The trend is high rise in B’worth now, the price will surely trend up as well… This one has low density. I guess it will be at least RM250psf with one car park and after available rebate.
@BD
are you sure this is the trend now for butterworth? i think even blind people know butterworth trend is still landed especially those with G&G…
@BD
at least 250psf means at least 350k for mainland condo..with 100k more you can get condo in island already probably with 2 car parks too…
Yes, sure, see how is the price trend for Pinang Laguna…..What is the price for BM City Mall? It is RM280psf (if not mistaken, did ask in the PISA property fair recently). For this project, i agree the price will be ~ RM250psf, with RM350k onwards (from lowest floor), and RM400k for good units from medium floor onwards, hopefully the developer is kind enough to give 2 car parks (come together), very phobia with those developer give only one car park.
@jo
The trend is condo does not mean no landed project at all. Just compare to 5-10 years ago, how many new condo & landed projects u see in B’worth, then compare to now. Can u see the trend? The trend of high-rise is inevitable when the prime land get more scarce and more expensive and the demand for housing gets higher. All developers want to reap maximum profit from every inch of land. That’s why even for landed, they need to build “luxury concept” of at least semi-D or 3-storey, even better with G&G to sell at higher price. How many ppl can afford this? Ppl with low/middle income will only buy subsale landed at “less established” area or buy new condo. Sad…
For the price tag, it’s just my guess. But I think it’s that price if u really study the market here. However, Metro Jelata tends to come out with lower than market price tag. Lets see how will they price this project.
@BD
their price never low since villa primero….
Let’s look at the Carissa Villas at Bagan Lallang, RM600k++ for 3 storey; The Residence at Bagan Lallang too, RM800k++; all G&G. Where can find a new landed property at Taman Bagan, Bagan Lallang, Raja Uda, Seberang Jaya which not above RM500k++…..all these area are prime land at mainland. So, Condo is the choice, with RM300k onwards. Look at Tambun Indah’s trend, they build a lot of Condo at these area with RM300k++; but build a lot landed at Simpang Ampat with 300 to 400k++, with not so happening area with big land.
Faster upload the picture……..n the price…thanks
Any update on price & photo??
Anywhere have the details on the price?is it open for registration ?thanks!
When is the project launch??
What is the status of this project? I heard the launching is in early Feb. Can anyone confirm?
Feb or march? The staff said march?
Hi guys, any update when they going to launch this project? what is the price? I am divided to invest this project or K residence? Any one have suggestion?
K residence still got units left?
uncle H, yup the developer said still have few unit left on 4th and 5th floor
kevin,actually i already book a unit,just wan to know how is the response..
Heard the price going for 280 psf. More expensive than K Residence.. Looks like K residence is a better bargain considering still few units available. I don’t think all these condo worth for investment.. Good for own stay only. BTW, I have unit in K residence whixh I bought for my daughter and planning get 1 in Primero Heights for my son.
@Ken
good to be your son and daughter … haha …. good daddy….
@Ken
Ken, where did you get the price info? from developer? Do you know when they going to launch this project?
Comfirm 100% guarantee wont 280 persf,highest 250 i predict..
Any news on this project?
Heard launching in late April. The starting price for smallest unit from 350k+++. The design is better than k residence and kelisa residence. Probably the best condo concept in mainland.
Wah…. so expensive ah…… There is already 2 project going (K residence & Kelisa Residence). K residence still have unit havent sold and now another project with expensive investment… hahaha good luck
Anything latest on this?
location very strategic. and since got 2 car parks, price less than 250psqf, can consider.
Please take note! Low cost flat just in front of it!
later it will be another bagla or indon’s homestay ….hahaha
I don’t mind renting out to Bangla or Indon if it’s going to give me good rental return. Who cares??
@Eric
eric, where did you see the design? They have model? what is the facilities they giving?
Anyone have any update when they going to launch? Now already May and no news
any news on this?
Seems very quite for long time…. when is the launching? Now already May. Any update from developer?
any prelaunch?
I heard launching on 15th June.
The price is 280psf confirm…. wah dam expensive leh.
Yeah.. Damn expensive. All should boycott to see if d developer can lower down d price.
Yes… Damn expensive and Nothing special. Why they have sound activated door lol?
Heard the actual price comes to 288 psf. One of d most expensive in mainland without any attractions in surrounding area. Guess the price trend has increased by another 20 percent in 2nd half of 2013. We should all boycott.
Given up this condo.
considering the lousy surrounding with this kind of price, not worth it
for me.
Yeah…. definetly it is over price. I guess the developer just purposely hike the price seeing the good response from this forum and also too many people registered. Now developer have the selling power and demand power. I agree all should boycott this project. My thinking 250/sqft is reasonable price.
I gave up this condo as well. Way too pricey liao!
dun buy, too expensive liao!
