    when Jusco come that is 3-5 yrs later, after the Elit Height 1/2/3 completion….. question is will this Precinct One survive the first few years……. see D’Piazza Mall, never gets up……good luck to the shoplot owner there.

    It will be different story if those shoplot/office in Precinct One are not sold to individual owners, instead manage and lease by a good management company. See the successful example Gurney Plaza/Queensbay, and see the failure example Pg Times Square/D’Piazza Mall….

    At least it is not an abandoned project now, it was an eyesore before someone take over to revive the project.

    I think One Precint location is quite strategic, if some popular francise like Starbuck, Paparich, iPoh Chicken Rice, Sushi Zanmai etc., plus some branches for banks can move here, it will be a boom for the whole area. This place has potential since it is just next to futrue Jusco. The design also quite modern from outside, hopefully the parking is good as well. Pg Times Square parking sucks. Jusco parking should be good.

    5 more years maybe. Need crowd puller like Jusco and IT mall in One Precinct that kind of concept. The rest are going to be rojak i think. If can do like Pavillion Food Republic also good. Factory people will go to lunch there if it is air-conditioned and have lot of good choices. Normally they come in group. Good parking is the key. Suntech is relatively successful compared to other because close to Sunshine Square.

    I tot Arena is dead? No?

    This project is amazing ! It was completed with such a short period of time ! Personally, I quite like the design. Anyone knows how much is the rental? Is it for sale or leasing? From the banner, it sounds more for leasing.

    Heard that Multinational companies are anchoring at One Precinct office space and it’s leasing out like a hot cake! Do anyone know anything about this? I’m thinking of renting a unit for my pharmacy business. Anyone has any comments please ! Thanks.

    I heard about this building a lot and decided to go down PG and have a tour on weekend. To my surprise, the building look stunning, and the finishing is, I would say, the of best quality I have ever seen ! Of so many buildings I have seen around the world, there are only two buildings which impressed me with the quality naming the New Delhi airport and One Precinct. With such furnishing, it’s readily to move in. Hence, I decided to call the contact number on the banner to request more.
    Before talking about the building, I would like to share why would I bother checking out the place at the first place.

    1) MSC status & infrastructure – this is the most attractive reason to me. When I got to know from InvestPG that the ONLY building in Penang with MSC status is this building, I quickly rushed to my boss’s room and knocked on it. I let myself in before even I hear “Come in” forgetting about the manners. After hearing the news, my boss said to me with thrills: Let’s make a trip to PG. When r u free? To be a MSC building, there a millions of rules and requirements to meet, and when a building gained that status, it’s confirmed of a few things: i) Security ii) power iii)maintenance iv)developer/owner ability & reliability. The first thing I check is the developer. My people told me the building has been abandoned for more than 16 years!! before it was bought over by current developer. The current owner took over and 2/3 years back and started to rebuild the building. The building was abandoned with 40% completion before the new developer took over.Now the building is completed and OC obtained ! I thought the developer must be some listed developement companies which thus has the ability to finish it so quickly. To my surprise, it’s not. I think the previously purchasers of this building must be very grateful anf happy to current owner/developer!

    2) Location – it’s situated in Bayan Baru, a new developing area in Penang. The city area (Georgetown) is already too crowded, and traffic so jammed, and the price there is just too high. If you all notice, the prices in Penang, is actually one of the highest in whole Malaysia. So if you ask me, I wouldn’t want to invest anymore in area where the market is a mature and prices have reached-the-top. Bayan Baru area is on the other hand an emerging and developing fast area. I observed there are many new residences arising and all been occupied.
    3) Population – I am in retail business, and to me population is important. Penang is known to be Chinese community state, but my findings proved to me that the population in Bayan Baru area combines both Chinese and Malay equally. May be Malays might be more. This is definitely a good news to me! Population in Malaysia is so small that it’s difficult to grow biz. So we have to try to maximise our customers target. Niche market is hard to work in this country.

    Now, talking about this building.
    I have called and managed to get some useful info. I was told the building comprise of three parts basically: 1) MSC offices 2) Retails 3) F&B.
    The MSC offices already been fully rented out ! And the tenants are all multinational companies ranging from banks to insurance to IT to agribusiness. And the staff working 24 shifts, meaning the building will be 24 hrs operating.
    Without anymore considerations, my boss and I looked at each other nodded our heads, and YES, we are in deal with the owner now on the agrrement terms & conditions.

    Happy research peeps if you are looking for investment in Penang !

    Yes all their MSC offices anchored by multinational companies and been fully rented out. I was told those companies are closing down their operations in south east asia )for instance, HK, Spore, australia) and moving it to this building. @Gossip Girl

    I’m assuming you from penang the state itself? Why not you visit the place and call the number to ask further by yourself? if you are really interested I don’t see why you can’t do this. If you visit the site, there’s high possibility that you will bump into the owner, i was told he is very hands on and always there. As far as I understand, the units owned by the developer/owener of the building, they are not seeling the units, they just renting. But it may be diff case for other purchasers who have purchased earlier before he bought the building. Sorry I can’t share the rates here with you bcos it’s P&C and every units get diff rates depending on the sizes of the lot. the area runs from about 600sqf to 800sqf. of course there is super huge with 5,000sqf. I can confirm SPAD is in there and it’s going to start moving in next month. again visit the site and you can see many tenants are renovating now.

    You’ve never heard of bcos you never done research, or you haven’t done enough! I could even get the info though I’m not from PG! if you have doubts, sit still and you shall see in coming one or two months.

    cool bout the sharing info, propertyguru.is citigroup an MNC? my cousin works there and said they r moving to One Precinct, and it would be their one of the biggest operations. i guess there would be lots of staff and crowd in tht building itself.

    -Bayan Bay

    SUNTECH, CEO, THE ONE and 1PRECINCT are not designated MSC status buildings. They may have applied and in compliance but they are not yet granted MSC status buildings.

    There is no music school as yet to the best of my knowledge. I have only just secured a unit there myself. Understand that when Citigroup , prudential , Baysand, SPAD and so on come in there will be around 3000++ workers . 75% is OL.

    Oh I drove past this morning and noticed a ‘ pan mien ‘ shop has already started operation so I went down n gave it a try . Surprisingly the business was good n it was crowded .
    The staffs told me that the MSC office has already fully rented out . The confirmed tenants r Citigroup, Prudential , Wilmar , Baysand , Adass n SPAD . Noticed that there r renovation going on so I believe what the claimed r true . Well done !! Keep it up .
