Accessibility-wise, it’s good location. BUT, it is located right next to a highway, so very noisy and dusty. Also, not a high-class neighbourhood, situated about 800m away from the biggest landfill on penang island, so traffic exhaust + landfill methane is enough to shorten your life by 5 years.

I think is leasehold, because all the unit nearby(The Ocean View, The Spring) is leasehold
Should be Prime location with seaview , ijm know there are huge demand for the apartments at the location from their past record seling of ocean view , spring , summer place , maritime …easily per sqft 700 or more ….
This pricing is almost the same as Triuni Residences (Tower A) at Batu Uban by the developer Runnymede Group. Triuni is definitely freehold, better quality finishes, much lower density then IJM’s development and in a better location – so not congested like Sungai Pinang. Tower A’s completion date is at the end of 2020. To me, Triuni is definitely a better option then this development. You should check it out.

Location wise its good. But you’ll be paying premium price for staying in a slum area. Will be moving away soon fr the area becos it has already become inhabitable. Dont take my word for it. Please take a drive around the area especially on weekends and after work hours and you will see what i mean. Good luck to future buyers 😉

Pros-seaside promenade good for jogging. Many eateries n cafes catered to the young crowd altho the turnover is very high. Shops seem to open n close every few months. Not sustainable. Cons-Cars doublepark and triple park by the roadside. High density residential area with some low and mid end flats.Most residents there have only 1 parking space but more than 1 car so they park beside the road. Shophouses facing the sea are sinking by at least a feet.The piling works have already started for the big mosque next to maritime automall.I dread to imagine how friday afternoons will be like in the future cos of prayer. Traffic there is really chaotic and the burning stench from the nearby dump site is unbearable at times. Area looks run down. Was surveying some of the existing properties in the area but now im not so keen anymore.
Lol.. what is the issue with the mosque and friday prayer? I don’t get it.. how long have u been living in Malaysia?

Just visited the sales gallery today and obtain the following:-
1. Leasehold 99 years, completion date would be somewhere in June 2021 (3 years)
2. 850 sq ft – 550k, 1050 sq ft – 690k (better go for waterside residence??).
3. car park 2~3, maintenance fee estimated around RM0.20
4. Sales package, no idea until October 2018
5. Current promotion for early birds, place 10k cheque for ballot (first 200 (estimated only) customers can chooese first during soft launch, no need queue, it means if you get 1st number, you can choose the unit first, (what if you cannot decide what to choose?). IJM can return if you dont want to buy.
6. 6 units per floor (car park 1-7, not so accurate as I dont like this project).
7. RM 650 per sq ft (leasehold) consider expensive for me, mosque built in front of the project, so good luck and pray together.
8. Not much facilities based on the model house, the site should less than 3 acres (very small loh with 480 units)..

I am looking for freehold condo with resi title so I can pay low maintenance fees, low density, in a good location, has lots of facilities, gives atleast 2 free carparks, good quality finishes and is reasonably priced. I heard Triuni in Batu Uban has what I am looking for and the price is more or less the same – if not, much cheaper than IJM after rebate. What do you think?

Just increase your budget extra RM70k to get Sandiland condo for bigger size & lower density. Or 600k or below summer place. Skyview residence in Perak road. That’s much better compare to 3 residence. Location is surrounded by low medium cost house & high density area & leasehold & not much of facilities.

What are you talking about? How to improve those road in Karpal singh? No way to improve already as all land fully developed. And behind of 3 residence is government office & hotel suites. Just hold on seat as jam will be carried on forever. No choice.
