com . A look at Raffel Tower will tell you their property won’t be like IJM, ENO, HUNZA. Honestly, the young turks that inherit the company easily from their grandfather should improve on their image and brand. But then, do they really care? The families are sitting on goldmine past down by grandfather. I don’t think they care about legacy, good reputation or good brand or anything. They are already so filthy rich.

    This is terrible, the price i purchased is even higher than the price listed in MUDAH now.

    It is also below market price now, i called BSG and they mentioned the price is 1000psf now.

    Went to the site during Raya.
    Looks nice. Almost complete.
    They even started planting palm i think. Saw from below.
    However not trees as shown in pictures or websites.
    Agree with comments here, landscape architect is very important.
    The more green they invest, the nicer the place will look. With that price >1mil + they should give better landscaping.
    If end product like shown in pictures with lots of trees , think will be a great condo.

    The exposed staircase in block A facing tar college needed to cover just like the front facade which was shielded and covered by glass panel. If leave uncovered as it is, it will flood as hell when rains.

    Overall furnished (corridor, lobby, landscape, lift) not as gud as raffel tower which really disappoint me. Even the unit room door only paint furnish unlike raffel tower come with laminated furnish.
