One big concern on its house fengshui, the master bed room’s toilet is straight hit the ground floor’s main door. In master Lilian Tu’s fengshui book, she mentioned this is “Tai kai Lai Si”..so check it out! and not sure will land slid or not when heavy rain come cause too near the hill, u know la, nowday global warming ma, weather always change..hehe..

I think all of the mentioned problem will not be a problem to people if it’s cheaper.. lolz.
This project is built on an uneven terrain, in which the hill has been cut. The good point is its close proximity to greenery with fresher air. The bad point is the worry about landslide if the developer not careful enough. Look at google map, there is a small “botak” area in the hill above BM country club, don’t know whether can cause problem or not. Anyway, the location is very convenient.

i think it is not cheap, the price stated above is just a house price, developer not free any S&P, legal fees, stamping and ect. Those hidden cost might be around 25-30k. So if the 2 storey semi-d house price is 559k, then after add in all those hidden cost, it will be around 559k+30k ~ 589k. If you’re believe on fengshui, u should know on the importantness of main door, Lilian Tu did mentioned that in her fengshui book(basic fengshui)

Ya. agree on the greenery air, i think that location is good for retire persons. But for the working peoples especialy those works at Prai or Bayan lepas, then will be very far for them to travel.

i dont think the price will come down. firstly, inflation..secondly, price of materials keep going up and up…

I have received ‘inside’ information that some ‘investors’ in BM Indah are under pressure to let go their units as result of bank loan disapprove, however these investor still try to ‘jual mahal’ and make around RM 50k-100k by letting go their units.
Be careful, our money not easy to come by….so, don’t let these kind of investor to make money so easy…make them suffer and get pressure from developer (for not able to make payment due to bank loan disapproval).

Apple, don’t you all received a letter from Unit Perancang, MPSP? notify us that Maltag is going to build a condo (31 floor) near phase3 ?
FYI the house here no piling is done.
Can you image when building this condo does it affect the existing house ?

One point to add is if they do rock blasting (the bungalow lots for condo land rock not clear yet), that will be real headache. For pilling, the developer can argue that they use bored piles.

the condo sure will be built one day if the developer has obtained the hill side land. The ball is with developer, and not MPSP. MPSP has no reason to stop the project. Don’t forget, a lot of things are done in relationship. Once the condo is built, the property price in BM indah and bukit indah as well will drop. There is nomore good environment resdential area in Bukit Mertajam, the whole BM is sorrounded by air pollution, if you climb to the pick of the BM hill, you can see what I say. Not worth to pay high price to buy these houses in BM indah / bukit indah. Watch up, property bubble is coming, property price in other asia contries has started dropping.
@kingsley Regarding ur view of the price of landed property near there, i can say that ‘if’ the condo is built and the price of the landed house sure raise up. how come got landed house cheaper than normal condo?

As for me, i think the price is cheap vs some new project now. But the road is a odd….. There is always room for improvement.
The air is fresher and night time is quieter….I had worked at BM country club during my sec school time as partime waiter…passed by there regularly…
Good for people who like serene environment…As for the road wise, it’s been like this for years…
But still consider easy access to amenities nearby as such Jalan Maju business center and Jalan SBK or BM Pekan…

I bought thru subsale (unoccupy unit) recently, and discovered that there are serious water dripping leakage problem come from the ceiling of carpark shelter adjoining to the ceiling of the sliding glass door. Water proof to car park shelter not properly done by the developer. What a poor contractor work like this, my new neighbour told me that they have spend another big sum to do with water proving roof top as a prevention of solving the future water leakage issue from the roof top of the house.
