    Interested and want to know how much is the monthly maintenance fees. Pl highlight what are the facilities available. Is it 2 car park to a unit. Any idea when is the launching date and project commence when. Other information will be much appreciated

    Anyone know the launching date? Still RM400/sf? Or still RM560k++? The price is really expensive. Wondering only 260 units, the maintenance fee will be at 25 cent psf.

    560K is just a speculation price and by the time this project launches, I was told by “sum1” that you will have to expect an increase price to sum up around RM700K++ starting from lowest floor. That will be RM500/sqft and I was told that there are already more than 2000 people registered for that 260 units. you will be considered lucky enough if you can get a unit there first-handed. hmm, will this be a good investment? i have seen a lot of condos bigger than this 1 in sqft with the price tag of around RM600K-900K near that area still unoccupied. of course, considering they come from different developers.

It is very normal now, and will be very serious after 3yrs from now as there are plenty of this 1000++ sft condos will be completed after 3yrs time….booming…..just wondering who can provide the ‘unoccupied rate’ of the houses in Penang Island, 50%? or higher?     I m interested and have registered for the 260 units. My concern and curious wheather or wonder i can get that Rm400 p.sq ft because before i register i heard that no unit and no more this price and aready sold out. Then why do the launching????? Curios & disppointed…….

    Isn’t this BSG property the developer for Summerton and Sierra Residences? So fast launch another project while the other two just launched 2-3months ago? Must be taking opportunity of the property frenzy before everyone realized the property market already reaches its saturation point in Penang.

    It’s useless to know the price now. Today they said non seaview unit is rm500psf and seaview unit is 600psf. but when they launch, the price might be change as well. Like Raffles 199, before launch they said 1.48m, when launch, it’s >1.6m.

    Qbes shld b the one located at Sungai Nibong. Just exactly at the back of Krsytal Point or opposite of Kwang Hwa Primary School. When u take flyover from Pesta to Bayan Lepas, take notes on your left hand side and you will saw SP Setia signboard.

    I don’t think so soon the launching date for Qbes. Next condo going to b launch shld b The Wave but also no date yet. Heard that SP Setia have a lot of land to b developed in Pg island. Don’t expect to have so called “cheap” price with the name of SP Setia and No. 1 Developer in Malaysia :)

    So, when is the launching date? KIV? I think BSG very smart, this is not the right time to launch due to over supply. Need to wait couple years i guess? or, wait till after election? If Penang administration still remain the same, and putrajaya remain the same, then….jia lat….worst if Kedah and Selangor back to blue……

    Minimum is RM750K onwards from developer. Mid floor can hit close to RM850K. Sub-sales or under table asking for RM50K just to change name. That is not worth it. I already drop this from my radar. Too expensive already.

    Yes. i heard that too. i have one friend just book it. The price is about RM800k. Besides this, need to pay under table RM60k. it’s too ridiculous.

    This location is not Tg.Tokong or Tg.Bungah and doesn’t command such high price.During last week property fair,sales staff told me 1600sq.ft cost 1.2 million & 1400sq ft 1.02 million.It must be crazy.Though I have registered but no way buying this condo.Might as well buy a five years old nice 3 storey house in Tg.Bungah ready to move in while this one still to wait another 3 over years.What will happen to the property market after that period,god knows.

    The location is very strategic few access to town, Bayan Lepas, Air Itam, etc. The price from RM1mil onwards is because it comes with partly furnish. Nice environment with greenery and fresh air, very hard to get such natural environment, like Bukit Jambul Indah. It is developed by BSG, no risk of completion. Now it is at ~RM750psf, once completed, it can reach RM1000psf, or after 5-10 years from now, the typical price of Penang property will reach RM1000psf onwards.

    Location is good but not prime enough to justify the price tag. And that spot is actually sharing the same lorong with 2 sekolah kebangsaan, go and experience the rush hours. In fact it’s not hard at all to get similar environment nearby, with better access, cheaper by 250psf at least, with the same potential to reach 1000psf in years. You do the maths.

    Just FYI, there is no RM250psf property at all for condo standard onwards (unless it is apartment, but also can’t get any, apartment like Tunas Muda’s TM Residensi also sell at RM300psf++). The current trend is at minimum RM400psf, in less than 3 years from now, all condo will hit above RM500psf easily, while good location and good condo will hit above RM1000psf.

