Heard their sales person said got over 5000 people registered their project, dont think they will call all those people. Dont expect they will provide good service since they already got high demand for this project. Lack of details in the brochure and they cant even tell what facilities they have. Can’t even know what we are buying, that the reason why i dont like Ideal property.

In total 53 levels, wondering how they get the approval for 53 levels building that so near to the airport. And there are 9 flrs of carpark. Can’t imagine those who get their carpark at 9th floor.
Surrounding (walking distance) by 2 school (heng ee) and 2 mosque
Stay there confirm very healthy, confirm sleep early wake early , i like it.
I kinda regret of reserving a unit there. lol.. Thinking on cancelling it since I haven’t place booking fee.
After I read about that project my agent introduce it to me, I change to The Stone affordable home (pretty sure you guys heard about that). Oh and RM350k is no longer available just so you know, now the cheapest i think is around 390k already. The Stone just RM360k and personally i think its btr

No sure about i satorini,but one foresta only have two ways narrow road access

Hi, if want to apply house loan, anyone compare before which bank offer better package? Any advice ? I understand there are few types of loan package, e.g semi flexi, full flexi… what are the exact differences in long term. And some of the bank will have 2 accounts linked together which are loan account and current account, and there are hidden fee whenever you perform transaction between them. Some of the bank allow to pay principal instead of progressive interest only before the project is completed. What are the pros and cons for this?

May I know public unit is open to non Penang voter or? Agent told us it is open for anyone to purchase but when signing s&p, lawyer told us this project falls under affordable category, so, must change to penang voter. May I know is there anyone encounter this situation also?

hi… i already book 1 corner unit at common area floor, above me will be the pump room (well not directly above but above and opposite my unit)… does anyone know whether the pump room will make alot of noises and disturb me?

I would say the view is even better than Queens Res.

Lesser units than I Santorini, but confirm will gonna be the same problem with increasing maintenance fee after the 2 years DLP. Ideal is well know to press dry the service providers, like getting security and cleaner services to the very lowest price. First time buyers, will not be aware on this as well. They know its cheap and affordable, but with the quantity of the units and traffic….

No issue with my current stay in Ramah Pavilion, you will love the super high ceiling with the pump room unit. No noise I think only utilized during emergency by bomba?

I don’t think so. The management & cleaner & quality finishing should equally as Queens waterfront since developed by same company. Developer needed their reputation too.
Havana beach now repaint and looks exactly like a low-medium cost apartment d. But too high density for a low-medium cost la.

Just to add on to what you said :-
Pros : Not only save bus and petrol money, most important of all, TIME!
Cons: It’s true that the density is very high, but nowadays, even million ringgit condos build by E&O (Quayside) also high dense. Airport noisy? Sure, but it must be very interesting to see planes take off and land, with seaview as the backdrop. Heng Ee school noisy? I think the noise is hardly disturbing.
But one BIG CON that I can think of would be the lifts. Ideal likes to use KONE lifts, which are very very expensive to maintain. Ideal will make a deal with KONE to not charge maintenance fees for the first 2 years, making low monthly maintenance fees (RM200 or below) possible for the first 2 years. But after the second year, management will have no choice but to increase maintenance fees drastically after the “free KONE maintenance” ends.
No need in future. Now already 1 family 3 car.

You more likely go mall every day or your son/daughter go school everyday? Especially busy traffic weekday.
People like to buy house near mall and convenience that they probably only visit once a week in weekend (with empty traffic), then traffic jam Mon to Fri to work/send children to school, hilarious.
Really joke want compare Havana and Queens Waterfront. QW got 8 lifts and 1 bomba lift for 450 units of residents and waiting period for lifts are shorter yet property price appreciate nearly 40% compared to Covid time.
The reasons why people choose QW is to save their precious time and avoid staying with Madani people. I got a condo in Sg Ara and it took me an hour to come QB during working hours. Everyday save nearly two hours on traffic and extra two hours resting time is important.

Got stuck in a massive jam in the road leading towards that big bukit jambul roundabout, it’s terrible!!! I do not know why the population is so dense in that area of sg. ara, bayan baru etc, and our state gov doesnt seem to be doing anything to improve the situation. Are the politicians too blind to see that, or just too stupid/lazy to solve problem?

The different is only location. Inside is equally same as Madani flat & the environment is worsen daily because of illegal racing.
Needless to say about the parking space given by developer which is the minimum margin that’s why people mentioned couldn’t park their BMW luxury cars also.
Better stay in landed of Sungai ara & manage our time to avoid traffic jam. It’s much wiser.

Queens is really over price. Investment doesn’t mean to use huge amount of money & put in a bucket. Even you can say appreciate 100% but secondary market is a disaster. Zen open unit is an good investment and definitely a value buy. Good income on rental as well. At least Zen still huge demand in subsale market.
Just got the key 2 days ago. Poor workmanship. Lots of leakage. Doubt how come Ideal deliver such quality. Same to my friend’s unit. Feel regret bought this condo

I would suggest Twin in perak road & The Zen.
Both are very anticipated project. The Zen already have subsale transaction at RM600k & rental for fully furnish is rm2.3k+

It’s very common nowadays with these type of defects, too fast to built leads to many defects.
The developer is already notorious with it defects in fact, thats why Buyers should study more on the developers.
