    BTW, this is a pre-OC price. As seen before just like in any other new project after OC, typically increase 10-20%. Good luck.

    My own opinion. Sathu although is 2 storey, but larger land size of 22×75, moreover, it is gated and guarded with facilities, thus better than SPI. But I am not sure what is the fair price? What do you think?

    Many units are below the level of the main road in front. Some units, upper floor is wt the same level with the traffic lights. Just hope the drainage system is good enough not to have flood during heavy down pour.

    In my opinion I think both spi and one residence are good long term investment . I got one in both project. If your recently realized southbay condo is really ridiculous . Looking at this both sp and one residence have huge potential given both are landed. To be honestly I think one residence is better because first is flat land. The 2 story design is better than 3 more spaces . Climbing up to 3rd story everyday is a nightmare.( my experience as I am currently living in a 3 story house). This is just my personal opinion.

    I fully agree with you Stevr. Climbing up to the top floor is a nightmare. Imagine that you have a small baby and you need to run up and down when you forget to take something.
    One Residence has very nice layout and larger land size. Moreover, it has an additional facility room downstair which is really a plus. The One Residence is really a move in condition.
    Do you know when the road connecting One R to Sunway tunas will be open? It would be even more appeal when that road has been opened. then we need not drive through Sg Ara. :)

    OC should be quite near now. They have named the street name. Yesterday as I drove by I saw them planting trees and those trees look huge from outside, not those teeny weeny trees that need time to grow big.

    I called to Ideal on Tues and someone I spoke to from sales dept informed that they have obtained both OC and vacant possession for Sathu residences on 31st March. They are preparing letters to inform owners. Can you confirm that it is correct?

    Noticed there is still one intermediate unit in Sathu this afternoon. Location quite OK, not near TNB or junction. Dua has more intermediates, but mostly face junction lo, 2-3 units not facing junction only.

    Setia Pearl Island is individual title but with guarded facility. Yes, individual title can do whatever you can/want and no restricted on outside of your unit.

    There are pro & cons with Strata landed.
    But i like the idea of your neigbour cannot simply do any business they like (motorshop, tuition, sell burger etc) or rent out to anyone such as foreign workers. there is house rules and committee to manage.

    I also scare off seeing the NEW houses in Relau especially the many rooms 3ST r foregneir hot favorite! they said it is cheap and convenient. Can u imagine staying next door with them!

    Thanks for sharing…. However as with many Fengshui master out there, i have not come across any local site that is really useful… These ppl tend to reveal bit and pieces of information that i find stirs up the soup more than help.

    But then again, they have to make a living don’t they? So you bet the best bit is through private consultation at a price…. There’s no such thing as a free lunch… Hahaha

    Did anyone verify that that whole 1R area is not flood prone area? The other main road to the airport has a big drain, but not sure if it overflows.

    Beware EDDIE WOO “China Steel” / with Jiabaoyi Industrry S/B truck. Took my the deposit and can’t deliver the grill door he promise. I have talk to a few owners affected by this BIG lier. At first he looks like a good guy after getting the deposit turns ugly.. car no plate: PKH7355 white BMW share by the a Singh & Eddie. Will launch a police report and write to Ideal and management.. i just don’t want to see this people in the area. Others affected pls write to management too… will joint to take legal action towards Eddie Woo.

    I did see some cracking on wall and leaking problems (but dont know from where yet) on a friend unit. Then I notice quite a number of units have cracking at the “courtyard wall” on top of roof (if you know what I mean) …

    Dua Villa
    Went to see a unit for the last row parallel to guard house about 3 months back. The backyard wall of all units in the row have cracks … not sure if it was caused by the development behind, or land sinking. Just heard an owner said couldn’t move in due to some serious sinking problem. I actually almost bought a unit for own stay there -> the design looks spacious and nice, but didn’t because the agent (or owner?) “jack up” the price by 30K on the spot.

    If u ask me, I suspect Ideal is using material with poorer quality. Why? Once, when I passed by, I saw a worker carrying a >5 feet beam/pillar (looks like cement, and should be very heavy) easily walking from one roof to the next on the Tree Residency construction side …

    Don’t get me wrong … I am not trying to discourage or hope to “drag” down the value since all these could be fixed as still be under warranty. To be on the fair side, many semi-d along Jalan Kenari have cracks as well.

    Bottomline -> If these concerns you, do triple check before u spend ur hard-earn money. If u don’t want to take any risk (of having headache/problem later) at all, the only alternative around that area is to look for a 2nd hand house or SPI 3-storey.

    I think Setia and Mah Sing workmanship still the best…. please do not trust the others unless you want to take a risk… a really big one as you will be committed till for the rest of your lives……great example of worker with 5 ft beam….. goodness……fibreglass?

    Even for SP Setia’s Duta Nusantara and Duta Tropika project, the wash basins were imported from China to save cost! – from a forumer of Malaysia Real Estate Forum.

