Firstly,the location is excellent.But,the design is so boring.A very old style.Its 27″x43″ which is only 1161 squarefeet!..Which is extremely small for a Semi-D!!..RM 800+ per squarefeet…Its bloody expensive!..Orange Villa,is just 500k..but big!..if u add another 100k u will get an elevator!..What is wrong with the Developers nowadays? Simply hantam the price!..who the hell gonna buy this? although both are G&G with swimming pool but OV compound is bigger and it’s much more cheaper if you divide by square feet. i personally felt that OV is better for living as the concept is worth than this project.The semil D in OV is lower than 800K. the design look a little outdated ler…. btw, are you one of the buyer or a potential buyer? i am OV semi-D buyer. so OV is the best and it will be best of the best if ov developer kept their promise to upgrade the staircase. btw, with additional 200K i might be able to have a gold coated staircase… cui ?
Gosh…didn’t aware that semi-D around that area already hit 1million. The price is almost doubled when compared to Bayu Villas at Desa Titi Panjang, even though the location is just a few block away and without GnG…you can buy 2 units at Bayu Villas and make it a bungalow with that price (>_<)

i am not certainly not a potential buyer of this project in fact i own an unit in residency cendana…talk about design you really need to look at OV, i have been there and 3 storey is considered a lot because the design will scare you if you look up from there…if have time, go and take a look at residency cendana…their workmanship is satisfactory and of course better than OV….you might think i am just as bias as you but i believe others should have the same fair view as mine…

Residences Bungalow is too small. Car park is only 20 feet and just nice to fit in 2 cars, the build up is all too small.

That’s totally different location. If you are working in Penang island, you probably need addtional 15minutes (more when very bad traffic) to reach bridge tol from Permatang sanctuary. The same when you want to go back home from work.

TK – Permatang Sactuacy by IJM is only 1/2 the price of this Villa. 1/2 the half price put in bank, will get at least RM15K interest equivalent to RM1.2K per month. so, RM1.2k per month, I think can compromise the additional of 15 mins …
pirce of property is not defined by developer name instead it’s location, location and location defined the priced. PS is sited at 2nd grade location , that’s why the price is must more lower than along SBK road. PS is an area that co-share with lot of foreigner worker. if you are looking for a place to stay, spend some time to drive around that area to check if that is the environment that you want to call HOME. simple logic of biz world, how much you pay if how much you get.

if buy guarded and gated, you need from branded developer. Only branded developer can maintain the facilities. Not branded developer will always change the management, long term gated and guarded will become messy and yet still need to pay monthly mainteance fees

PS land is bigger (32.5 * 96) – car porch 29 feet, backyard = 21 feet. The built-up of course is smaller because PS is only 2 storey. But still difference by RM500K is not worth buying – PS to Villa Lagenda is only 10 mins drive

the bungalows of Harmoni Residences is not gated and guarded and sold at RM1.4 million is very expensive. But here I’m talking about 3 storey semi-D houses. Harmoni land area is only 32 * 65 and built-up area is only 24 * 345 sold at RM750K. Until now only 3 units are sold. This is the most tak laku house at BM area — is too expensive …
I agree with TK. if can afford, i don’t mind spending another 500K to get a much more better location and save travelling time. I’m staying near PS area. Sometimes when I leave house at 7:30am, it took me more than 30 mins to reach bayu mutiara junction. So I think the time saving definitely more than 15 mins.
Initially i thought of buying permatang sanctuary, but i’m just tired of going through the traffic every morning.
frankly, if want to compare, PS should compare with jesselton hills. That’s considered Alma area.
Villa Lagenda is different area already. To my opinion, if really want to make comparison, may be can compare with Orange villa, Harmoni Residensi and Gemilang Permai make sense lar. All of them has easy access to Song Ban Kheng.

The 3 storey bungalows of HR are GnG and the price is 1.25 million not 1.40 million.
The built-up is 30’ x 53’. Its car porch is 30’ width, 25’ length (30’ x 25’).
The bungalows of VL are also GnG and the price is 1.40 million.
The built-up is 40’x40’. Its car porch is 22’ width, 20’ length (22’x20’)
HR 3 storey semi-D (cluster or link) built-up is 24’x45’. Its car porch is 24’ width and 20’ length (24’x20’). The price is RM750K.
VL 3 storey semi-D built-up is 26.5’x40’. Its front land is 29.5’x26.5’. Backyard land is 10’. The price is starting from 1.0 million.

no point arguing about Harmony Residences — so far, after show house open, HR only managed to sell only 3 units of double storey. Small and expensives.
VL — though the location is better is but is still too expensives. The taman surrounding too doesn’t look high class at all. Also, about 1KM meter away is the old time flat which look very dirty. so, if buy so expensive house and every day in and out, that road also feel not comfortable. if the price about RM800K, I think still reasonable …

