Affordable homes within reach
Nine developers will showcase a total of 2,747 affordable housing units in four districts at the south atrium of Queensbay Mall from 10am to 10pm.
State Housing Committee chairman Jagdeep Singh Deo said the affordable units would be open for registration from tomorrow till Sunday.
He said 867 low-cost (LC) units, 9,283 low medium-cost (LMC) units and 17,080 affordable units were being built under the state government’s 17 affordable housing projects.
“The state government will maintain its LC and LMC price at RM42,000 and RM72,500 respectively.
“We have even lowered the ceiling price of affordable housing on the island from RM400,000 to RM300,000,” he told a press conference on Monday.
Jagdeep said the expo, which was incepted in 2014, first showcased the state government’s own projects before it was joined by other private developers.
“It is important to hold this kind of housing expos to create awareness among Penangites on the availability of affordable units in the state.
“The state housing committee will also be present at the expo to assist in new applications, update current applications and attend to enquiries pertaining to the projects,” he said.
The projects available for registration are Dua Residensi and Hijau E-Komuniti (Bandar Cassia) by PDC Properties Sdn Bhd, Tri Pinnacle by Aspen Vision Ventures Sdn Bhd, The Park by Silver Channel Sdn Bhd, Ramah Pavilion by M Summit Corporation Sdn Bhd, Prestige III by PLB Land Sdn Bhd, Quinton by Prisma Bumiraya Sdn Bhd, I-Condo @ One Foresta and I-Santorini by Ideal Property Group, Granito by Taman Sri Bunga Sdn Bhd and Iconic Vue by Iconic Land Sdn Bhd.

The PG state government and media always say affordable house ceiling price is 300k, yet when I go ask the developer, they answer me with this:
1) Developer BxG (for Grxnito project): we only sell our affordable unit with “upgrade package” which cost 98k. So u have to pay 300k + 98k = 398k. Sorry no 300k unit alone.
2) Developer Idxal (for One-Forxsta / I-santxrini): 300k unit? Yes we have, but you only get 1 carpark, lousy looking floor tiles. Come lah add another 98k “upgrade package” you get nice 2×2 floor tiles, extra 1 carpark, and renovation package. Total up (300 + 98) = 398k.
So where is 300k? You still have to top up till 400k.
Don’t tell me state gov not aware of such “upgrade package” practice…..

@== Poor people target for low cost or low medium cost whilst average medium class people target for affordable house like this, rich people can buy open market affordable house but mostly rich people go for condo or landed property. We can see there is still room for this market. Even in Relau’s area, the new condo were sold about 500k+, so 400k and it is 20% cheaper. If cant afford, you may go for Balik Pulau there, newly launch condo 300k. No such thing like cheap and good, we pay the price and we get the quality like that.

A lot people agree with LAM’s comment because it is a fact. You don’t believe? Go ask the 2 developers see. See they really sell you affordable unit with 300k pricing or not.

Some people have no problem to buy the below market price house. For the Rakyat banyak susah la. many hidden cost behind have to pay. Haiz

in fact, they really deliver 300k house to people.. and those whatever “upgrade package” is an upgrade.. a new house for now is only come with wall and toilet & wiring only.. so when u need additional reno/bigger tiles, definitely u have to upgrade la.. no people force u upgrade what..
i got friend get the affordable letter and 1 bought normal package which is 300k and another full upgrade package to 400k.. its your option, dont complaint banyak..
BxG Granxto affrodable project forcing you to buy their unit with upgrade package (compulsory, cost additional 98k), else they won’t sell to you. And that is by FORCE.

