    Sea front, wow! Is it going to be $650psf? Or higher? When Mah Sing had priced their Southbay Plaza so high already! This is even better and more attractive than Southbay Plaza.

    Seems like Asia Green has few new projects wor. I think have to prepare for $800psf for this one. I am sure the developer will have various discounts for early birds and zero interest scheme one. Then many units also reserved for so and so. This is norm nowadays for project in strategic location.

    Best if IKEA can come here, then will be very unique with IKEA by the sea. Can eat breakfast there tiap tiap hari. 😀

    Only facing 1 main road only la. The one by the sea is scenic drive la. Those facing mainroad will be very noisy since it is highway.

    If Asia Green follows the old queensbay masterplan by CP land, there will be another piece of reclaimed land just in front of this area.

    Tanjung Sri Pinang and the Light all on reclaimed wor, all recently reclaimed one some more. People Q up for days to get their units, nobody seems to worry. SB plaza location no good la. Cannot turn right at traffic light after 5 pm. Susah. Hehe…

    Just got off the phone with developer….. launch early 2013…. indicative price will be RM800 – Rm1100 per sq ft……. Gurney prices at Bayan Mutiara now…….

    Do not simply give your IC number to any unknown sources!!
    The developer hasn’t launched the project yet. Estimated end of this year so please contact the developer directly for more info!!!
    Also, the price hasn’t been fixed either 😉

    New project always might have something better than old launch project.. but the price matter.. need to see whether the new price is same or higher than PWC. If higher.. then there is nothing regret or not. as already out of original budget…

    Heard Vic bay price starts from rm700psf as of last week.. So slightly higher then pwc.. Towards end of this year probably rm800psf even 1k?
    For pwc buyer, nothing to regret.. Just buy another unit in Victoria..
    Hope pwc and VB will be both successful!

    :p feel like it already launch so long as the discussion already so much.. but if vic bay launch let say 6 month after.. then consider a 6 to 8 month gap.
    6 month.. may be already matter a lot.. as they will see each other marketing n price.. if public can accept the price they set.. future phase will be more higher….
    I wonder PWC upcoming phase (may be few years later, those facing the sea without blocking, what will be the price if now already avg 800 psf…)
    I guess some of the buyer who buy pwc will also buy victoria bay.. saw this comment in few forum…. they are really property “colletors”

    i wish both project can be success one..and also all those along the express way.. so future you will have the opportunity to live in like hongkong/shanghai huangpu that kind of place.. all those seaview and happenning place :)

    Haiz.. when pwc first launch.. it already told media their psf price set at 550 psf.. and publish kuat kuat in newspaper…
    but at the end.. i guess most buyer not able to get that price..

    Ya…if they launch end of this year, then we’ll see changes in price psf. But maybe the 700psf refers to less popular units with west sun,smallest, low floor and etc… Anyway, we’ll see and hope for the best! Hoping to get a seaview unit with decent size below 900K..

    2 different piece of land. Victoria Bay is on the right hand side open air car park but Ideal is another piece of land at the opposite of QBM (open air car park). Ideal one should be launch by this year but don’t know on exact date yet.

    It’s call Queens WaterFront by IDEAL. In March, the developer acquired a 12-acre seaside parcel near Queensbay Mall in Bayan Lepas. It plans to reclaim about five acres of land for a private beach. While he declines to share details on the development, Ooi says the initial plans for this much anticipated project involves high-end condominiums, and the developer is targeting both local buyers and buyers from outside of Penang

    thanks for the info! now, I have better idea on the loc. Based on the pic, the development looks nice. But I bet it will not be cheap. With current pricing of other new launch projects, this one easily >1000 psf…

    btw, will this project block the view of existing Baystar?

    It won’t block the view of existing Baystar because just beside of it but in front of it still have additional/new reclaim land. Heard that the price per sqft is RM800. How true is that I not sure and awaiting Ideal open for booking. Good buy for retired or holiday home. Hopefully I afford to own 1 unit there :)
