The Coastal Highway built by IJM is not for free, there must be someone pay for it, those IJM project buyers.

I am amazed, even a leasehold project with no integrated commercial development in a not so prime area selling @480psf and still people queuing for it. Are Penangites simply running out of options nowadays or the “IJM” name itself casts a magic chants?

Sounds like our manipulated automotive market… T & H with only 2 airbags vs 10 airbags in some other brands! We the consumers are the one to be blamed eventually, if keep responding to them blindly.
I agreed, I do think Summerton is having a better potential vs this project.

Take note that release of units that not able to approve bank loan sold for 50K higher than launching price. Went up so much so fast already??
Correction. The unapproved bank loan units were sold at appox 100K higher. I unit at 14th Floor sold for 139K. Confirmed by IJM.

I believe it should be touching 1Mil. There were units returned back to IJM for failed loan was sold by IJM for RM846K.

Nice environment with fresh air, exclusive location, walking distance to EQ and BJ golf. I would prefer Hillcrest Residences at the opposite, with larger build up and better facilities, at much reasonable price.

Nice design but noisy location. Hillcrest also the same. What do you think now the bungalow along Bukit Jambul. Annoying by thousand of vehicle everyday. Do you think worth to buy if you plan for your own stay?

looking for a unit here, target price 800k
I bought the Duplex loft top level with feel good feeling to move in after received the key.
however, i came across the following issues:
– shoddy timber flooring work & IJM management just refused to accept until one of the strip started to pop up!
– design setback for air conditioning outdoor unit; the allocated place never considering the method of instalation, future repairs but require scaffolding to place on the ground floor private area to install.(pity the ground floor owner when the unit to repair)
– really narrow car park for kancil car.
my conclusion is :
definately a no no to buy the ground floor Duplex unit…

Heard there are golf balls dropped into the compound, and it has broken windows of some units. Anyone know the management has taken any action to prevent it happen?

Please check how many years of leasehold still balance. If 80+ years to go, need to think twice because bank will not provide loan when it hits 60. Difficult to do subsale later. This is my input. Thanks.
