    just visit the show house, it is just beside IJM site(permatang santuary) only, near new bridge link to permatang tinggi , the design looks nice with high ceiling as attractive, price 398k above for 20×60 typeA (2009SF) , no space at back , 441k-494k for type B (2388SF)

    This place is worth as it is located in front of IJM’s PS only. The house design looks nice too.

    Actually BM areas known to have this problem. But mostly are old houses which are located at lower ground. Usually new road and houses will not have this problem because they are higher.

    Non gated for rm388k in alma now i think that is ok. Now 2 storey terrace price at mainland from kepala batas until nibong tebal is start from rm300k and above.

    I am afraid this area is not secure since it is surrounded by abondon shop house. There are a lot of foreign workers hanging around also.

    FYI, Saujana Indah Semi D still have many unit left. Pricing around 240k. 11 year old houses but might be good for investment as behind is Jesselton Hill. Has potential to increase price.

    I have no idea of who the original developer is as it is 11 year old house (2nd hand). But the place has potential as it is located in between Residensi Impian and Jesselton Hill. It is located near to the Tesco Alma and upcoming Jusco Alma site. The place is around 17-22 ft above sea level as opposed to 15-20 ft above sea level @ Impian Ria. Thus it is less prone to flood. You can check it out on Google earth.

    i;ve asked around taman impian ria (existing taman), they told me never flood before…but lower ground area opposite taman (taman impian indah) yes. never ask on saujana indah…

    I did my checking around the entire neighbourhood of all the Taman Impians. Basically the people there are used to floods. So it’s no more an issue to them. Some will deny outright there is flood but when you ask further they will say it comes up to the ankle. Which is bad right? I mean how to sell if sanitation is an issue. Kitchen sink clog up, toilet cannot use or worse overflow ? Have to be vigilant …mop ready, drive car out to higher ground. Endless worries…yes landed but how to stay here ? and most important whichever sucker you sell this to will be pissed you left out this detail. Everyone says it happens the other side not on their side.

    omg…i just booked a unit for this project..which part do u mean? flood on shoplot area or bungalow area and single storey terrace shop there?

    @JY I didn’t. But I think it is best you go and look for yourself. Best clue is to go round the houses and look for water marks on the building and mud on the grass especially after a downpour

    @ksgoh Everywhere as well as the taman annex to the new one upcoming ones . Everyone in the neighbourhood won’t admit that they have a problem. The residents still say no we have ‘no flood’.They reassure you it happens in other peoples places. Our ground is higher they insist, the water flows down to the other places ,we are spared. BUT When I point out the water stain (TALL AS A LARGE TIN OF MILO ! ) they said ‘you must raise your floor up’ matter of factly.They have learnt to live with it. What about our cars ? Oh raise your driveway. Wow. Bottomline is can we do that too ? Let’s just say we can, how to drive in and out of the taman in case of emergency ? They said no problem just go round the taman. Me ? Best to get an inflatable boat and boots ready.

    @ksgoh I checked the old housing area. but it is dangerously close to the new one. If you bought,there is always a risk. Best to elevate.But Health is a serious concern of mine. I won’t buy a property where my toilet can overflow anytime or a place where nobody can pee/shit/wash in my own home for the next 6 hours until the water subsides .No way.

    mable, thanks for the info…..i did ask around after my fren (who was staying there) told me last flood in taman impian indah is few years back..of course i didn’t go to ask every single house there but selected house which got aunty and uncle around..

    The fact is the new Impian Ria is ok, the one next to the Impian School is the one affected, but oposite School, the one I bought, not bad….bigger land and house quality not bad, I think it is the best ever ASAS Dunia have, as all the while they build low quality house, but this one (Impian Indah 2 SD) and the new Impian Ria is actually not bad, just the price for impian Ria a bit really high and near shop hosue lo.

