Yes, near to cementry or even on top of x-cementry. Mt Eskine landed house also face cementry so many years and they live peacefully. Chinese FengShui said as long as don’t face cementry or stay too close like next to it (the Qi can affect human), it’s fine.

PG ppl don’t ki siau. They buy to stay as they like here, think to stay longer here. It just mindset of certain ppl can’t accept booming of property price in small island. Everywhere also have property price booming. After comparison, penang not so bad at all. Further with inflation year to year, wantamee from year 2000 RM2/bowl to 2011 RM3/bowl (up 50%). Property price rise is not a surprise. Important make ourself capable to follow economy steps, not to offend this-that expensive, not worth. 10years ago I say RM400K-RM500K 2ST house is expensive(that time still low income). After 10years with RM700K 2ST, ppl still wanna buy. I learnt lesson “don’t wait” if you want to buy property in Penang. Action more important if you think you wanna stay here longer. You ask me, I like Penang after travel to so many countries in the world. This will be my retirement area, provided the living standard don’t go beyond my affordable range…

Ya. This forum is pretty quiet compare to Shineville Park. There are lot of -ve comment and even curse from those ‘attacker’ in Shineville Park forum. Just can’t understand their mindset and motive why they visit the site but marked down a lot of -ve points and also curse. They should have spent their time in those housing forum which they are interested on :(.
They dare not fool here, probably because there are only 91 buyer here(compare to 299 there, if fully sold).
I have brought a Shineville Park. The reason why I am here is because I think both projects are linked. So we will enjoy a good and close community in future.
FYI. If you want to find out the progress of this project, I recommend you go to the flat in blue color opersite the XingJiang Primary school. Go up to level 18 or 19(using lift la ofcause ) and watch out from the outer staircase and you can see the entire project site. I did that couple of time already since I decided to buy Shineville Park. You can also see other project eg the BL Phase2, the 4 Season etc.
Hope bothe Shineville Villas and Shineville Park will be completed on time(or even faster, just like their record in Zan Pavilion).

Are you sure warranty claim so short, till 24 Feb? Normally is 1-2years as per contract in S&P.
The short warranty covered the fitting, shower head, basin, tap ….etc.
This is our belonging once we collected the keys. If they are damage / missing – put up the claim.
As for the building warranty – it is usually 1-2yrs coverage. No rush… take yr time to run the inspection in detail.
Why worry so much of the little cemetery ? In this neighbour, all of us come in peace.
We all agreed – we can denied the fact. This piece of land is a cemetery area. The stretch along Lebuhraya TeanTek & the road itself also cemetery area.
To some ppl, maybe their house / home – once upon a time also a cemetery place,
maybe 100yr or 1000yr ago which is unknown to the current owner. They are living happily at the present. Some are multi-millionaire maybe.
Let move on for a BETTER tomorrow – we can’t just complain & blame the past.

Received call from my bank that the final payment already released to the developer and went to collect my keys with my family and straight away to go and have a look at our unit.
went up to the 3rd floor and its surprisingly so bright as the sunlight shines in through the glass. I’ve look around my unit and what i can say is i’m very satisfied.
luckily i didn’t agree to sell off this property last year when I got an 1.35m offer while i saw some already on sale now for 1.5m.
decided not to sell it off for the time being as we have to pay 30% gain tax to the government somemore..
If you sold out SVV unit, I don’t believe can get a similar size (20×70, B.U 3000sqft) with similar your original purchase price now or future. Everywhere also asking for 1mil & above.
I don’t believe now has any 1.5mil real taker. But if someone really wanna let go his/her unit, 1.25-1.3mil should be good deal to attrack buyer.

Actually someone offered me RM1.55mil before OC (maybe same buyer as yours, after got rejected by you). I also said no and decided to keep. And 2 weeks after that, another person offered me RM1.75mil.
Why so many “Tua Kong” here? From 1.35mil, then 1.55mil and now 1.75mil. If like that, Penang property market will be very soon burst.

Just drop by to YB office to check out the possibility of traffic light set-up at the Shineville entrance. No positive answer as Not much request fr the owner. It is safer to stick to the current traffic flow as the YB officer advise.
Great to see Shinevile light up. There are more people staying there now. The factory girls flood the surrounding terrace house. More houses turn hostel – collect rental while waiting for a better price. Holding power is still strong. If you are lucky to grab – there might be a few asking below market price.

Shineville Villas – rental on-demand for factory workers. They are here almost 2 years by Q3 2016. (Rental collection expected around RM50K) Good little price rather than left empty. Currently – there about 1000 factory worker staying there. See Police (PDRM) on motorcycle around – any concern?
Pasar Pagi / Petang / Malam – must take care of the area. Dumping rubbish around is chasing the fresh away!!
