Seri Tanjung Pinang – Phase 2
Seri Tanjung Pinang (STP) encompasses two phases and is located at the northeast coast of Tanjung Tokong, Penang, Malaysia. The first phase (STP1) of the reclamation comprising 240 acres was completed in 2006. Reclamation of the 760-acre second phase (STP2) which commenced in 2016, is underway.
As a matter of background, 20 acres within the 240-acre STP1 was surrendered to the Penang State Government for the Penang Outer Ring Road (PORR) alignment. These 20 acres will be replaced in STP2 and hence, the original acreage of STP2 (740 acres as per Concession Agreement) has been increased to 760 acres.
Over and above the concession rights to reclaim 760 acres for the Seri Tanjung Pinang Phase 2, TPD is also reclaiming 131 acres off the Gurney Drive foreshore for the Penang State Government at its own cost. The Penang State Government has made known that a public park, Gurney Wharf, is slated to be created within the 131 acres on Gurney Drive foreshore.
The initial phase of STP2A is said to have a GDV of approximately RM380 million comprising 400 units of serviced apartments (600-1,200 sq ft) and 16-20 retail lots. Expected to launch in 2019.

There were some good predictions by Fengshui practitioners after the 2004 Tsunami that the place will be seeing over 2 decades of prosperity afterward. But now it’s already half-way through, will the next ten years really catching up ?

Totally two extreme responses.
At the south, some of the Teluk Kumbar residence were rejecting the proposed three man made islands by state government but at the north, STP 1 residence were jumping happily even though actually the STP 2 will be blocking the sea view of STP 1.
This is the different between super rich people and those normal people …..super rich dont care much , stp may be only one of their property and they already make good profit out from rental alone these few year , moreover gurney wraft will bring more tourist and booast the economy around the area

The 24.2 hectare reclaimed island developmemt requires this large electrical sub-station.
Is it to be located within the island? Or it is located next to The Tamarind to serve the island?

I don’t see any positive impact for property pricing on this coming reclaim land.
STP1, Gurney, Tanjung Tokong property gonna facing a huge price depreciation. If affordable home / low medium build at there, totally gone case.
These Area property pricing remain strong because of it’s rare supply & owner quality.
Tamarind over 1xxx unit already bringing negative impact to STP1 + coming STP2 which is 3x bigger then STP1.
E&O should have plan carefully on their strategy, People bought STP for the Quality of Living + Title. Good for those who dream to own a house at there, but bad for the current owner cannot enjoy the privilege of staying there anymore
If STP2 are a resort style living enclave then we would see some positive reaction to the prices but if it is low/medium cost then we might have some challenges there……
You can google Seri Tanjung Pinang 2 Master Plan. There’s a affordable house in their plan, low/medium cost not mentioned but can’t guarantee, because in the master plan have over 12,000 unit of houses gonna at STP2 reclaim land. Buy at your own risk