I agree with Hong instead. Its your choice whether you want to upgrade it or not. They do have 300K unit and and the 300K is limited unit since most of the poor ppl will go for the 300K even though the 300K package only have 1 carpark or small tiles. Of course they will promote you the upgrade package, if you happy with the upgrade package, just go for it. if you not satisfy with the upgrade price and there are no more unit for 300K package, you should revert back to the government.
And one more thing, for LAM. I don’t understand what is the meaning by forcing you to upragde. They are not even taking knife and or gun to force you. At the end, you still the decision maker.

i’m not sure which one u are mentioned la.. but i assume you facing the issue u mentioned.. but with the pg government letter that showing u are qualified for affordable house, u just take the letter to find that particular developer for drawing and decide want or not only..
i went with my friends to one of affordable house at TT, no force.. but they did provide 3 packages.. 300k(basic & 1 CP), 350k ( 2 CP) and 400k (2CP + reno upgrade & AC piping).. once u got the letter, u are entitled to secure 1 unit as long as bank approve ur loan.. sad to hear ur case but not to just blame government only la..
Your friend’s affordable house at tg tokong is I-santorini right ? yes that project still give you choice 300k, 350k, 400k. You can choose.
While my friend get letter for tg Bungah’s Granito project. The letter mention 300k, but when go ask them. They said they don’t sell 300k unit, you have to purchase 300k + 98k = 398k (with upgrade package). If you want better view, add 20-50k. So the minimum price you need to pay for that affordable project is 398k. Take it or leave it. All their affordable units like that, no minimum allocation unit for 300k. You want that project, pay minimum 398k, else get lost.
@Lam. , im olso facing same problem with you. An affodable home at sungai ara olso FORCE u to buy at at minimum price 350k.
to be fair, price indicated on the granito page stated RM400k and below (which mean it still falls under rm398k for the cheapest unit)

i believe it has nothing to do with BSG. if any of you think that rm398k is too much for you, you may go back to the perumahan office to request for another project that suits your budget since 2 times of rejection is allow as stated in the letter.

I plan to build 100k affordable project but empty unit without tiles, door, window, toilet, bedrooms, have to add on 200k for these, 100k for cp.400k per unit nett

Actually, if you have a letter from state gov that says you are qualified to purchase a 300k unit from a specific project, by logic, that should mean 300k unit is still available for you to choose for that project. Otherwise, why bother wasting time and energy to go and get letter from state? Might as well just walk in and buy the “open to public” unit. If 300k has already run out, then the state should not have issued that letter, but instead offer 300k unit for another project. Then only make sense mah! *sigh*.

Fully understand that. But i think at the end of the day, still we have to go back to the state gov to request for another project that able to fulfill the budget requirement. My personal thought was, since the state gov has issued you the letter, it means you are qualified for the affordable house and when you go back to the state gov to request for a change they wont disqualify you out of sudden. If im not mistaken, they will come back to you in a month time to propose you with another project if you rejected the 1st proposal.

When it comes to buying a house, time is of essence. By the time you run here, run there, apply this, this one finish, go back and change project, all the good units habis already lah. Why make people run around like that, just keep a database that is connected to developer, if no more units, dont give letter lar.

yup, you are right. i applied for the 300k but was awarded for the 400k unit. Take it or leave it. Not everyone are able to get the 300k or 200k unit.
For those who are facing issues of unscrupulous developers ‘forcing’ you to take upgrade packages, please help to do all of us house buyers a favor and file or lodge an appropriate complaint with all the proof and documentation with the government, MBPP or even direct to Jagdeep Singh Deo.
If a developer builds an affordable unit, they are required by law to sell at the mandated price (e.g. 300k). Any upgrade package MUST be optional and a qualified house buyer should be able to take possession of affordable house as long as the pay the mandated price. The developer may not force you to pay for the additional items in the upgrade package.
If not mistaken, this issue was highlighted some time ago in one of the affordable housing projects by BSG group in Bukit Gambir whereby some housebuyers were ‘misled’ into agreeing to include upgrade packages that they could not afford. When the housebuyer found out they could not pay for the unit, they appealed to the state govt. If i recall, the state government stepped in and required that the developer turn over the affordable house to the housebuyer at the agreed affordable price minus the price of the upgrade package.
