That’s why Penang World City was JV with Tropicana. Nothing is impossible Asia Green to build the condo. Ivory Can’t handle PWC.

this PWC is gone-case by now, with Tropicana don’t give a damn care on the overall masterplan development, and Ivory don’t have far-sighted view on developing it (and of course they need immediate $$ to pay state government for this land).
Ended up, Ivory simply cut the land and sell it to outsiders (in this case sell to Asia Green), and the short-sighted Asia-Green just build and build high density pricey condo, just to maximize their return since they bought the land expensive from Ivory.
Gone case…….PWC is the worst of 4 seafront projects in PG (The Light Waterfront, Seri Tanjung Pinang, Southbay, PWC).

QuayWest Residence by Asia Green also the land bought from Ivory due to Ivory didn’t want to touch on commercial title according to Ivory sales rep during PWC sales time.

No easy to get sales now. Unless with attractive pricing.. Ivory got tough sale la for this project.. Now selling to Asia Green.. PWC sink already.. Maybe they sell land to build PTS.. And they going take out RM10M to revive on PTS by this year at phase 1…

You guys are funny. Asia Green only bought a portion of the land earmarked for PWC. This is the one directly in front of PWC phase 1 which is under construction at the moment. The entire phases of PWC should continue as planned.

There is a reason why feng shui is bad at PTS. That piece of land is actually an ex-tin smelting factory which was taken over by the Japanese during world war 2. Many people were executed there during the war. The place is infested with evil spirits.

If you guys are thinking of buying from Asia Green , please contact the current owners of Clovers who have just gotten their keys and you will hear a shit load of problems. I was told the main door to their affordable units in that project cannot fit standard fridges. When this complaint was brought up the management told the owners to buy smaller fridges and appliances instead !

Standard sized fridges and appliances lah Macha. Buyers are not asking for super sized doors lah. If the doors are not big enough to accomodate those then certainly the doors arent even standard sized. Another big problem I was told is the water from the swimming pool is seeping through the ceilings of the car park. Imagine if your car was parked below the leaking areas !
So by your analogy are you just going to tell the owners to just suck it up and let their cars be drenched by all that water? Surely we dont expect the developer to rebuild the swimming pool? So just suck it up lah. Doesnt matter at all if people paid over 700k for their units in addition to the possible paint work damage to their cars?

Standard door size is 3ft x 7ft. Fridge suppose able to go in. Maybe the owner bought super big fridge(french door) before measure the door size??

you may cry if u bought for seaview purpose, coz in future fully blocked by new development, which is reclaim land. same thing happened at tropicana bay block by quaywest, and quaywest blocked by future reclaim land project
With the Seri Tanjung Pinang in the north, Linear Waterfront in the middle, and Penang ABC Islands in the south coming up, half of all current seaview projects will definitely be blocked. Go check in govt websites, there are more unannounced reclamation projects in line.
If I’m planning to buy city view? Will it be a good option? In view that the psf price is much cheaper than nearby project and location seems good. Also future pwc project might boost the property price.

Our affordable house very good in privacy & 180 degree front seaview. Unlike Queens waterfront that paying million ringgit but getting poor accessibility control in entrance like shopping mall. And seaview also block by jerejak. You wouldn’t get 180 degree in Queens but you can get it at The Zen unblocked.

Why can not? Queens 950sqf 3 rooms also selling 900k+ but no seaview. And some of seaview unit also partial side seaview only & block by Jerejak island. The Zen selling 600k to 650k with 2cp consider reasonable price standing tall & 180 degree seaview. Why not? And fully unblock seaview with closer bridge view. It’s a premium location with lesser traffic compare to Queensbay.

Can’t really direct compare Zen Affordable to Queens & Quaywest are market as premium residence. I think developer won’t be stupid to build Zen affordable to be on par or better than Queens & Quaywest. 600k+ is consider quite a premium price and zen affordable is not a premium condo. Price is justify not only by view but many other factors too. Furthermore affordable house is not meant for flipping for profit. Anyway it’s just my 2cent, I wish you found your buyer soon.

All this development are situated in a premium location regardless of Queens/Quaywest/Zen. The quality received that’s no different between Queens/Quaywest or Zen6/The Zen as we are upgraded unit with 2×2 tiles with 2 carparks. We have the best seaview among those development here. And if you look at Queens waterfront .. That’s the worst accessibility control among here development of new condo. And poor accessibility control than Quaywest where everyone can go in & out easily without security control or access restriction. That’s commercial at below also so imagine how’s privacy if to talk about Zen6 The Zen. Zen development quality will be equally good as Quaywest. Both are same concept as you can see Zen6/The Zen with Quaywest affordable/Quaywest residence.
Any condo comes with 2cp & seaview definitely fetch a good value. If you want queens then i prefer The zen/Zen6 as definitely much better accessibility control. Rm600k to 650k definitely worth in this location.

And also Queens waterfront price with non seaview unit to our current seaview unit in Zen. And I strongly believe our accessibility control here in Zen definitely very much better than Queens waterfront & safer &well guarded which the price rm600k compare to rm900k++