    Even at Setia Pearl Island, there is a difference between phase1 vs phase2 houses due to the contractor used. I have also seen some “unbranded” developers houses, much better than those “branded”. At the end, I think the gain is more like lower risks (for new property) -> and this is a big one for many people, and probably better chance defect gets fixed properly after completion.

    I read these blogs and forums across many projects posted, there is trend that the people who normally despise and condemn other project already have competing vested interest or losing sour grape who just missed their boat to buy earlier.
    Perhaps they may have bought nearby projects and pushing hard to jackup their own value by pushing down others.

    Ideal projects WERE consider as lower side in term of quality. But in their recent projects…, seeing is believing.
    Anyway on the DUA villa serious crack issue, strangely I don’t see it in Sathu which is Phase 1.
    As I understand Sathu started earlier and material cost were much cheaper then. I m not sure if DUA being nearer to river does impact it or not. But if foundation works are done correctly it should not be issue.
    However comparatively DUA have very impressive arch gate and arch if u compare to Sathu. But have anyone consider who paid this arch and nice surroundings? Let’s say if developer still want to maintain (if not increase more) their profit margins and yet want to spend on these fancy stuffs isn’t some other expenses have to be reduce? Logical?

    I just buy one thru sub-sale with cash. RM730K. Owner said need to urgent dispose, he need cash. I am worry if the land sinking got worsen could be the cause of he selling. I have not got he key yet, need to get from he fast to check on the land.

    Developer will fixed the problem . The process is as such: drill two holes at back yard, insert concrete pilling, tie the backyard to main building and jet the building structures on row by row basis.

    You interested as well. What is the asking price? I saw Mudah and iProperty all asking for 950k above. Don’t know whether this Penangite was telling the truth or not. Quite amazed when someone came in the forum and claimed that he just bought a landed with cash but yet to see the house.

    You go and visit shoplots at Burger King at IJM The Light there. The pedestrian walkway seriously sink also, and also the outside pedestrian walkway of QBM near Coffee Bean. I think those structure are without piling thus sink. Since that piece of land is muddy land, Fiera Vista may be affected in the future.

    20years warranty should be ok. Even Bayswater cannot run away from wall crack, yet to be fixed. Not sure whether IJM will fix for them. Southbay by Mah Sing should not have this problem as it is on the rocky base.

    Tanjung Sri Pinang car porch has similar problem. Not sure about Light Linear since it was built on a less than a year reclaimed land. I guess proper pilling and strong foundation is a must to avoid crack, else pinang bridge will be crack after few months of heavy vehicles passing.

    At least IDEAL willing to do something to undo their mistake.
    But this shouldn’t happened at the first place.
    Let recap the characteristic of IDEAL developer so far……

    1) Property selling price=high
    2) S&P stamping=delay
    3) Property progress=mostly slow, some delay seriously example CEO failure project, video removed.
    (buyers want explanation from developer)
    4) Sales personal attitude/service after S&P stamping, bad
    5) Gangster contractor favorite developer
    6) Now add one more car porch & back yard sink

    Overall, what do you all think, IDEAL is a grade A or grade F developer?

    The problem with Sathu and Dua Residence is strata title. You cannot simply just tear down the building after N years. You cannot modify the outlook. IDXXL has to do a good job or the problem will be disastrous. If individual title, you can still fork out the money after N years, apply to MPPP and rebuild your home, jst like what we see now with those pre-war buildings in Georgetown.

    The first floor cantilever structure and still properly done,only the backyard wall,the so called 2 pillars crack is no related to whole structure but only the back yard wall. According to my understanding, the back yard area is suppose an open space, the so called 2 pillars behind area not concrete pillars,luckily the 2 side walls structure still fit enough. Only problem is back yard wall, if they just use the green wire to fence up, no ppl to complaint then, now they built the wall there yet no ground beam.

    Why this cracking issue is happen to Dua Villa only and not Sathu? I thought they are on the same land?
    Will Fierre Vista and Tree Residency will have this issue in future?
    I am existing buyer for Tree Residency, scare this nightmare will happen to Tree as well :(

    Strata title = You own the building but NOT THE LAND…That’s why all condo’s comes with Strata Title because is a shared land…

    Individual title = You own the building and the land, that’s why you can do renovation or expension…So the best is go for individual title…

    THEER ARE PROS & CONS.

    If u said like that, u make most my KL frens looks stupid la those who bought G&G. some more paid 50% more than those individual? Even those who bought SouthBay are not smart either? Some more dare to ask for $1.2M for terrace?! Any logic behind????

    Majority of existing projects and especially those in established Taman (Island Glades, Glugor, Sg Nibong, Tunas) in Penang are non G&G. so they hv no choice but it is very prime location.
    Actually if u buy G&G u own more than just the stated size as the common area, clubhouse, internal road, garden etc also owned by the residents BUT there are house rules to follow similar to Condo style. If u not person who like rules then this is not for u la.

    However, from Juru Heights and Sg Ara Zan Villa, the “individual title” have the excessive freedom for owners whereby they Syok-syok rent out to foreigners. If u like Vietnamese, bangla etc to be neighbours then sure ok la. But u can think what happen to your value then.
