Masmayer JV UDA just small capital company, so far still no detail on marinox spec. I visited Zeon sales office last week and during 30 minute conversation that agent never talk about building spec, facilities and etc. They just keep promoting price lower than Quayside and will increase soon or only few units left. Can you buy something that you not understand or you dun know? very bad impression on that agent.

This project land belongs to UDA.
MASMEYER develop 3 storey terrace and shoplot at Jalan Jelutong called “Elit Homes”. U people go see their construction quality and workmanship before dump your money in to their new project.
They missed out the point of leasehold and freehold. E&O is freehold. How about Breeza?

what? “confident that you can sell at that price”?? You should seriously doubt first whether the project can proceed before you even think about “selling”!!…Haha…:D. For those who placed their money in to “book” a unit, too bad lah, now your money is stuck in there with zero interest. Talk to UDA people first before you get all optimistic. You’d be lucky to get your deposit money back!

I don’t really know for sure if this Marinox project is approved or not, but I can tell you all that UDA’s construction quality and post-handover support at Brezza are poor.Although Marinox’s location is good, be aware and cautious of quality issues and developer problems. Don’t say you were not warned. Comments below related to Brezza (developer – UDA).
Aircon piping not included – you’d have to spend over RM12k to install your own aircon piping. Cost could be even higher if it’s piping for inverter aircons. Aircon compressor ledge poorly architected with no air flow or ventilation, hence aircon systems can’t work effectively and compressor current consumption goes higher.
UDA installed wrong fuse and cables in some of the external TNB fuse boxes (just 30+ A), which caused the cable to be burnt due to overloading of cable. Dangerous – risk of fire.
UDA installed wrong toilet bowls in many bathrooms, whereby toilet bowl discharge outlet is misaligned with infrastructure main sewage pipe, thus causing blockages.
Doors were of very low quality and had lots of cracks, workmanship problems.
Floor tiling in bathrooms were poor – a few laid wrongly, waste water can’t flow into drainage.
When site management (JMB) was transferred from an UDA subsidiary to another property management company, the funds were not transferred for many months, hence causing a lot of problems to the new JMB and residents.

A friend of mine spoke to the architect of this project ( a chinese senior architect by the name of Jimmy) and according to him UDA will be providing the land and Masmeyer will be developing it.
They plan to achieve Gold Green Building Index status with Marinox.
The quality and finishing will be like Infinity Beach Front Condo located at Tg Bungah.
Anyways, block A is 95% sold (level 2-4 left). Block B ‘local’ allocation units are 95% sold (level 2-4 left). They reserved 6 levels on block B to be launched at RM700/sft to foreigners. Of course these units will be of a higher level with a better view.
I bought my 1650sft unit plus 78sft foyer for RM530/sft. Comes with 3 car parks.
From my point of view and in terms of location and pricing, Marinox is a good buy.

wow U3, RM1000/sft? i am glad i own a unit at Marinox now. Although my unit is at level 6, size is 1720sft plus foyer, 3 car parks, confirm sea view (i measured the height myself using Straits Quay as a benchmark). Willing to let go at RM800/sft. If you buy from the developer it is RM700/sft but all the units are already sold out. So i am willing to let it go for RM800/sft or RM1.35 million (SGD540k) . Any takers? Yup it is RM700/sft now. They are reserving the block B higher floors for foreigners. I am not sure from which level onwards, maybe from the 19th level onwards. From the looks of it, this project should be going for at least RM750/sft upon completion.

i think the reason why all the projects around this area can demand such prices is because the people that are buying it are foreigners or high net worth individuals. You get a lot of Europeans, Australians, Sg, Indonesians, HK, Koreans and Japanese staying around this area. Besides, projects in Tg tokong can fetch a better rental compared to other areas.

Prices for STP 1 will certainly increase because of STP 2.
@Midlevels: The Brezza is leasehold and it has more than doubled over 4 years. Marinox would have the direct sea view and the man made island view as well. It is all about the location. You can buy a freehold in farlim and the price won’t go up. At the end of the day, it is about the rental returns.
