The info from Ken is correct. I just get the same info at strait quay property expo last weekend. It’s close to 288 mini Hatyai. Some buyer may think that it’s so convenience for them. hahahahaha…………………. but definitely is not me.

I personally visit the site and found the place is jammed with foreign workers. Bas kilang busy in out non stop along the road.
But if you are talking about value for money, then its worth considering as it is among the cheapest available in island in term of rm/sq ft.
I would rather prefer the sg ara area like Ideal and GSD projects just across the road even though it is highly density.

Foreign workers and bus kilang mostly found on the left side of this condo, u can use the right side to go in and out to overcome this problem. This way can go out to Bukit Jambul main road and the left side road is go out to Relau which is facing traffic jam every morning. One thing is good for this condo is location here better than Iconic/Imperial area because that place only got two way to go out but Sierra East got 4/5 roads to choose, second thing is Bukit Jambul road can direct go to Pisa road to avoid using the Chong Jeng primary school traffic light which is having heavy traffic constrain every morning. Furthermore, I heard that Iconic/Imperial surrouding area is going to develop low cost & affordable flats in future.
Sierra East is low density than Ideal and GSD area just across the Relau road eventhough 88 flats is behind. But Ideal area also surrounded by many low cost flats maybe can develope to a NEW mini Haadyai in future. These Indon/Vietnam girls can fulfill somebody needs. HaHaHa……
Chong developer can be trusted in term of their quality and workmanship. Chong property very less complaint such as water leaking, wall or floor crack, pipe stuck, electricity and facility problems. It is an original Penang company which is establish 51 years already in this island.

But i think nowadays, main concerns are location, community (local, expat) and risks.

If no good, why Chong can stand for 51 years in Penang? Chong want to survive in Penang, they sure take good care of their reputation and good image to the customers. Beside of this, they also involve in other business.

this is my 1st time to buy on chong company project, but seriously Ivory ( The Peak ) and Belleview ( all season park ) really teruk, i manage to sale of my all season park, and left The Peak, luckly the location for The peak is good, can be easily rent..this year i buy for this project and N park, i seriously think that N park is even better then the 2 big builder that i mention just now..

I also prefer N park location, no more foreign workers surround not like Relau place very teruklah. Some more very near to Komtar, nak pergi tanjung shopping & makan besar pun dekat saja. If i not mistaken, N park was built by Penas developer which is another penangite chairman name is Goh Choon Lye

overall is nice just maintenance is 0.25 psf so all over RM325++……
got extra 100sqf space of front door is belongs to you and not calculate in your house size…..

If you know where is Thai airways Penang office it is just before the office on your right side…..
but this area is better than IR area because can go out to Bukit Jambul main road not Relau road only and also not so clowded like OI/IR area, although 88 is behind but nowadays foreign workers can found anywhere in Bayan Baru. I think price is not cheap >rm700k

agreed. i stayed in sri aman before. the finishing not say superb but at least no problem and satisfy. the item provided also good and long lasting. unlike the numestro project, almost all the socket faulty after one year. some i not even use them also break by themself. so no choice but have to pay own money to replace everything.
actually the best i like is pearl garden. nice community and environment. but dislike the traffic, very hard to turn right to go jalan tengah. the clovers too inside the forest, also unlike.
This sierra east not say very good but price and quality should be good. just the entrance I have concern. they use the road in between the terrace and I found out a lot cars double park there. It might cause massive traffic problem if those terrace resident continue to illegally parking there.
Last but not least, the security must be tight and do something to tune down the mosque volume. it is always not a problem to have prayers but really hope those speakers could tune down the voices, same goes to chinese when they have the ghost month festival. just make sure volume not extremely high and turn it off follow the rules, then we are all peace.

I am owner of Sierra East. I wanted to say the developer or designer is sucks.
The facilities like game room and reading room is empty. until recently, the reading room fill up with some simple tables and chairs only. no bookshelf available and no carpet too.
Besides, the lobby look very empty. No sofa available. the lobby also have tiling problem after I asked some professional architect.
the joint between 2 block is having major leaking problem and P3 parking area near to the center is suffering from the dirty water. It might damage the car paint too.
Last but not least, the design of the aircond piping is sucks. some of the pipe underneath the pillar.
in short, the design is not up to today’s condominium standard. However, the residents here very committed to form committee to take care all the issues and negotiate with developer. Things getting better after help from committee fight for residents. Developer is solving the problem one by one.
residents also very concern about the security and faulty facilities. several meetings called to discussed and resolved many pending issues.
Hope the residents here continue the fight and build up a nicer and better environment. Thanks to those un-name here to tighten up the security. I can see no more strangers roaming inside the compound. All the contractors and visitors are compulsory to register and wear the name tag and guard is patrolling.
Overall is good, I give 80% satisfactory for this project. But one thing is the water piping is ugly design, can see from outside building or units and not fully conceal. The gym room is greater than Iconic Sky , it consist of many type of exercise equipments and have aircon provided. Cheers!!!

u have make the right choice, low density is the main point but only 50% are sold out for block B.
I think Sierra is better than Ideal Relau housing which is so high density, complicated and crowded area.

Thanks mate. I send the company an official email asking for the purchase. In the end, the company admin directed me to a bunch of agents…. Very disappointing. Not sure if that place worth to stay, as so many flats nearby..
very misleading advertisement. the building come with affordable units from 500sqf, 800sqf and 1000sqf which they never tell buyer in the first place.
Then, many units rented out to foreign worker.
pipe clogged, burst ….. happen recently. mgmt staff slow respond, security system intermittently not working, many factory buses parking nearby causing noise and bad exhaust smell too.
recently increase number of foreign worker. they always sing and laugh very loud even midnight.
Pls do not spoil the reputation or image of Sierra East. I am a resident here, i stay here and feel that very peaceful and quiet place for me. Foreign worker just a few number only compare to other condo such like G.Triangle, Tree Sparina, Sierra Residence, One Imperial, Shineville……
If u want zero f.workers pls move to Balik Pulau or Teluk Pahang. If u expect 100% perfect, it is impossible!
Found a few ads for this @RM3xxK for 800sqft. Quite tempted but why they don’t sell all this smaller unit in the 1st place and keep until now only sell at this price range??

Everyone knows that sierra east and relau high dense projects all are packed with super many foreigners such as bangla, indon and nepalist. If you are smart enough you wont get sierra east.