    Asas Dunia is not known for quality homes, although design not bad this time. It is just a house when there is no landscape development. I think surrounding environment is also important consideration when talking about more wholesome living. I don’t see anything to boast about for their existing development so far…..just more houses and houses in the taman. There is no theme so to speak.

    actually when sudden visit to this development,i’m wondering how the package will looks like. hmm..price seen ok with build up quite big and design quite good.then i rethink. but, it was told that behind is a shop house,and the sunset directly shine into the house in the opposite of show house.nt actualy a good place to buy. especially people share among your main road and no garden provided. so,when time going, ur house will merge with others old garden and ntng special about it…

    I asked the people staying in the old Impian Indah just beside this new one too . Like I said before.Again they will tell you that it happens down the road on the other side not on their side. But the water mark on the buildings speak for themselves.Maybe they are in denial? or they used to it ? or they thinking of keeping their property price from further plummeting ? I don’t know.
    But if you have bought here it is best to be prepared for the day when the water level rises higher than expected. From experience,once an area is flood prone, there will be one horrible day,when the water will rise so high you won’t have time to escape or save your belongings

    Don’t be penny wise pound foolish. For a little more, get something that you’re confident. It is not like changing shirts. Really need to consider carefully. Buying house is a big deal and a long term decision. If buying for speculation, this taman is not attractive. Nowadays, people go for lifestyle living and also an address that they can boast about. It is no longer just an abode. If that is so, and you don’t bother about surroundings, might as well stay in a low cost apartment…just a place to rest after a tired day!

    I agree with you. If bought to live need confident and consider many factors. The main factor to term what will happen after purchase like potential for flood, use as foreign hostel, traffic congestion. Things like this will affect your quality of life.

    Hi JY, Jesselton Hill is not prone to flooding as it is 33ft above sea level. However to be honest with you, the access road might be flooded. But as it is a DNP land project, they say that another access road might be built linking Jesselton hill and Impiana Commercial hub road. Not sure bout that but that’s all i can tell you. Use google earth software to help you determine the sea level of housing area you wanna buy to reduce the chances of buying in flood prone area.

    During last week’s heavy downpour, i’ve purpose driven there to check out the houses for flood. But all is clear and no flood in the houses or access road so far. So, it should be fine as i will be buying a unit there too. The only problem is the pricing, which is still low and banks will not approve any loan more than rm240k for houses there.

    if you want to invest, buy in Impian / jesselton hill area. if you want peaceful & GnG housing area to stay, then better to buy at BM Utama. Impian area will become the next commercial hub / city, so don’t expect peace and quiet there. That area is something like sri rambai area now – busy and noisy life. In fact their planning is to replace the now already old and ill BM town which has no more room for development.

    Anyway the decision to buy is still in your own hands. Choose wisely.

    thanks for the sharing…as told by sales person, i can get full refund if got 3 reject letters from 3 banks. but i think i have 50/50 to get the loan as i apply for 90% and it is a huge amount for me….hehe….this project still under construction and it is still less than RM200/sqf…still can consider….

    yes, 5k to book an unit for this project, but not sure the rebate still got or not….compare guarded or non guarded, i will choose non guarded as i don’t think the guard will take care of ur safety…and don’t look down to RM30-RM80 (assume) per month, u will save a lot….unless it is guarded and gated where maintained by own residents then will feel more secure….

    Yes Goh, pricing wise is still ok for houses around that area. But hopefully MPSP could do something to prevent flood like what they did in Taman Sri Rambai, before that area is turned into a township. Investment wise, Alma property is A1 best at the moment.

Newly built ones are raised higher thus less prone to flood. The only problem right now is the access road will still be flooded. You can ask the local people there and they will tell you which taman is more prone to flood.

    For the next commercial hub, this is a real good place to invest. For peaceful living, my advice is buy somewhere else.

    Foreign workers in alma not so much as compared to juru, bkt minyak or prai as there is not much factory in alma. The number should be tolerable at the moment.

    No very sure if you ever look at Taman Impian Indah 2… I think it should not be much different to Impian Ria… I feel that there are too many TNB post and soon the telekom post will come… it makes the new house like old style… I thought all these posts… suppose to concealed underground and not visible at the road side… It make the new house very ugly…
