some more i visit the construction site before and after they begin to clear the land , but there is a huge board show the information of the project.and it showed 20++ floor only include car park.
and i call office to ask why the information at construction site are different from office / sales agent. they told will be update the board……….
few weeks later i visit there again , and saw the construction has began. and the board alr change but the information still same.
y i can so confirm the board changed cuz the board obviously new compare with before.

They are selling at this price because they have this feature. And those who afford to purchase the unit should more than enough to afford the maintenance. This would mean that with good maintenance it would be a wonderfull place to stay with excellent facility.
Seem that u opte out due to $$$ prob. I am also interested in this project but can’t afford yet. Many uncertainty in this project as this is totally new concept. Why don’t just hope that this concept will work and others project will have this feature too other than normal facility with swimming pool and gym. =)

The concept is nice, but there are a few more points to consider if you buying for stay.
1. What will happen to this condo surrounding? Will they remain green? Or some developers will come join the party and build more condo around… even worst cast, building low cost building around it.
2. Lot of facilities, but not guarantee. Your SNP only tell the story of what your unit look like. It does not tell you what your condo look like. The facilities show at the start might not build at the end. Worst case, what you get is not what you see on brochure.
3. As per some stated above, maintaining these facilities come at a cost. This really depend on how many units of occupants will pay the maintenance fee. Otherwise, your sky bridge become broken bridge, river become mosquito nest… you get the idea.
4. How many lift per block? With such a high dense, it require at least 4 to 5 lifts per block.

From my view, 1-4 apply to any other condo as well.
1. Imperial 1 view seem blocked by imperial 2 building. Sky vista with green environment also have risk that more condo will build there also. But Orchard ville owner still own 9 acre orchard land. Good or bad they still can made it good.
2. Others developer didnt promise on the facility as well.
3. Of course, maintenance fees of OV will be higher. Don’t compare swimming pool and gym with orchard with hiking/jogging track.
4. How many lift per block for N park. =)
Look like you don’t know the project well. In SPA indicate all the total land area included orchard and facilities. And there are total 4 lifts for 6 units & 7 units per floor.
Normally this type of project is occupy by owner.
A condo which is more than 500-1000 units, mainly 30%-50% for renter return, which are close to shopping area.

The orchard is the main key feature of this project BUT, the challenge is to maintain that orchard in long run. As you know, generally maintainance in malaysia is terrible. Building new stuff is a hobby but talking about maintainance, seems like difficult.

There are always good and bad. Compare Greenlane park facility with N park. Greenlane Park basketball court and swimming pool looks new. Hopefully Reka Indah put great effort in building and maintaining the orchard at least for the 1st two years.
Long ago when swimming pool was first introduced as Condo facility many ppl are scared of dirty, stingy and mosquito etc. But now it have become a must for Condo. Hopefully this concept works well and we have similar condo with this concept or newer concept.
As a buyer, we should support for this type of new concept not opposing it.

Developer should be no problem to maintain the Orchard between 2 to 5 years, how about the following years? You are right if the Orchard is well maintain and everyone will love it so much, if you fail to maintain? How it will become?
Do you become a members of committee before? How much do you need for every month maintenance? I am one of them now in my place, I can definitely told you unless you pay for huge amount of maintenance fees every month, or else is hard to maintain such huge 9 acres land of GREEN after residence took over the management.

So the main point is still the same that the residence have to pay high maintenance fees to enjoy the facility well. In the first place, RI is selling the property at higher price compare to Ideal, Garden ville targeted to those who was affordable. And as a buyer u need to confirm that u can afford the high maintenance fees in future in order to maintain the orchard before considering this property. For those who are affordable, *as long as money can solve the problem, it’s not a problem*.
Unfortunately I am not one of them but I am hoping to see more new concept in PG property. Sky cube was promoted to be having very new concept. But at the end only have *beach* swimming pool which is similar to N park having swimming pool with wave. Ideal property are more bored. High density. Normal facility. Just like N park number 2.

Maintenance fee is not the main concern. The so called orchard is connected to the condo and will not be fenced up. It is easily accessible by the nearby LMCs residence or any outsider. Even the residents don’t mind to share the facilities/orchard, there is potential security risk (If RI not handle it properly) to the user as it is an isolated area. Sooner or later, people may realize the usage on the orchard is low and refuse to pay the maintenance fee, and become some abandon “eye-sore” bushes. I support new concept by RI, but better make sure RI take into consideration of that.

If I am not wrong, the orchard is fenced up. Yes, it reli depend on how RI and residence put their effort to maintain it. High risk high return. There are uncertainties, but at least there are hope. For others, there are just standard facility than can find elsewhere.

Imperial and garden ville area are expected to encounter massive jam after all project have been completed. But buyer are putting hope on road expansion which is also an uncertainty. Just don’t join in if you dont have the budget / capability. I am sure buyer of OV have evaluated the risk and prepared to pay higher maintenance fees if needed.
Imagine buyer who are affordable / rich that wish to stay in Condo with good and extra facility. will they choose imperial or Garden ville? Definately not, OV have become an good option to them.

“rich” buyers want to stay in so high density condo with relatively small layout? of course it depends on your definition of “rich”. But practically, general buyers affordable for 700K condo will probably rather spend the money to buy larger size unit rather than go for the “extra facilities”.

Yes. It depends on how you term “rich”. But first, OV is not high density condo and it have units up till 1623 sq ft with dual key system. Rich ppl with large family members definitely would go for bungalow etc. Those rich (retired couple which not staying with children, couple that enjoying two person life, Overseas director working in PG etc) that would go for Condo high chance that they will choose OV because of the “extra facility” and they know they could afford it.
No reason “rich” folks will choose Imperial or GV??

Hi, i just receive notification from Reka Indah that I need to pay the bank loan interest myself as 34 months period from the S&P date have due. Anyway, Reka Indah should compensate us if the VP are not ready within 36 months as stated in S&P right? Any early bird buyer that have already claiming for the compensation? Thanks.
Compensation has yet to be discussed as of now. I believe once OC obtained, we can then seek compensation back from RID.

I just called Reka Indah and they said they extend from 36 months as per signed s&p to 40 months.They would not pay any compensations unless is over 40 months. Basically they avoided paying the buyer 4months interest of 10% per annum of purchase price which is a lot of money. All buyers we need to group together and complaint until we receive our right compensation.
I just called Reka Indah and no delay compensation to be paid since they extend it to 4 months. In short all the buyers were cheated and that’s a lot of money consider the interest compensation as per S&P is 10% per annum of purchase price.
For those planning to join the orchard ville owner group in wassapp to discuss on the delay compensation issue, pls go to orchard ville sungai ara fb page and drop a message to the admin.