    It is still very reasonable for the price tag to be at RM1mil onwards, else, Penang Property will lose it’s attraction and unique compared to any other area. I bet this project will sold out very soon once open for sale. Compare to KLCC area with RM3000psf, Batu Ferringhi area with RM1000psf, this one with RM750psf consider very cheap already.

    I said cheaper by 250psf means 750-250=500psf, do you have maths problem? I’m not questioning the potential to reach 1000psf, but if entry cost 500psf appreciates till 1000psf means profit by 500psf, while from 750psf till 1000psf only with 250psf gain. Which makes more sense since both are within similar location and environment?

    IJM with sea view but leasehold, the price also not cheap, like Maritime Suite at the LMC area, close to garbage landfill area, also sold at RM500psf, without furnish. While Vertiq with mostly sea view blocked was sold at ~RM700psf. In such, i would say this one with RM750sf is very cheap, BSG will always use ‘red bricks’ and this in one of the quality features. Take a look on the Pearl Regency by IJM, no longer red bricks….

    Those bought Bayswater are those lucky, sharp eye, smart in seeing it’s potential, and etc or whatever your want to call them. Yes, it was sold very cheap at that time as most buyers that time wondering want to go for Regency Height or Bayswater. Guess what, most people go for Regency Height as it’s good environment compare to Bayswater with highway & power plant. But Bayswater is one of the outstanding performers in appreciation. But now, the price has gone so high, although not yet RM750psf, but will soon reach. The location is strategic, but environment totally no good at all, busiest high way on island, unpeacefull crowd of people going into Tesco/e-gate/pearl regency, dusty, power plant, caltex gas station, etc. But Raffle Tower, location is strategic (although not that strategic compare to Bayswater), but the environment is greeny and peacefull (the Jln Bukit Gambier is moderate in traffic flow, at night, very less cars).

    In fact, BSG won’t simply put a price tag, very less quality location currently on island that is so suitable to build residential condo like this one, and Tg Bunga/Batu Ferringhi; why ppl still want to drive so far on narrow up & down road and deep into Batu Ferringhi? It is due to the environment, the condo like by the sea is going to break record pricing RM2000psf. Raffle Tower may not that nice with sea view, but green hills and nice far sea view and peacefull environment are the selling points.

    Look at the minden height condo called Palm Palladium, it was built on pity small land, units above 16th floor only will have 2 car park, small bath tub size swimming pool, no ‘visible’ lobby, narrow walk lane for human and car (must very carefull not to scratch your car when drive to car park); in overall, the design and layout was totally suck that so many empty original units until now, but, look at the price, it has gone up to RM550psf++ with one car park (for 1150sf unit). Only one reason, the environment is quiet, peacefull, green surrounding (thanks to USM) and fresh air. People still like it and thus the price can gone up that high. Why too many empty units, as the price too high and owners don’t want easily let go.

    Probably some education for me. Why red bricks so important compare to other bricks? Do buyers care what bricks to use? Can red brick justified for expensive condo? Should red brick use as selling point? Red bricks to block tsunami or what? Hehe just joking.

    Haha, regarding the bricks, you will know after 50 years or less. Good or poor quality also will appear after ~50 years where we Malaysian still young in high rise residential houses, we are not there yet. Just wait, and see. In Penang, old high rise should be riffle range or 17th floor flat at Prangin/Pangkalan Weld; approaching 30 years may be, and both were built with red bricks, can they still able to last for another 30 years, obviously technically and material scientifically said ‘NO’. They need to tear down, and rebuild.

    Rebuild already very common in Hong Kong, USA and etc., where you can see very nicely tear down by ‘bomb’ and whole building collapsed nicely :) I sure you saw that in News. In Malaysia, rebuild also happen like recent flat at Cheras already approved to be rebuild due to building too old and can’t maintained.

    An article appeared in Sin Chew, a high rise residential building can’t last any longer than 60-70 years typically. In such, really doesn’t matter if leasehold or freehold title for high rise as it won’t last even till 99 years. But landed, the land is yours solely, you can tear down, then rebuild like what is happening on pre-war houses at georgetown, not even more than 100 years, but already ‘big renovation’ for several times (my grandfather’s house), and now, it is too old and dangerous for living (at Pranging)

    Btw, the high rise in Malaysia are not really earthquake protected (Petronas twin tower has high tech earthquake and wind protection; and penang bridge also has those high tech protection). So, when we talk about high rise, we can’t compare residential to ‘commercial’ building, like penang bridge once said it can last 500 yrs, Komtar can last few hundreds years. And what we can see New York empire state building already approaching 80 years from 1931, still very strong and new (yes, i went to the observation deck and can’t feel it already 80 yrs) due to good maintenance like petronas twin tower, need RM5mil a year in 1999 time to maintain (the price goes up even more as of now).