In my opinion Jln Betek is more privacy and better than Jln Tembikai because it located slightly away from Sg Rambai Business Centre. Furthermore, as you mentioned the Jln Tembikai area surrounded by high density flat and terrace as compare to Jln Betek.
The conclusions is that the VL is more expensive than HR.
I think the VL will “promote” the HR.
RM1 million for Bungalows landed in BM is still acceptable.
More than RM1million for Semi-D is deeply regrettable mistake by over ambitious developer. It will be rejected and left behind by BMlang!
i think OV would probably sell better since HR is still expensive and small….but the developer still have to improve the quality of their workmanship….they should stop by Permatang Sanctuary to see…

OV should not compare with HR. CentralWay is comparable to OV. I think CentralWay is better than OV in terms of location, price and quality.

IJM project at Permatang Sactuary got 7 phases and I’m sure IJM will do something with the chicken farm else IJM will not be able to sell the 2nd phases onwards because 1st phase peoples will continue to complaint and this will tarnish the image of IJM.

one more SUNWAY project is coming up at BM town area- opposite Looking Good/BM Utama building (BM Post Office). 29 units of 3 storey shop house will be open for sale. Build-up/land size is 20ft * 65ft. Price at RM972,000. This weekend open sale for SUNWAY existing customer and one week later only open to public. They also came out with 3 storey terrace, 3 storey semi-d and 3 storey bungalow (Guarded and Gated concept). Price not yet release. can call 04-6439898 ..

indeed 3 story is just adding profit to the developer. But i stayed in 3 storey nearby this project. I found 3 storey is GOOD. Malaysia house design is always just fit fit , 3 rooms upstair just nice for familly use and it is usually not enough, no privacy space to put old stuffs or spare stuffs. With 3 storey there are extra space to play around and 2nd storey not that hot/warm as there is another upper floor blocking.
But the problem is this project is just too expensive.
Ground floor for the seniors who can climb no more, middle floor for the grown-ups who are too busy to care and upper floor for the kids who got no more trees to climb. These days, with increasing property prices and land scarcity , the house is planned for 3 generations. So, I was told !
Went to the sales office recently. Price a bit expensive but the whole GnG concept very nice, compared to nearby GnG project. The house design very practical.
Although it’s the most expensive project in BM area, suprising the sales extremely good even havent launch yet. >50% sold out. Wau, very good respond from market!!.
Plan to look for corner unit but sold out… bit dissappoited. Now considering other unit. Any comment?

Depends on what time you go to work on the island… perhaps you work from 12 noon to midnight…. then of course there is no problem…..
As for BM….. just look at Summit Hotel and the so called mall next to it….horrible…. are those the pride of BM… if yes then forget it……also…. the road and traffic lights….. they are so haphazard…..goodness…. who in their right mind would want to live there…….

Went to both site recently. The entrance to Orange Villa is a headache. The house design is ok but i heard the quality is another issue. Harmony residensi master bedroom is too small. Thought may extend to the balcony but the sale girl told me that is impossible as it is strata title, not allow to make any renovation over exterior.
I have compare 3 projects in between OV, VL, and the one behind the caltex (CT), OV and CT just offer 2 1/2 storey which have only 5 rooms. If you need more rooms for 3 generation stay together, you have no choose but to choose VL, which offer 3 storey with existing 6 rooms (can renovate to add another rooms in the 3rd floor later, which will make it into 7 rooms. OV and CT offer cheaper price because they are only 2 1/2 storey, and OV cannot alter their house apperance, meaning you wont have anymore chances to add in more rooms even it is semi-D.
VL have a swimming pool which the OV2 and CT wont have it, and trutly, the Vl is almost sold out 80%. If you do not need the facility, dont go for the VL, because you need to pay 10cents psf for the maintanance. But if you have children, just imagine that they can have happy hour playing in playground or swiming in the pool, with so low density area, and hopefully is safe enough for the residencias.
Even the gemilang permai with 2 1/2 storey also ask for 1M already, so i still think VL is still have its selling point.

VL hv swimming pool, but I personally think VL pool 18′ X 40′ is too small compare with GP 20′ X 70′. Especially for those who hv children and likes to swim should be very disappointed!

