Living on mainland will never be the same as on Island…. it is only recently that people have no choice but to move over due to affordability issues…… If given half a chance they would rather choose to live on the island rather than face the horrific jam on the bridge twice daily….. especially on Mondays and Fridays or every time it rains or when there is a road mishap…. bottom line….. try to avoid mainland as much as you can…. avoid it like the plague
few month ago, i contact to developer, selling price will definitely around 700k and above.
it depend on mainland which area, at raja uda area for sure is very comfortable to live and without traffic jam.we can find almost everthing here..n yet coming soon big hypermarket and many new shop lots will open here. btw, nowsaday island traffic become very messy and jammed during working hour or holiday season..so sometime also feel frustrated when driving in penang island even im not living at island. i got buy 1 new properties few year ago but sell it few month ago due to buy another property nearby.the return is around 80% higher then purchase price. and the response is overwhelming.
Around that area, the exact location is behind the new buddha temple (or what temple that currently in progress to build). Another side is the Bagan Lallang light industries area or shoplot. It quite near to those famous tycoon bangalow houses…
walao! some so called “PG Island Guy” got fired till no way stand at “TAMAN GEMILANG PERMAI” and run her to criticise “Mainland Property” again….
Really pity got such “sua pa kao” still thought that “his island” traffic is good….really no eyes see those “old monkey”.
Sometimes, really pity those Island guys…..ask them to come over to BW/BM…they’ll get lost. Pls lar….the world so big, pls. open up your brainless eyes and look at the big big world….still behave like a little boy….Pls. don’t tell other states’ people that you’re PENANG kia…..
I like this PG Guy comment. I hope he can really persuade all the people to stay in island. so house price in mainland is controlled. no traffic jam too. all flock to island… go go go… then i can stay in my big bangalow, big big garden, with many car parks…

Having lived on both island and mainland myself, I’d say there are actually pros and cons no matter where.
Island : Pros – much cleaner environment, less likely to live next door to gangsters (news of people getting shot at point blank in raja uda coffee shop is not uncommon), less snatch thefts.
Cons – property too pricey.
Mainland : Pros – cheaper properties.
Cons – very dirty coffee shops, not much “lifestyle”, you get funky smell if you live near light industrial area, RMAF fighter jets very noisy.
Mainland properties are definitely not for investment as you can’t sell it to foreigners nor can you rent it to foreigners (except the banglas and indos).

Why recently so many developers in butterworth only developing high cost/luxury properties at good place? Do any one have suggestion to good and affordable properties (rm400k~rm500k) at mainland? i prefer near to bridge, due to working in pg island.

reason being the land prices surge like nobody’s business…..from RM60-100/sq ft now a day. Therefore, the developers haf no choice tht to go for high value projects, to cover the land price. Tht’s the reason why Island’s property, especially landed property worth over millions.

Interesting project.
Unfortunately, this location is at the path where the RMAF planes do their landing/take off. Open Google maps and take a straight line from the runway towards the south and you’ll see which area in Butterworth might have noise issues.
But if you can ignore that sore point, the location is quite good IMHO… very near to Appollo wet market to get fresh vege/meat/fish… very near to all the great food… good schools nearby (Chung Ling & Kwang Hwa namely).
The Mandarin Quarters is now having subsale price of almost 700k… damn.. to think that their cheapest unit was only RM399k during launching…

Kampung house in Kelantan or Kedah all are very big, got private garden, river, etc. Go there and start your family. Penang Mainland also very crowded already, high rise are everywhere, not suit to you.

Yes, mainland traffic easily get lost due to not properly built and organized. Mainland is mainland, mainland is always ‘assumed’ not developed Penang while Penang Island is seems for those rich. Easy question, if you’re a developer, will you build multi-million dollar super luxury condo on mainland? You will not, as the area not that nice and convenient, NOT a preference at all. Sorry to say that but it is true situation since Francis Light land on Penang Island and claimed some land from Kedah as Mainland and be part of Penang.
It is same like New York City, you only know Manhattan; but don’t know about Long Island, Brooklyn, Staten Island….etc. When think about Penang, it is a nice island, mainland is just for residence and small small factories.

Raja Uda area is just like “Perak Road” in Penang.

