    Cheated and over promised.
    Said won’t sell the commercial lot as wanted to control tenant but quietly ask Nasi Kandar Boss to visit site.

    This developer… keep building condos around the same land but never expand the roads…. if not mistaken this one is directly opposite Wellesley Residence and Park View Tower… that road today is DAMN NARROW… in addition to that.. it’s a very busy road too especially during the evenings when the Seaview/Ocean View people turn in from Jln New Ferry….

    They should change the road in front of Wellesley/Park view to one way. Cars are parked along both sides of the road making the road even narrower….sigh.

    True, i am staying wellesley now, the road that you all mention is super narrow, even parked left and right but no officer will saman, if you drive in will have car coming towards you, some drive fast it’s very dangerous, luckily i not work like office time if not you will regret to stay here. Even wellesley failed in investments, buyer scratching head after bought which thought can get profit but no buyer! my sister very regret to bought, luckily i never buy!! Wellesley 1300sf selling below 500k, 1100 sf selling low as 400k, 900 sf selling only 350k, studio unit 650sf only 260k.. owner better don’t sell if the price for now is super low, this also because of many choices.. got new Woodsbury almost done construction, and another LUMINARI with hi-tech secured elevator function, but 2 towers is connected so many will share lift the at same level LOL, water fish to invest or buy for own stay

    To all potential buyers,

    I am a Woods bury owner, for this particular project, so far few things have been cut compared to what have been promised and shown in the brochure.

    Such as, shopping mall, cross bridge/linked bridge , LCD screen and etc .

    Previous PJD owners also said many things such as the promised college,a five star hotel and few other things

    You judge yourself buy at your own risk .

    With respect, we wish to point out to you that the visual of the LED screen appearing on the marketing materials is an artist impression only of what the façade may look like, in the whole scheme of Woodsbury. It is not an actual representation of what the developer is contractually obliged to deliver.

    We are pleased to inform you, that the said LED TV screen will be replaced with louvres in a mix of vibrant colours. This replacement was necessitated in view of the traffic hazard that will be posed by the bright flashing lights of a LED TV screen to drivers passing through the main road in front of Woodsbury.

    You may have read or heard of recent complaints posed by similar but smaller installations of LED TV screen along posts on the roads. We are concerned that drivers (or even passing pedestrians) may be temporarily blinded by flashes from the bright lights and moving images.

    The louvres will also ensure, that the eight(8) floors of carpark bays are camouflaged in an attractive manner. You would soon see that the louvres adds as an attractive facade wall for Woodsbury’s development. And there is the plus point of it requiring low maintenance to upkeep.

    Where is customer care. Keep building high rise one after another. All the high rise apartments are closed to each other. Too congested & no empty space for car parking. No proper township planning. Not consider the convenience of the residents who are living there.

    Would like to advise all potential buyers to think twice or thrice before purchasing any units from OSK as the developer is very irresponsible. I’m an owner of Wellesley Residence (condo beside luminari). My block’s lift has been down for 2 days and it is still not fixed. The issue is that this very “experienced” developer did not design the lift area to be shielded away from wind and rain. So every time when it rains 1 or 2 lifts will damage. FINE. 2 nights ago there was exceptionally heavy rain. Guess what? All 3 lifts are damaged and there was rain inside the lift LITERALLY. FINE. This shitty developer refused to take responsibility and put the blame on the lift contractor. Well they have been doing that ever since day 1. Besides shitty lifts, honestly quality of construction is shitty too. Nothing like what’s seen on brochure.

    Oak indeed a bad developer. In KL, everyone hates them and boy court them already. They are infamous of their workmanships, quality, f@@king irresponsible and property appreciation value.. a noob developer… see their You CiTy developerment in Cheras. Until now the defect tak habis2 VP already 2 years. Dafuq! Sometimes new developer or not so famous developer are much more better. Anyhow, they have to be financially strong also.     Did the JMB report the case to the COB. Who is supposed to bear for the repair cost.
    Maintenance fee was skyrocketing from $0.18 to $0.27.
    Understanding that the developer handed over the WR to the JMB with account deficit.

    Did anyone see The Star article in the “Metro North” section ? Page 2 ? There are complaints of constant lift breakdown in a condo at Jalan Chain Ferry.
    The condo project manager is Chan Heng Wai. Does anyone know which condo this is referring to ?

    Becareful. Osk project in harbour place lift use Sanyo brand, for wellesley & woodsbury. It is not top quality brand. Workmanship poor, lots of leaking issue

    After Luminari is completed, there will be another high rise service apartment next to Luminari.
    Stay at the location like staying in a jail with only one access road to go in & out for residents Parkview, Wellesley Residence, Luminari & the future service apartment.
    OSK want to squeeze the place for maximum profit margin.

    If you really concern about the heavier traffic especially after the coming projects, you shall visit OSK office, feedback your worries and find out what is their solution. Do you think they just ignore it? How are OSK going to sell the following projects beside LUMINARY if the traffic problem not solve? If 1 of you feedback won’t work, how about 1000 of us visit OSK? Do you think they just want to do 1 time business?I just don’t get it why still got many repeated customer for Harbour Place projects if previous buyers was cheated. Why Harbour Place OSK projects still can sell at high end price in Butterworth?

    Don’t be jealous with the positive growths and try to ruin the reputation of Harbour Place projects. If you are owner of one of those projects, then you are spoiling your own market price. I believe those are not the buyers. If you are an investor, please clarify with OSK, spreading rumours here is mis-used of social media with intention to scary away the invester is really wasting of times. A real and smart invester will study carefully, visit sites, visit developer, doing homework, and will not affected by those emotional, non-contructive negative feedbacks.

    The developer want to convert the road to one way, instead of two way, because it’s enforced by MPSP. OSK has no choice. Do not think this is the CSR from OSK.
    MPSP wanted OSK to come out with a solution for the residents. To convert the access road to one way is the easiest option for OSK, but not for the residents.
    They keep changing their plan from hotel to service apartment, only for their pocket.

    ParkView is fully occupied. Wellesley is with less than 30% occupancy, many are buying for investment. With such occupancy rate, the road has been seriously congested.
    Luminari is getting high demand ? Better check it out yourself.

    Esther, are you sure that the initial plan to build a hotel beside luminari will replaced by another service apartment? I think it just a rumours and not yet finalized by developer. If really happen, what is the advantages or selling point of Luminari if compared with the new coming service apartment? Anybody can share your minds? What is your view on the impact to the luminari and Park View residential area if another high rise service apartment going to build in the so called “congested” area? I am looking and observing the Luminari projects as one of my favourite choice of investments. Please share your precious opinion.

    James Koh, It was published in this website months ago. It’s true. In fact, Luminari are supposed to be the hotel, but ended with service apartment.
    Ask OSK if they dare to issue you a black & white that no more service apartment will be built beside Luminari. Challenge you they dare not to do so.

    I was told that the access road in front of the Park View, Wellesley Residences & Luminari will be turned into one way street. Cars are allowed to park at one 1 side.
    OMG ! 3 apartments sharing 1 side parking lots for 1 narrow road.
    Where can the residents park their cars. Later, MPSP will issue compound on those cars if they park outside the designated parking lot..
    At the moment, 2 sides parking has already not sufficient.