Ya. Agree that OV is 3 storey + roof top garden but the entrance to OV is too narrow. I can’t imagine few hundred cars sharing the same entrance. Once the house owner near the entrance park their car outside, condition surely will become even worst. Any idea what’s the price range at CT? VL and CT already start their construction now. Heard VL selling fast but over 1.1m….

sorry my mistake, the OV is 3 1/2 story with 5+1 room. I still feel this is not good enough because the rooftop is not so practical and I guess it will make your 3rd floor feel very hot later and the rooftop itself already make 820sf++. You cannot make any renovation for this 3rd floor because it is strata title. So after less the rooftop, the total built up area is less than 3k sf, which is smaller compare with VL. The CT semi d and bungalow wont develop so fast. They start to sell the shop beside the main road to kota permai. You can have a visit there and ask the sales person or look at the signboard. They still not having any name for the housing area yet. They have only big plan for the whole development. the office is near to the butterworth aircraft training centre.
The swimming pool for VL is smaller, but the density is so low, only around 60 houses in the area, compare with the OV 142 units. I think VL left only 4 units of bungalow, which the facing is not so good, but if you don’t mind, can go ahead. It should be around 1.5M. The semi-D should have few more left, but 1.1M++. And the more expensive, the faster it sells.. huhhhh….. rich guy over BM.
Clarification: All houses in Tmn Gemilang Permai are 3 Stories, total 65 Units, Gated and Guarded. Currently, there are some sub-sales on going, priced from 1.18 Mil – 1.25 Mil for completed OC Semi-D Clusted Units. There is a semi-D selling too, with land area beside the house is 18′. I am not the developer but if u don mind, be my neighbour.
1 Banglow just sold, around 5500-5800 sqft, 1.55 Mil.
And for Tmn GP, very limited owners are selling…..about 4….or lesser.

i visited Taman Gemilang Jaya. Big house and cheaper price. but i think nowadays the trends swift towards GnG concept due to high criminal rate.
3G concept at Tropicale Residence is another good concept at BM area but its location is an issue. How much you pay, how much you get.
True, Guarded and gated is much better concept these days especially with the shootings lately. They are moving pretty fast at the moment, I heard that show house will be ready by Oct/Nov and I assumed they are going to launch then too.

The price with alma semi d from DNP LAND is now also 1.2mil. I think VLB is more worth it because its near the north south highway and auto city and the penang bridge. Bungalow is sold out apparently, now only left only Semi-Ds according to my phone call to them.

Property is like that, today high price is tomorrow/ future cheap price. Living standard and income is increasing, many people are looking more comfortable and stylish living environment. When VL soft launched a year ago, everyone claims that it was overpriced but today the property is selling like hot cake (is only 59 units in total, one of the bunglow had been taken by its own big boss) and many claims that it is under a strategic location and worth of value with the package provided. Went to the show house and only left one semi-d unit, the developer claims that a rise of 5% in the selling price going to take place on 18th Febraury for the bumi lots (about 8 of them, some are under reservation).
Another hot area coming up is the Batu Kawan where IKEA is coming very soon (around 2015/16). Heard that Sunway group, Mahsing, Tambun Indah and many reputable developers had starting to acquire land for future development.
Although we see recession is nearby but I believed that many people still has a solid reserved and awaiting the right timing to invest.

I personally think villa lagenda is alot more valuable than Gemilang Permai. Due to the fact that the specs and quality that villa lagenda provide. I have personally inspected Villa Lagenda show house, the workmanship is clearly one of the best I have seen in BM. Villa Lagenda feels alot more exclusive and home than any other projects that I have seen lately. The best part of this project is that you could renovate the exterior of the building without the consent of the management as it is individual title.
Personally found that VL have a great location. Worth for money? May be Yes. Especially when the new flyover completed later. Jusco move out from there is not the main concern. Other shopping mall is coming. The only problem that I concern is will the local authority extend the main load that connect Jln Song Ban Keng to the Flyover?

I get to notice that Semi-D in VL got different pricing. Those that facing to South is pricing at Rm1.17 m (land area: 2860 sq feet ) whereas those units facing to North is pricing at Rm1.152 m (2895 sq feeet). Haha may be is the feng sui problem. Different direction got different effect.
Just visited the show house and there is plenty left.
Somehow there is a new project going to launch nearby (Beside Gemilang Permai). I heard that is a 2 1/2 storey semi-d and the price tag is from Rm1.1m and above. The land area is a bit smaller than what is offer at VL. The developer really got a good eye sight for the market.
The price near the area is going crazy (after an analyst published on newspaper saying the properties nearby Jln Song Ban Kheng has a very good propect in the next 5 years).
I also want to get a property near the area as an investment to earn the fast money!!!!!!!! But only afford on the 2 storey detached house…..:p
Agree, if they widen the road and extend to the flyover, VL will suddenly becomes a taman located beside the big road with heavy traffic likes Desa Nagamas. Air/noise pollution arise then…

Looks like the project almost complete. Looks impressive but how about the main road? Any chance to make it straight? Why developer and MPSP never take any action or modification on the road?
This is my opinion. If you see clearly the main road design, actually the MPSP is waiting the land beside the villa lagenda to be developed. So when the beside land to be cleared in the future, then the main road will be be straight pass through until the jalan song bang keng.

hmm… if the house owner refuse to move out and no development plan on that site, cant the mpsp modify the road themself. i thought council hv the right to do it. its so danger when bypass the road.
Gov is planning to straighten Jln Nangka. They are looking to acquire the land for road widening.
