The Uda project is for Malay only. The land belongs to Jabatan Agama Islam & UDA is helping to develop the land. Only Malays can buy.
Last time I called, developer said DEC will obtain OC, any 1 call and ask? hope can move in before CNY.
Did you all recently receive the copy of letter from developer to banker for released of final payment? i think that’s the last stage of payment which only released after oc has been obtained? Hopefully can hand over the keys to us in few weeks times.
Last week i called, now pending tnb deposit form. Once get will distribute the key. Maybe in 1 -2 weeks times.

guys, i heard the developer not going to upgrade the entrance of guard house. They are going to get their last payment from bank now.
We have to complaint to each our lawyer for this problem.
yo guard house really lousy everything is perfect the guard house immediately downgrade the outlooks….. poor developer…..
How counld the developer do this to us? The main entrance is the first impression when ppl visit the project and upgrading not to say cost them a lot. I only can say the developer if not upgrade cos they dono how to impress other for their image

dear owner, I just visited at night, can see inside from guardhouse, so much lights and tree inside look nice but the entrance no any light really wtf, even the guard also said everything perfect and look nice but the entrance y so simple, and he said many owner complain about entrance, he also ask us complain together.

I have complaint to the Manager. I am going to meet a lawyer for advice. We can force them to do the guard house and entrance. Everybody must voice up.

Hi, if i am not mistaken the maintance was supposed to be free for a year? I do agree that the guard hse and entrance looks bad. Any feedback how could we enforce them to do something about it?
To Mr.Lim, I didn’t know it whether giving the key batch by batch or what. You may direct call to the sales person for more information.
To all, it is procedure to get additional 4 months of maintenance fees. It will help our committee to get advance fund for future usage.(please note, not easy to ask payment from those not coming after collecting the key especially those investor and not for staying)
Regarding the one year free maintenance fees whether it is entitled to everyone or not, we have to refer to sales person with your S&P.
Dear all owners, don’t take the maintenance amount as priority. You have to know the money will be used on facilities. We can reduce it later when we take over the management as committee members. If got extra for now, it will be our fund for better facilities. We can discuss this later.
The more important for right now is we have to voice up the lousy guard house and entrance, see when Kar City will do it. Else, this will be our problem later. And we have to use money to do the guard house and entrance for better view. This will be more burden for compare to maintenance fees. Second, get your house key quickly and check the condition of the house. Get them to rework and repair if any problem inside your house. This will cost you more after the claim period.
Dear all, we will have accountant, engineer, costing, variety experts as our K-residence owner. Right?
First & foremost, we need to know K-residence is low density condominium. The expenses of facilities are more and less same to any other condominium but quantities of units are less. It is be higher of maintenance fees. Please mind, I am not on developer side and I am also K-residence buyer and will move in stay soon.
What i want to say here is we cannot change the maintenance fees what set initially as it is by ratio unit of houses and standard expenses.
We can look in detail later when we take over the management from developer. We can play around the security guards, lighting, cleaner, electricity of water pump for swimming pool and so on since we will have different experts here. Please take note, committee not easy to do. I went through before and current still doing for my residential.
Everyone want these and that, better quality, but when come to payment. Will have different sound.
This is my point of view.

Dear Singh, A month? If not mistaken, it will be 3 months. Of course, they asked to submit earlier because developer also need time to review your defects and contractors also need time to rework. We can submit several defects complaint to them. You may tell the person in-charge, TNB and PBA application, approval and installation also need 1-2weeks times. It is ridiculous. He might not given clear explaination.
I spoke to Mr Yau regarding this. I was shocked as well when he told me we have only one month. Will confirm again when taking the keys. thanks Jack

Rye, they never told me when the due date for submit the defects form.
In fact, they still pending the PBA application letter which need to issue to us.
Furthermore, all the standard facilities not yet ready such as security access system, the lobby security control system. With all these, actually they not allow to set the date for us.

Purchaser, at first the developer should give you a call or send you an official letter for key collection. Then, you may call them for this question. Actually the condominium not ready for stay yet. Even the road, not any signal whether it is entry or exit..
You all don’t have to worry about defects submission due date, 1 month or 3 months. It is mainly their administrative procedure, no legal basis based on SPA.
Just try to submit defects list within 1 month if asked to do so, even without water or electricity connection yet. Thereafter, if you find anything new or bad or missing or missed out in 2nd month, 3rd month, so forth, just submit to them new forms, they have to rectify it because the defects warranty period per SPA is 24 months !
If not, complain them.
Also, per SPA, they have to rectify, repair the defects within 1 month also per SPA. If not, you have the right to engage the own contractor to repair it and then bill them or advise lawyer on hold the final release of 2.5% at 8th month and another 2.5% at 24th month.
Btw, developer only give 2week for the defect submission. Any one’s parcel face any defect so far?
really 2 weeks? They did not mentioned about the timeframe to me.. just telling submit before we start doing renovation work..and since there r number of units they advise us to submit asap if possible..

I just managed to applied the TNB and PBA yesterday. 2-3days will come to fix the meter. I only will go to check this weekend.
To all K-residence owners, please take note when you visit your unit.(I found it from my corner unit, it should have for all units) It is safety issue, when you walk out to your balcony. You may see the Brown Color frame behind the space for air-cond compressors. Please be careful on that frame, don’t near to it especially children please stand away. The horizontal frame can be easily removed by finger press. You may fall down. Please take note. We should mention in your defects list. The developer should rework it by weld the edge of every single rows of frame.

Lim, yes. Must be one of the name in the unit. You need to sign a form which printed by them. Your photocopy IC and S&P(1st page, 2nd last page and last page) for support you are the valid owner of the unit house. Of course, don’t forget the letter and application TNB and PBA to bring along. hi all, do you guys noticed in the s&p it stated that the main entrance door is timber decorative door while the other rooms’ door are timber flush door…but seems like they had given timber flush door for all, including the main entrance door too, it is plain without any decorations on it. maybe i found picky but then they should have given whatever signed in the agreement tho.
