Some time the comment must be make sense. Thet Setia Triangle land is not big, how to get Jusco, Tesco, Giant and Parkson to come over there? Bullshit like Bayan Baru Elite Height? Keep saying Jusco is coming to attract buyers? From beginning already not make sense, but still people believe it.

McD drive thru is a good start for Setia Triangle compared to many similar projects with shoplots below.

Come on, this is not because the residents here want McD badly, but just a stepping stone to attract more restaurants/ shops, and provide the conveniences in this area. After visited All Seasons Park and Taman Kheng Tian in the pass 2 weeks, I am sure many ppl in Sg Ara wish for the similar restaurant/ shops in this area. Indirectly, also boost up the property price in this area for those speculators/ investors.
I believe this SPS project can do better than Taman Kheng Tian, although not really can meet All Seasons Park level.
That info provided is a little misleading. From what I understand because this is under a commercial title, you can only get a loan up to 85%. Meaning you have to come up with 15%. Because the developer is offering a rebate of 5%, that means you still have to pay 10%. 5% upfront and the other 5% can be done via interest free installments.
Anyways you guys think its a good buy? Im considering eh. But dont know if that area is good for commercial purposes.

Which one and size did u book? Did u opt for the 5% installment plan? Which floor u reckon is good? Higher ones or lower?
I went to SPS roadshow at Gurney, from what I understand the first 2 floors taken up by McD. 3rd, 4th and 5th floor will be sold individually. Then from 6th to 13th floor it will be the small office from 700sf-1200sf. Another thing that attracts me is that, there is a gym at the top floor and also meeting rooms.

From the layout. I think unit 5 and unit 6 is good but then again all units are facing the main road and Persiaran Kelicap.

Yeah you are spot one. That was pretty much what I was trying to convey. How was the reception thus far when you went? Still many units available? It was 30% sold when I went last week. Are you thinking of getting one?

You can pay another 5% through Maybank credit card tith 36months installment with zero interest. Wish to have more bank to compare the rate. With the expansion of the road upgrade at costal highway and Ideal project in sungai ara, we need office suites to support the need of residents such as Agency, Tuition center…… Any thought.

I am quite unsure about this one really. It can Turn out really good or just plain bad. Cause too many new development around. With new upcoming new project, “hot spots” tend to move rather frequently, then demand would drop. So its rather tricky! But with McD there for a start, might be alright?
I think Sg Ara is the focus area now becoz the land is still relatively cheap, and location is close enough to FIZ. The next “wave” I believe will be Teluk Kumbar area, but most likely we are talking about > year 2020.
If without Ideal Vision Park where there will be 550000sqf commercial space (per newspaper), I believe the Tri-suite will have a much better chance to be successful. Now, it seems uncertain unless IVP totally screws things up, building a “cheap mall” like D’piazza. In additional to McD, it would be good if there are shops like Sunshine Express (like the one in Lip Sin) or Tesco Express – always good to have shops nearby than travelling a few km

Was just reading an article, a fong shui master was mentioning that Tri Angle fong shui is very good…Maybe that is why most of the commercial units are sold out…
Tri Suite concept is very good as many people nowadays do not need big space for their office. Example, insurance office where most of the agents are out most of the time or even legal office.
With a mixture or commercial and office suites with surrounding residential, overall I think Tri Angle is a really good project.

I was told that the first batch of SPA will be sign next month.
I think the price will increased after the signing of SPA for the first batch of purchasers.
Out of 72 office suites, I think they are left with around 20 units for sale.

As I saw the list on 12/12/14, out of 76 units, 30% for Bumi reserved (23units), 30 units unsold, only 23 units Sold. Now still selling old price before 31st/Dec/2014 with 5%+3% rebate.
