Penang to call for fresh bids for golf course
Penang Development Corp (PDC), the state’s investment arm, will call for a fresh request for proposal (RFP) for the mixed development plan in Batu Kawan on mainland Penang, after the mutual rescission of the RM10 billion Eco Marina with Eco World Development Group Bhd (EcoWorld).
PDC general manager Datuk Rosli Jaafar said a fresh RFP is necessary since the “new technical conditions” to make the project viable would depart from the original RFP.
“PDC is also of the view that the calling of the fresh RFP by open tender is the best way forward to enable the development of the 18-hole international golf course and related mixed development to proceed smoothly, in line with making Batu Kawan, the new satellite township, into an industrial, tourism and services hub of the northern region,” he said in a statement.
Rosli did not specify the new technical conditions under the fresh RFP, only noting that the original RFP was for the development of an 18-hole international golf course on a 60.7ha plot, with the remaining lands allocated for mixed development.
The RFP was conducted by open competitive tender and there were only two bids, he said, adding that the other company lost out not only on price but also did not meet the technical requirements.
He said the mutual agreement to rescind was made in view of the fact that the studies procured by EcoWorld showed that the golf course development would require significant additional acreage than the 60.7ha originally planned, largely due to the hilly and rocky terrain. “In view of this, the project could not proceed as originally planned in compliance with the RFP,” he added.

It is very likely that EcoWorld will win the tender again, there’s nothing stopping Ecoworld from submitting a proposal again, but of course, this time round, as PDC will be revising the RFP (presumably the RFP would be written to make it easier for the developer to make much more money), the terms in the RFP will be much “better”. Hahaha……so in the end, who wins????
Should we need a golf course? Why not build more houses?
Well, you can’t just build houses without amenities. Don’t forget, the main purpose of batu kawan is to provide an affordable alternative for those who do not wish to pay too much for island properties. In order to attract people to live in batu kawan without the usual negative stigma, you need to give it more amenities, making it a lively modern township, comfortable to live in.
Batu Kawan will always have its negative stigma and inferiority complex for the simple reason – its on the mainland
PDC must make sure what it has planned stay true and the whole Batu Kawan must be build according to master plan, even it takes a bit longer

Batu Kawan together with mainland will always struggle to develop. It is always better to stick to Island based properties which give access to all the latest facilities and entertainment. mainland has nothing to show and will remain status quo for ages to come

Haha…In fact, nothing to do with what ID I am holding but more on what kind of views that people here are to share..I am no longer living in S’pore and my PR REP expires in 2019, wonder if by then they still allow me to renew. Haha..I am SPR since 2004..I am now living in HK and have many friends from Penang (island & mainland) who are working in Shenzhen but believe me, they are much better off if compared to Getha..I wonder what Getha has to make him damn arrogant..Perhaps it’s out of his inferiority …
Still, I am a local BM guy and witness BM from nothing till now almost have everything..20 years ago, we could not even find a nice restaurant here, nice bar to hang out, a private hospital, nice shopping mall, nice condos..but now it almost fulfill our needs more than basic needs..But sad to say our properties prices also shot up for DST from RM 120K (1990) to RM 220k (2000) till now RM500k (2016)..But luckily still not as terrible as island, island DST already hit RM 1million above..while pay level is quite stagnant too..
As for our lovely fellow, Getha, he has been provoking many people in different group with his egoistic and visionless opinion so I suggested him to create his own group to merely sing a praise of island loh..since he has no intention of sharing constructive and useful opinion on future state development when people were discussing about how 3rd link (be it undersea tunnel / bridge) could help on congestion and diversify the crowd, he still commented the same, what island properties are the best and first class people living on island while 2nd class on mainland..sort of…Many topics have been sidetracked when comes to Getha’s reply..

Where Butterworth and BM area are getting lesser nowadays due to development..
I grew up from Kg.Baru – BM. When I was very little boy, there was prawn/shrimp factory so it’s always smelly…Behind it there was a tyre factory..Can you imagine? But nothing wrong since mainland has been positioned for poultry , agriculture, logistic and industrial development…wasn’t focused on commercial and entertainment at that time..
But by looking at the past 20 years..it really improves a lot …So if we are talking about future development , it surely stands high chance / potential to grow and good for investment while it’s still considered cheap and affordable…Population now has exceeded 800K and in the next 10 years, I foresee will exceed 1 million because I saw many Kulim/SP/Alor Star people slowly move in to BM and BW..
So, if this forum is meant to compare how good and prestigious is island , perhaps you can join your fellow mate Mr.Getha…He has all the says…Haha..

