Actually the smallest using is ~44sqm only. That’s about 470 sq. ft.
Type I only available on 17th floor, why they don’t build type F and type G on others floor to type I. What a design?
Type G is like maid house for type H. OMG design.
The land size is very small, so this must be a very compact apartment. The flow of the traffic is also very bad especially during peak hours. So buyers need to take this into account.

I don’t think the site location worth the price tag. It’s behind the green colored apartment, can imagine how closed to each other. Building/units layout are limited by land size and shape. The access road is another MINUS.
regardless..its definitely going to sold-out again as the location is unbeatable nowadays…but the pricing i subject to change until it is launch…i wonder what will be the price/sqft….

I am a senior engineer trying to seek a living in Penang. With the monthly salary of about 7K++, i only left with 5K++ after deducting EPF, insurance and petrol. How can i manage my living if i have to pay a montly loan of ~4K to buy a >500K apt (which is the current trend). Seem like i have to go back my hometown and stay with my family already.

5K++ cannot do anything now with the high apt price. I am at my early 30s. Do i need to use my retirement fund to pay the 35-40 yrs loan? What should i eat after i retired?
You are a senior engineer, you should able to make a full use of the remaining 5K.
If you are renting a room right now, take up a 300K~400K apartment as the beginning, save the rental for your installment. monthly installment < RM1500. If go straight to a new condo, 1200sf at ~500K, monthly installment only ~2K.
If you currently own an apartment, it is event better.
If you still can't see the point, really can't help liao.
Salary with 5K++ still can comfortably maintaining installment of RM5xxk prop easily provides that downgrading all the expenses such as driving national car, USED car better that sufficient to drive you from point A to Z.. and cut down all the entertainment fees.
No life or no house, you choose!!!

the developer doesn’t even need to launch already sold out. Price was really good hence easy to sell.
During end 2012, internal selling price 460/sqft.
Some “agent” was selling with 30k premium and become almost 500/sqft.
That time said going to launch early 2013 but still so quite.
The land nearby already has 3 storey terrace construction ongoing.
Is it a good buy at 500/sqft? Or at 460/sqft? would like to get some opinion here. I am interested in either the Peak from SP setia or this project. I checked out the piece of land for the Peak(SP Setia), it is just opposite a mosque so I have some concern and in addition I read that there is some issue with the access road. But I would like to get the opinion of you guys for this nibong residence project for the price above…thanks

I went around the area today, didn’t see any mosque or graveyard but I read in one of the post someone mentioned it is facing a mosque and graveyard. I would have preferred a 1200 or 1450 sqft apt but for those sizes it is completely sold out sigh…I am hoping to get the 1700 sqft, at RM460 per sqft I think it is still a good investment?
Luckily I didn’t wait….otherwise become another “punching bag” of developer “Mah chai”.

Fully agree with you. Can still get double storey slightly below RM1mil depending on the house condition surrounding Sri Nibong and Pantai Jerejak.

If you are not the staff, bosses frens or bulk buyers, you unable to get any small units there. In QBM, just ” wayang” only and left over biggest units.

I think this project have too little unit that’s why such issue would happen, it’s sad but still I think everyone would still prefer having less ppl in one condo. Imagine those with over 300 units with all their friends and family coming over to share the facilities!

With the escalating property price, its going to be very difficult for a youngster to own a 1000 plus sq feet home. Studio will be the better option and later on upgrade to bigger units. pwc price is not cheap for studio.
