    In front of it is penang port , a lot of smoke coming out from the container mover and ship

    Also it is in front of a highway

    If you pasang one air filter should be ok lol

    The view partly block by container

    So i guess it is worth to buy consider the size build up is unseen

    Just went and visit the place.
    The wind here is very strong and can see panoview from the rofgarden. Very big house around 800sf living room And dining. Can reali consider this project for own stay Orr holidays home.

    Juz back from site, more than half already sold out and the facilities is indeed nice, got a beautyful infinity pool and roof garden.

    Just back from the site. Basically not much units left think 4 or 5 units only.

    And again you need to go to the site to checkout yourself the unit if your like it or not.

    For me… the view & size is simply marvelous for the pricing. Even Tambun Indah’s Pangsapuri Camelia or the Tah Wah’s Orange also you wont get anything lower than RM330 per sqft.

    And about Affina Bay, I wont even buy it if the price is selling at 200k for 1500sqft…. You know what I mean if you visit the site…

    before penang port expand Affina bay view is good and the price also high. After penang port expand the condo and aprtment nearby such Affina and Ria the price unable to up anymore and drop.

    this is my last advise to you in this forum. go to check why the price for nearby condo and aprtment the price so cheap? go to ask the ppl stay highrise building nearby what is the disadvantage at this area? pls always remember developer wont do charity sell with the lowest price.

    Think that Shineville is near to the graveyard and that making it a bad choice for investment or own stay.

    There is no right or wrong… Just own personal selective criteria on what is the most important thing that you looking for on the property.

    That again is very much depend on what you really want. Either you looking for a seaview at a reasonable price, some place to stay or a luxury unit that fit all your criteria.

    But I guess the buyer should be able to make a wise choice based on their comparison with the property in the surrounding area.

    And again the question lies back to whether you going to buy it for investment or own stay.

    Workmanship issue? = Built & Sell
    Facilities? = View by yourself
    Sporrt Light? = View by yourself

    I thought it was a Shop Office/Commercial building when I first saw this project building up,

    no sign, no ads, no information at all.

    and today I went to the actual site and pay a visit, it was a surprisingly 28 units condo with a whopping built up of 2200.

    The living areea is very very big, 4 rooms and reasonably placed at Rm568k onwards, very attractive price. the facilities and poool is big, now trying to get bank loan to purchase

    Good for you..It’s indeed below market price..But it’s really too big for me..Cannot imagine a 3-4 members family staying in 2000sqf size of condo..Big time spent on housekeeping..Haha..
    Still feel that 1400-1600sqf are good enough for me..hehe..

    What facilities are they really having now beside pool?? Please share more information..Thank you

    formula is easy simple developer know well the cons so they use cheaper price + bigger sqft to attract water fish to buy so they can cepat cabut. Their money and their choice let them to choose. After they regret i can tell you they will not easy to sell out their unit buy 568k after consider RGPT and bank interest i think they need to sell at least 750k. In mainland 750k i have a lot of choice and can buy landed as well.

    Only the maintenance also will suffer let say 0.20 per sqft x 2000 sqft = rm400/month (not included sinking fund).

    done, bought a unit at above 13th floor.

    i’ve went to the place for 4 visits. Morning, Noon, sunset, night time.

    so far overall very satisfied, good facilities, perfect view, good workmanship.

    Mind sharing me beside the swimming pools, what else facilities it has?

    Any gym, yoga room, meeting room (guest waiting room), tennis court, basketball court , children play ground, squash, BBQ pits and etc..?

    to me, the facilities is more than enough and its usually rarely used, i’ll just use the gym, the sky garden and pool from time to time, and maybe BBQ,

    i was explained very detailed and carefully of the project, i think you should call the sales if you r interested as i think its almost sold out

    Relax man…I am not “attacker” on this project..But more on curiosity and interest on it

    Well, I simply admire its low density (2 units each floor) and big spaces (2152sqf) at RM 568K only..Very cheap indeed..But too big for my small family since I am thinking to go for investment for my 2nd property..Too big is not easy to resell too..

    That’s why I need to understand beside the above selling points, what are the facilities like..

    Wow… 28 units only… your maintenance will be super high..

    Let’s take for example… since low density… they start off with only 2 guards.. one for the day and one for the night… at the current rate of guards in Butterworth today… you’re looking at around RM3.8k monthly for the security company… that’s about RM135/month just for guards only…

    Add management company (maybe another RM3.5 – 3.8k), swimming pool maintenance company (RM1k or so), cleaning company (min also around RM2.5k for two cleaners), lift maintenance (about RM700 per lift monthly)

    You calculate yourself how much the maintenance is going to be lah… really a place for rich man

    Hello Ah Pek, good pointer from you but I think if people are going for such big unit 2152sqf, should be big family..Each of them forks out abit to make it through loh..Haha..