Haha , if 250/ sq ft can consider but 280-288/sq ft, forget it lah.
Developer thought we banker huh??
Dunno what is so great abt this condo, believe its similar to K Residence. Yet, this developer mark up ard 70k extra.. crazy !
Wah, price too high man, who wanna buy i wonder. Boycott!
crazy liao……. dammm expensive!!!! Boycott!Boycott!
With this price I can buy a 2 storey terrace house with g&g concept in Mainlaid.
Let’s teach d developer a lesson… We should all boycott until they bring the price down to 250 psf
No..no ! Should not buy, otherwise other developers will take advantage & mark up as well ….
RM280 psf or RM380K++ for 1308 sf unit, overprice & expensive, not interested to see the launching on this Saturday(15/6/2013) anymore…
yeah..yeah…. we should teach the developer lesson so that consumer rights is protected in future. The developer think buyer can purchase whathever price set by them ah…what the hell. Boycot!!Boycot!!
Boycott !!!
p/s Hope a new cheaper condo coming up soon….
Agree guys. We should lobby and stand firm to boycott. Otherwise it will set precedence to other developers to use this price as benchmark. Also heard this is the 1st high rise building project for d developer.
RM280/sqft is what I received from the developers SMS. It’s on the high side and the location has plenty more land to develope. Expensive is bad for 1st time buyers but good for those who investested earlier. I’ll still visit the launch to check if the DIBS are worth it or not.
Uncle wanted to go tomorrow but after knowing the price..oso want to boycott.
RM400K for a 1308 sq feet is cheap to me.
You guys are lucky and pampered a lot, try to stay and look for a place to stay in Penang Island, you will know how lucky you are guys
@Okq If you feel very cheap, why don’t you visit the showroom tomorrow & book a unit. I think still a lot good feng shui unit. You can also invite your friends & relative come together, good luck!
I only buy Penang Island
Got money also should not spend like that.
Properties in mainland shouldnt shoot up the price to similar island.
not anymore interested with such a price, damn!
Boycott boycott boycott !!
just visited the show house, Rivere garden and Villa Primero.
how much psf? any early bird promotion? DISB ? where the show house?
Just visited… Not worth it. Not many ppl and low booking rate.
@Uncle Ho
How much there, uncle Ho?
280 psf.. No dibs. Design is odd..
price is reasonable with free kitchen cbnt,plaster ceiling n air con points. Layout n design is superb. Worth buy…
Went to see Primero heights . Layout superb, price reasonable . big sq ft area compared with others. Go see for yr self to verify. Yesterday launched. Today go see.
A decent Kitchen is included, normally that would be how much if do ownself. 20k?
boycott. overprice! you two staff of developer huh? full of bullshit… not worth this price for such surrounding!
Not even walking distance to Carrefour for quick shopping and looks so high density?! Even the apartments in Bandar Perda also so many auction. Another abandoned project or apathetic / Non existent JMB fiasco waiting to happen.
Super like their facilities. Will check out their show house before booking.
@Ah boy
@Teh siu fang
price reasonable?? omg, that location not worth RM280 psf, management & maintenance is very important when purchase condo/apt, i only consider PJD, IJM or other good reputation developers & do not mind to pay extra more.
@Mok
So you won’t be my potential neighbour then?
@Angie
what is so superb about the facilites?? It is just a common apartment facilities. There is nothing extra to say it a superb condo. I think you are developer’s konco konco. Just boosting alot
I visit the show room and saw three are ppl still buying it..is it a good sign for kelissa n k residence owner?
Saw there are still many units available…
I think the developer need to promote 3 years than can sold out.
At that time the apartment’s market price should be same as Primero Height selling price now.
Looking good. Should be sold out soon with such low dense condo at prime location.
Hi how to check?
@Li Peng
Definitely not worth for that price. I can’t understand why mainland condo can sell 280psf, crazy!
Angie> You must be developer side. How can you say such word?
HOW CAN SUCH SURROUNDING ENVIRONMENT in mainland has overpriced
$$/sq ? YOu think everyone is a banker is it?
You’re Rubbish nonsense talker! stop similing face!
i believed the trend is there, the “new” landed prices in mainland is almost mimicking the island, only the differences is subsales.. Condo might be following up. Please check out the future development surrounding that areas.
I believe the property hot storm is going to flow frm island to mainland..in one to two years time you will see a totally different trend.i am not from developer but just a normal resident.what i feel in this area is short of commercial shop..developer should develop built shop lot or franchise around tesco to boost the value of this area.
@David
280psf is only half of what you paid for similar specs on island. What are you talking about?
@uncle H
Agree.