    So, when you hear some condo having cracks, sink, serious leaking here and there, then it is a sign of ‘aging’. Water is not small matter, it can make the whole building become weak (guess you know the theory well) Penang well known for example, Sunny View (~17yrs) and E-Park (~16yrs) that have many leaking from toilet that need to be fixed, N-Park (~15yrs) also seeing the trend, if they are not properly fix, then will affect the building structure. Not to say old building, new building like Palm Palladium also seeing lots of leaking problems, owners start complaining. So, don’t overlook the ‘quality’ issue and not all building build with same quality from different developer.

    Thanks for detail sharing. No doubt quality materials will improve sustainability. If BSG is serious on quality excellence, I think it should give some kind of guarantee/warranty with this price tag. Otherwise, it just saying and no evidence it won’t end up aging problem like you described above.

    It’s the quality of cement works and the structural of building that count
    and not the bricks that cause the cracks. Leaking is cause by old GI pipes
    as the years go by and now poly pipes are use. Workmanship is another
    factor that caused leakages between the joints. Brick wall will cracks
    regardless red or cement bricks when a high magnitude of earthquake
    occur if it happens.
    It matters when it comes to freehold or leasehold. A freehold and a
    leasehold property with a value of 500k ,which would you choose to buy ?

    Red brick is more dense and is better at sound insulation. It also means more privacy if you had a noisy neighbor. That is why reputable developers will still use red brick for the middle wall section of terrace houses even when the specification stated sand bricks.

    Why argue over bricks now. If you have got the fund and like it, just buy ler… Argue and Curse lah… It will not inflict the slightest dent to their project, especially giant company like BSG. I am placing my bet you would not have a platform to argue on bricks anymore 10 years from now. As the price would probably be 2000psf with sand bricks…

    The TRUTH is, buyers is already a winner. Beggers can’t be chooser… Be more constructive mind you? Cheers

    We are talking on issues such as cracks, freehold or leasehold and leakages,
    not sound insulation. If you have extra noisy neighbour, you need extra
    sound insulation material.

    I think the location is good (with school; breezing hill; access to freeway; middle of the city) the only thing that cost the per/sqft high is due to their furnish. They should gives option for non furnish and furnish.

    I get the price is 580 per sqft before furnish.

    BSG have a booth in Queensbay Mall this week showing Raffel Tower. But good luck to you if the salesgirl on duty want to serve you. She told me did you know its 700per sq and cheapest is 1.2 million as If i cannot afford to buy. Is it people problem or management problem.

    Went to the fair at qbay mall today. The unfurnished block sold out. The furnished block starts from 1.06M with rm760/sqft for 1400sqft. 1600sqft starts from rm1.23M. Free furniture including tv, fridge.. The free sofa is kind of ugly. Imagine everyone in the block has exactly same furniture. Only mattress is not given. They keep 700sqft for leasing later. So overpriced.

    Still a lot left in the furnished block. Not a great location as the land there is below road level and too near a school. This is bad fengshui. Will be much better if it is across the road where ashley green is.

    BSG’s modus operandi is :-

    (1) Sell at 30% discount to cronies, as in associates like architects, bankers, lawyers, agents of all sorts, bulk speculators, relatives etc. This will consist 50% of all units
    (2) Open to early birds (public) at 5% discount. This is another 30%
    (3) Open to everyone at anytime at no discount. This is another 10%.
    (4) When they hit 90% take up rate, price will be marked up +20% market value to make all buyers feel good. It’s ok if BSG needs another 10 years to clear the rest of 10% as they have already made good money selling that 90%.

    Being driving pass the blocks. At night looks very elegant and classy feel is there. If the unit transaction is not high, high possibility that those folks holding power is very high which means the price won’t suffer plump with those low holding power folks dump the unit like crazy. I think good for purchase if looking for value stability unit.

    Many listing/units for sale. If u effort to own 1 just go ahead cuz u can’t find any other condo better that this Ard that area.

    For those never visit inside the condo called any agent arrange for viewing before u comment. 5 stars furnished and worth to visit. Good for own stay and long term investment but unfortunately I can’t effort to own one!