    Let say RM0.25/sqf , 2152sqf X RM 0.25/sqf = RM 538 ; RM 538 X 28 units = RM 15K
    So, sustainable or not?

    RM15k ah…. hmmm… barely enough loh…

    Add all the expenses I mentioned above.. that’s about RM12,500.
    That’s not yet including monthly payment for the chargman, fire fighting equipment maintenance, etc.

    Also, TNB bill could be minimum RM3k / month based on the facilities and how frequently the lifts are used.

    GST lagi leh…. fuyooh…. maybe RM600 / month maintenance baru can barely break even….

    ANDDDDDDDDDD…………………….. that’s assuming all 28 unit owners pay their maintenance like good boys and girls. But let’s face it, that’s a rare occurence.

    Hehe..Nowaday they will collect at a lum sum amount for 1 year maintenance fee LOL…Else won’t activate your cards for you…

    Anyway, I was only making assumption at RM 0.25/sqf..Management company will work out the actual cost with their desired profit margin one..All cost will be transferred to owners only mah..

    Also, it does not seem to have many other facilities, guess much easier to maintain compared to others…

    What…so cheap? No wonder so many people are having doubts about this project…It seems to be too good to be true…So the monthly overall maintenance fee receivable is RM 9640.96 (provided all are collected)..

    Really have abit doubt on how they are gonna maintain it well…

    I’m guessing the cost will be as below …
    4 x Security (local el cheapo ones) RM1,500 each = RM6,000
    1 X Handyman & Building Maintenance RM2,000 = RM2,000
    1 X Management Clerical Staff RM2,000 = RM2,000
    2 X Cleaners (contracted alternate days) RM1,000 each = RM2,000
    2 X Landscapers / Gardeners (contracted) RM1,000 each = RM2,000
    Pool Maintenance = RM2,000 p.m.
    Lift Maintenance = RM500 each p.m.
    Electricity = RM3,000
    Water = RM1,000

    Minimum RM20,000 is required based on minimum maintenance.

    So, 2,152sf. X 28 = 60,256sf. … so after completion, strata and MC is formed … maintenance need to be increased to at least RM0.33 cents psf. to be feasible.

    Any rich person that buy this project just have to bear in mind that in about 1 – 2 years, the maintenance will double up.

    Penang People are well known of :

    – Expensive Houses = Complain Expensive

    – Cheap Houses = Complain (Not Luxury Enough with Expensive House Expectation)

    – Basic Facilities = Complain (Not enough Facilities But Want to Pay Low Maintenance Fees)

    – Many Facilities = Complain (Later Maintenance Cannot Cover)

    – Low Maintenance Fees = Complain (Too Low scare not Enough)

    – High Maintenance Fees = Complain (Too Expensive)

    Nowadays people just know how to complain, getting closer to Singaporean, the difference is,
    Singaporean dare to talk dare to commit
    Penang people dare to talk but nobody wants to work on it

    just visited the unit this morning.
    my comments:

    positive
    1. great view
    2. great breeze
    3. low density leads to less noise, less waiting time for lift.
    4. living hall is huge
    5. nice roop top garden
    6. rooms with parquet flooring

    negative
    1. bedroom small
    2. Fire escape door at the living room.
    3.too many windows for a unit.
    4. metal furnitures will rust faster due sea breeze.
    5. water will.splatter into the house during heavy rain with strong wind if windows and doors are not closed.
    6. there are rubber mounting around the miŕrors which seems to be low quality. Give around 2 years for wear and tear.
    7.At the pool , no bracket holding the mirrors. a safety concern for children.
    8. the building is exactly behide shell petrol station. possible of gas vapour odour during warm weather
    9. expects alot birds dropping at balcony area.
    10. Maintenance 0.16 per sqft! only god knows in this economy situation how to maintain the condo with 0.16sqft..

    this is just personnel opinion .

    I would not call it complaining.. but more of creating awareness…

    those who have been in JMB/MC before will know how hard it is to collect maintenance fees (even 80% rate also is hero liao), and also the various expenses needed as time goes by.

    Simple economics right? Income > Expenses = sustainable

    Actually 2000 sqft selling Rm800k is market price…if this unit at penang sure selling 1million above…now butterworth condo 1000sqft already selling 400k…

    I’ve already moved into the condo, so far so good. very peaceful (no motorbike racing as people claim) so far. you dont see much people as its very low density and probably noone moved in yet.

    spent around 100k on reno (45k carpentry and 55k on fittings+airconds+electrical stuff)

    im staying at 16th floor and so far Okay, i clean my balcony once a week and the dust is reasonable. the rooms are all at the back so i don’t really hear much voices during night time. assuming not disturbing. staying for 2nd months n so far so good.
