I just want to know since this is affordable housing, but i am not eligible to buy as I don’t fulfill certain requirements. I heard it is open to public. Is that legal and allowed?

affordable house have 30% quota for open market which is 20% higher in price.
For open market need to be registered Penang voter’s and the price will be 60k more from affordable scheme price.. in total 70 units only for open market an its selling fast. two prices for type A 400k which is seaview with 2 car parks and type B 300k hillview with 1 car park.
Is this development commercial or residential title? Anyone know what is in the package if we buy 460k from open market? I read from other discussion thread some other affordable development don’t even give you tiles etc. Is this the same? Any thoughts? Thanks in advance.
this development consist of 232 units and only 70 units are for open market. All unit are the same but the 400k is the upgraded unit with better quality tiles and extra electric point..and got sea view.
This development is under residential title…for open market with price rm460k will get sea view unit with upgraded package and 2 car parks…meanwhile open market for hill view is rm360k without upgraded package

I think batu ferenghi area have good potential…a lot of luxury condos and houses start blooming over there…plus not far from tanjong tokong and gurney drive. Now day people tend to choose for good environment for living…

Batu Feringhi until Teluk Bahang are under tourism belt…there will be a major pair road connecting from tanjung bunggah to teluk bahang soon. I think this will be a good boosting factor for this area as well..

We can do nothing about this..just wait and see. There is a transports master plan for island and mainland…but of course it is still a plan.

I heard the new pair road from lembah permai to teluk bahang will start on 2018…1st phase will be from rasa sayang service apartment to sg. batu…old road bt ferenghi road also will be upgred to 4 lane in future…

Level 1-5 for parking, level 6 for infinity pool and other facilities. At the moment the progress already reach at 7th floor!

Most probably already sold out for all units. I don’t see they promoting or selling Iconic Vue anymore at their roadshow at Queensbaymall recently.

Yes, at least 2 other projects are ongoing and more to come. But this Iconic Vue is one of the best locations for seaview condo. Facing Rasa Sayang Shangri-la Resort and Golden Sand Resort plus the seaview. Walking distance to most of the shops, restaurants and night market in Batu Ferringhi.
Is there any shopping mall will come up at Batu Ferrenghi in near future? I think it will be very good and convenient if have one..

Yes, 7 storey mall/plaza. But not so soon. Check out at the link below. Now they start with “P” at 15th floor already and the main road between P and the site for plaza already 70-80% ready.

OOOO…orientside. I know that project. Just beside Chinese School and Nasi Arab Restaurant rite. If not mistaken they will be service apartment and shoplot.

I bought a unit. Now they already reached the top floor, floor 26, on which I have my unit.
Ya. I also bought a unit. So glad u get the high floor. I heard Iconic staff said will complete by this year.

Thanks, one of the reasons I choose to buy this unit because of the location and great seaview panorama. Very lucky, the day I went paid my booking fee this was the last unit on top floor for seaview unit/package A left.
When did you pay the booking? How much for the unit now? Still available?
Batu Ferengghi have height control. Hopefully there won’t be any new building will obstruct that nice seaview.

I paid my booking somewhen in July 2016. Now the installment already reached stage 2(b) and 2(f) with the total amount needed to be paid being 40% of the property value. I remember somewhen in the last year the price for open market units increased from 460k to 510k and most are probably already sold out. For affordable scheme I’m not so sure.
End of 2016 already increased 50k from 460k to 510k for open market unirs. So most probably already sold out in beginning of 2017.
What is the market value now? Now days there is a lot of development in Batu Ferengghi. Most of it are service resident.
No idea. But I know all the units already sold out. Need to wait 5 years after signing SnP before can sell the unit since it’s under affordable scheme house. Only then we will know how much is the market price at that time. But definitely easily can sell at least 400k for hillview and over 500k for upgrade package with seaview.