I grew up in Raja Uda. 30 years ago, I used to have gangsters running pass the small alley beside my house holding parangs on their way for a “showdown”. Of course, they don’t disturb people for no reason, so they did not bother my family on their way to the gangfight. Nowadays, as I mentioned in my previous comment, people getting shot at point blank while having coffee at a coffee shop middle of the night is still not uncommon. Sometimes innocent bystander gets hit, so just make sure you don’t stay out too late.
The food in the area is not fantastic, although all within easy reach. If you insist on doing a comparison between the hokkien mee & laksa of mainland and island, surely you get much better tasting food on island. But then again, shitty food is acquired taste. After a while, you’ll start to call the least shitty one as the best food in town:)
I have to admit you get some really nice chinese schools within close proximity, but beware, if your kids aren’t bright enough to get into chung ling, that’s it! It’s a make or break situation. It’s either very good (chung Ling) or very bad (the others). You’d have to worry about the bad influence of neighbourhood internet casinos, football bettings, gangsterism etc.
Oh, by the way, do not be surprised to see your residential neighbour turning into a “temporary temple” for the night because the resident there just happened to be the “urn master” for a specific chinese god, therefore they are having a “spiritual possession” session on a weekly basis….:))) Don’t bother to call the police to stop the spiritual party after 12 midnight, as it is considered to be too racially sensitive to interrupt by the police.
Having said all that, you could still find raja uda a nice place to stay as the property is at least half of what you have to pay on island, and imagine the convenience you’d have when you want to seek help from the divine spirit……Cheers!
Do u know TEXAS? Las Vegas? Dubai? Those were desert land n now is more popular than NY in term of Growth Opportunity n potential. What can u do to improve the traffic of Island? But, u can plan a new one at mainland. I.e. bt kawan area.
i almost ended buying MQ. after visiting the site 2 years ago… . Wow ….. it was just too small…. and i told myself , no way i am going to be the “water fish”

I do agree as what you said because i also grew up near Raja Uda area. Just to add on some comment. As condition at Raja Uda now i think is happen everywhere. Likes Gangster, betting,
gambling, football betting.
People will getting shot due to some reason. we can’t deny raja uda have gangster, but if u think from another way, gangster from other area don’t dare to enter this area like Mat Rempit and etc.. perhaps they will “take care” and make sure peaceful of raja uda. Nowsaday, many of them already retire and some even they cooperate with polis. Furthermore, u will notice many youngster from 20-30 years ago now become professional and many of them working at big cooperate company,hospital and yet they live happily at here..
Regarding food, recently i found some food stall at pg island mentioned: “Raja Uda Tom Yam” ..wow yes it can tell u Tom Yam become popular in Pg and oso from other state like kedah, perak or even KL.many of my friends from far away like to travel here just to enjoy tomyam. others food like steam bot, Thai Food, koay teow soup also famous in this area no matter we like anot.
You can see almost full house everyday.
so in fact, it depend on how you see it from different perspective. in generally, i can say mainland is good place to live, at least u can get harmony and balance life style over here.

Haha… Having to stay at Bagan Lalang for the last 38years… i cannot agree more with your comments… especially on your last point – “temporary temple”… In fact i’m one of the victims where the “so called temple” just suddenly pop-up in the middle of neighbourhood. Actually i would rather consider it a private member club than a temple la… Day n nite their members will flock in for mahjong and other type gambling… running almost 24/7… haha… On and off they will organize karaoke or even big concert… where you will get free massaging chair in your house sponsored by their big loud bass speakers… and also free “adult” song and conversation from the overexpose showgals…

Just receive call from developer, The price for typical unit from RM850k. Built up 2900sq.m. With guard house & no facility. Free S&P & Loan agreement. Crazy high & don’t know got water fish jump in or not.
i oso received the same msg from their sales…why the price so horrible…

For location, Venn signature is more on tranquility while orange nearby army port-more noise. And, Venn signature is low density which only contain 20+ units under a gatepost. Orange garden maybe contain more than 200+ units under a gatepost. compare maintenance fee, venn signature 200+ only contain cctv no facilities, orange garden have facility swimming pool but its share by 200+ units :). Materials and design im not sure. compare pricing, venn signatures myr1M, orange garden 700K. how u guys think

To buy a house more than RM600K in Butterworth (moreover nearby to school) to me, I think only the fool will buy….. moreoever, i heard some people had paid the deposit for the price of RM550K while the developer is launching it at RM850k….what kind of deal is this?

No doubt it is very slow the project really break the ground from the launch date, honestly, the progress is then very fast. Except the beams, the building is fully red brick! Now some of units already started to build the roof. Really under estimate the capability of venns group but now they prove it they are serious in their project. Thumb up!