Haha..I also dunno…this shocks me too..perhaps next month I come back Penang on holiday will pay a visit there to find out how come so expensive..heard that still have many buyers are interested in it..but the condo should be at Simpang Ampat..very close to BM…not really at BK…must find out what their selling points are…Eco is branded maybe..just like Setia or Sunway…
My cousin and aunt from Paya Terubong also said some projects aroundRM350/sqf with super condo finishing and facility still worth investment while island ones mostly hit RM700/sqf and above …
My best friend living in bayan baru – Elit Height also encourage me to buy Elit Height since price drop back a it at around RM660k but I’m still thinking because I wonder how much I can sell if now already cost RM700k…wonder how easy to sell if I target at RM 900k or more…quite tough,right?
Island property price had reach its peak and saturated level, not good for investment already and too high no buyer , because all buyer will think the owner sure earn double already buy at 300k and sell you 600k u sure beh song …so if you rich buy million dollar house better in island and dont care about value etc or buyer
When i saw now the property market trend at island sell their 700sf old flat at 350k and above , i am like vomit blood , because that kind of flat the most i out only 50k value only for me , how come worth until 350k , plus bank interest , i pay 700k for a damn old flat that have no dignity living inside hahaa with web spider

Really?Because previously I got one offer from Tambun Indah developer for one project at Jelotung area( sorry,cannot remember the project name liao) at RM420K with around 650sqf but it is fully renovated and furnished…
It looked nice so if new project can offer such conditions then I guess those are letting go an old run-down flat at RM350k with only 700 sqf will face tough time to sell off…
Yes,you are right..I come back twice a year and each time I came back I will go round viewing nice properties on mainland and island..currently my friend who is working in Shenzhen also wanna sell off his island condo at Gelugor, Oasis project but he expects RM700k for corner unit till now still unable to sell off..another friend got a town house at Batu Mau also unable to sell off at valuation price..seems that Penang most properties are facing 有價無市 this problem hor..
Mainland has no attractions. Ample land and still lots of places to develop. It will be a wrong step to take if you buy properties there! Beware and be wary of mainland projects. Only buy Island properties always!

U mean the zaman batu design of tambun indah “condo” at jelutong , omg u gonna go there and personally see the building yourself! Whole 4 block building look exactly the same design and same color , old bad brick look painting , it is build together with low cost houses haha, even that they sell at 1000psf now for this iraqi design building
The tambun indah project at jelutong is call strait garden , it is build together with low cost house just next to it , this condo dont even have guard house , and i pass there everyday jam like hell..the building look terriblely plain with orange dust color , i even thought they haven finish paint lol ….most unit are empty without occupancy , they sell overprice at for such low class “apartment” , i believe 420k for 650sf so small is only at first floor or lower floor , up one floor add 3k to 5k already …..real an eyesore

Well, I thought it’s worth buying at that time after viewing the showroom mah…

I could not believe getha invited so much of opposite opinions. I believe what he said hold truth. It is basic supply vs demand. Land is the supply. Developer and buyer are demand. Unless there are many convinient links like Kowloon and Hong Kong island, I don’t see many potential Kepong or Setia Alam in mainland in 10 year time. Of course you are eise too to invest now weighing on the value and potential that you foresee but definitely it is a larger bet and of course with greater return if you hit the jackpot. My take, is second bridge is too far a distance. Butterworth would be a better bet. I could be wrong too though.

My supplier CEO told me, since he already owns 6 properties in China mainland..He said, if you are going for investment, be it mainland or HK, what you care is if it’s going to generate your profit..Same advice goes to Getha lah..My double storey in BM also contribute me ROI up to 150% lah in 10 years time..
So, now people are eyeing on South Seberang Prai, such as BK while it’s still cheap..

“I could be wrong too though”??? I say you are dead wrong! Of all the areas in mainland, butterworth will be going down hill for sure. BK would surely be a better bet. It’s a complete new township, new amenities, IKEA, private university etc.
As to mainland better or island better? Well, is charkueyteow tastier or wagyu beef tastier? I enjoy both. The fact is, you can have 200 stalls selling charkueyteow in penang and all the stalls will still do good business. But if you have 200 wagyu beef restaurants, I think 190 will be out of business within 6 months, while the remaining 10 being located in where the customers are will do good business.
Charkueyteow is mass market, while wagyu beef is luxury market. Is it stupid to pay so much for wagyu beef while charkeuyteow cost only 1/10 since I said I enjoy both? Well, in that sense, “luxury market” is always a “stupid” market because you always have to pay much more for things you won’t die without. Then again, ain’t that what makes you feel superior than others?? Surely it’s worth paying every single sen for.
Therefore, there’s no point arguing mainland better or island better, there’s always a market for both.

5 years ago gt market no value but buyer insist want buy even pay more downpayment due to cheap and high rental can cover installment, nowadays gt value but no market, y? because 80% are investor, investor looking for water fish, but water fish dint buy subsale and invest in new project, so in the end more and more subsale in market, who want be water fish?

Pity those working or stay nearby FTZ area, they stay untill 8pm at office to avoid jam even off 5pm, gt home but cant back, best place in the world.