Frens, unless there is a property bubble, then only will see a dramatic drop in property price.if not, price will keep increase even is 280psf you feel expensive but still buyer there.how about after two year, price increase to 380 psf? Of course you still feel expensive but accept the fact still buyer in the market.in fact,i Don feel that there is a priory bubble in coming few years unless major events likes us economi crisis again. But frens,us is in recovery now,fed going to reduce the stimulus package this year.what you think?
yup property price sure will keep increase, subsale price also almost 300psf, wat can we do? if buy cheap flat then have to stay with bangla, expensive will feel not worth…zzz
@Angie
I don’t think mainland condo worth half of island’s price, unless the location is extremely strategic, but this project definitely not that kind. That’s what I’m talking about.
This is definetly overprice. The developer want to grab huge profit from the project. Buyer have to think wisely. Look at Harbour place how many people can get good subsale? People at mainland still got choice to buy landed. they don’t mind to to go a futher far away to get resonable price property.
We should look at mainland overall big pic,sbg jaya development will not so aggressive due to limited land, what we hope is Belleview mega shopping mall will go through n bring a change in this area.for the next two year, state government n developer will put their bullet attack tambun,simpang ampat area, the price there will totally different after.just think yourself where is the next ‘auto city’then aim that area,80% your investment won’t go wrong..
For bm n bw area is already.quite crowded, for own stay i feel traffic jam problem very inconvenient for investment i Don think the price is cheap now.also.
280psf is still very much affordable, LMC on island is asking for more than 300psf nowadays.
@Andy
Harbour place Ocean view condo subsale is very good, my friend sold a unit few months ago get profit of RM90k (after deduct agent commission & RPGT), not bad. PJD going to launch phase 5 project here soon, i trust this developer because of it quality work & management.
yup harbour place sea view condo subsale also good, sold at 3xxk get 1xxk profit ==
I just tangkap 1. Still can get 10k discount ma. Good buy.. I happy now.
Agreed, Joe. The view from the houses are terrible. Heard many buyers pulled out and still many units available.
So how many units sold actually?
I guess there is many unit still left.
Nobody going to buy with the ridiculous price.
Last I heard from my two friends, they booked it but cancelled it at last. cause the price too crazy-view also terrible. come on, it is 400k u know!
@Mr. Tan
Mr. Tan, High Rise just look for Harbour Place Area.
Master Planning Is The major consideration when buying property.
Island have E&O; IJM; Mah Sing master planning.
Butterworth just PJD and Tambun Indah in simpang Empat have proper master planning.
In Island, SP Setia also not bad……
Leong CT, island must buy which one, please specify, which one the most value buy? Thanks for reply.
This project is not bad… Potential to flip
Anyone can share more about this project?
some LMC subsale on island already asking for 450psf to 500psf already..
@View
Are you planning to buy a unit?
What does LMC stands for? I’m also considering myself.
Low Medium Cost
the worst sale person i met at here
keep talk bad about other project but never tell me how good of his own project
totally disappointed
@investor
just wondering…which project the sales person talked bad about?
what did he/she said?
Just my 2 cents, down the road in 3 years time . Do u think the price will still remain at 280 psf ? Notice most of the project launching now in seberang prai area mostly selling 300 psf above.
I went to see the Villa Primero G&G housing that developed by the same developer Metro Jelata. It is just beside the primero height. The landscape design was awful and low standard. I guess this developer has no experience in building a good landscape. I’m worry with my purchase now..
@Andy
hi Andy, mind to elaborate what do you mean by awful and low standard?
thanks
hi,any idea on developer?i just book a unit too…
no faith on land house anymore….
public security worse nowadays…
price now?
Went to the show unit on 6/July/2014. This price for Primero Heights starts from RM408k (1380sqft) about RM296/sgft. with kitchen cabinet and plain plaster ceiling. Each floor increases RM1k. There are about still about 40% units un-purchased.
Do you think worth to buy?
@saras
RM408k onward.
I just book a unit there. I feel its convenient place and the price is reasonable.
Anyone else booked units there? Maybe we all need to group together so can discuss many things.
Stella,
In which floor your units is?
@stella tan
@Daniel012
im at block A 10th floor,now construction to 7th floor adi.
I’m going to book 9th floor block B. What do you guys think about it?
It seems that everyone has forgotten about the High Tension cables in
that area.
How much are you buying?
@Stella Tan,
I’m just 3 stories above you , block A.
@Eric Lim,
It depend on your need. My reasons are: strategic location, for safety of my childrens-now days landed property security is worst specially Sbg Jaya area.
The price is not to say cheap or expensive but just reasonable. RM400k++ , 1380sf, 2 car park, free kitchen cabinet, plaster ceiling, con-sealed aircon piping. In island this will cost double I guess.
@Mainland
I have checked the high tension cables, it is actually turns away far before the Primero Condo. Of cause there are smaller one running across but far away from the Condo.
@Audrey,
If not mistaken the price is RM401k onward, increase RM1k floor by floor( this was 5months ago). Current price I dont know, pls check with them.
@Daniel012
can we create a group?
