Penang International Commercial City (PICC), a RM10bil mixed development by Hunza Properties Bhd. in Bayan Baru. It is strategically located along Jalan Tun Dr. Awang, just a stone’s throws way from sPICE.

This development will be built in three phases and planned for completion by 2026. It comprises a shopping mall, medical centre, a BPO tower, a hotel, and 1,792 units of serviced apartments and apartments.

The first phase is scheduled for completion in 2021. The second and third phases would see the development of more apartments, a hotel and a college. The project is located on a 43.36 acre land. It will have a gross floor area of 9.4 million sq ft.

    I beg to differ…..at least Hunza’s project execution ability is way better than the lousy IDEAL / IVORY….. Look at their Gurney Paragon mall success, and look at IDEAL’s so called One-CyberCity (the current One-World) and IVORY’s TimeSquare Penang failure……..u judge :)

    The only thing I don’t like is the traffic congestion this project create. Sure jam crazy to Bayan Baru and BJ area.

    Too early to comment as proposal and masterplan yet to be revealed.
    Would depend on the design concept, lifestyle development and traffic management on the project.

    But based on Hunza’s track record, expect it to be mid to high-end and focusing on lifestyle projects, ala Gurney Paragon.
    If it could be a 2nd Paragon it could elevate Bayan Baru along with Setia’s sPICE project

    Hope the government(not sure is state or federal) to build the expressway From Sunway Tunas junction to BJ (like from Intel/Agilent junction to 2nd bridge on FTZ). At lease will help on the traffic jam (to bypass those traffic on the ground).

    Can not compare this project with BJ Complex as BJ Complex has a low cost apartment attached to it.
    If Hunza going to built a 2nd Paragon here, even its just opposite BJ C

    I’m not too sure keep on throwing negative comments will help to see a better Bayan Baru or Penang. Many some people really want to see Penang dying.
    Let’s create more positive energy!! We just need to learn to have better planning on infrastructure to support development. Gong Xi Fa Cai!

    Thumbs up for you.A mega project will spur property prices surrounding this area.If this is going to be a high one mall,it will attract high end shoppers and definitely not banglas.
    Have you seen droves of banglas shopping in Gurney Plaza or Paragon?

    If not mistaken state gov will build LRT route through Bukit Jambul and SPICE ARENA…but if too many foreigners rooming around won’t be a nice place to stay either.

    Considering the cheaper prices for properties in this bayan lepas area, I think for those who cannot afford “nicer area”, this is at least an option for them. So with banglas roaming around also ok lah I guess.

    Just make the place nice and welcome everyone. As long as everyone abides by the rules what is wrong with FT (foreign talent). We need them to build our homes so why not lat them share the things we enjoy too as long as everyone keeps it clean. Lets not be snobbish. We are all of the same species. Do not look down on others

    Bangla prefer BJ complex because they can buy groceries from Mydin and cheap smartphones from handphone street.

    Don’t think Paragon 2 will have Mydin 2 or Handphone street 2 to attract them. Different target.

    Bangla won’t look at mydin or wat. New location for them this project bcos too close.. Prepare for 2nd BJ for this project.. More bangla& operator will occupied in this area once completed.. LMC house somemore..prepare to rent for factory operator& bangla.. Happy investment..
    If build this project near to QB mall then i agree 2nd paragon.. If build near BJ mean prepare for 2nd BJ..

    I believe the demand of property to rent for foreigner worker in bayan baru will increase in this 3years.. 1.5milion of bangla will move in malaysia to support for multiple sector..service line construction..agriculture..industry..MNC.. At bayan lepas got alot of factory..no surprise soon we will see foreigner town in this area..bayan baru..sungai ara..relau..bayan lepas.. In fact they did start to open their own shop &market business is that.. No surprise if we see foreigner workers everywhere..especially near BJ.

    We hope this is good project of penang international commercial city. Just worry in future it will convert to “Penang International Bangla City” if no proper manage by developer.. Experience told us very well.. BJ complex first launching is one of the best shopping complex &is a happening place..but somehow due to poor management& now convert to Bangla Complex instead of BJ complex. Hope this is Paragon 2.. But i have no confident..bcos location is rather near to BJ..

    Of course the demand for foreign workers in Bayan Baru is going the increase, it is the fastest growing area in Penang. In Malaysia, there are 3 foreign workers in every 10 workers. It is just telling us that there will be plenty of job opportunity for locals right here.

    Regardless of who visits this place we must welcome all if they can afford to live and play in Penang International Commercial City. If they have the spending power then lets not stop them. Anyway I am sure this place will be better managed and offer people in Penang (esp those in the nearby areas) a better alternative than BJ. Our foreign talent can then choose between their favourite haunt and the new place. Example: if a new high end cafe opens next to the old coffee shop I always patronize, I will still go to my old coffee shop cos I am so used to my old place and also due to financial constraints. So lets be positive. We are not oracles. Let Hunza build and we observe its growth. Everyone benefits

    You are right. Most job& more opportunity for foreign worker.. This will definitely transform it become bangla city.. Even bangla no work to do… They will move here& that.. So no surprise if bangla gathering in front of penang international bangla city.. QB is a fantastic location compared to this project.. This project is good for bangla.. More market for them… Relau.. is foreigner town.. This coming soon.. The business in this area will be good.. Look at some of apartment& condo..is full of foreigner worker.. The market is huge…good proposal if can change to penang international bangla city.. Or else this project is “Fail”…shopping mall will dead as simple as that.. Same fate as BJ..after 5year slowly convert..

    If this project add in for gurney drive then this is 2nd Gurney Paragon.. If this project add in at bayan baru..for this will be 2nd BJ where by is a new landmark for bangla. Don’t pick gurney compare to bayan baru property. It is totally two different product. Price also different..

But i hav doubt on future of factory field in penang.. No improved in this 20years. We are nothing different with vietnam& indo MNC. R&D too less.     Bayan Baru and Bayan Lepas potential has not been fully tapped. Please do not look down on these places. There are Penang’s new growth areas. As for those living in the North, I really do not uns=derstand why you ppl are so snobbish. It takes a greta person to recongnise all as the same and not to look down on others. Only those who are not confident of themselves will look down on others

    To be honest, I think those from outstation should not give nonsense comments on penang factory field as they know nothing on this.
    If want to compare with Singapore, it has more foreigners than Penang. My company in Singapore has more than 70% of foreigners on total employee. By the way, I was once a Singapore PR.

    I see so many negative comments for the Hunza project. Any mega project will have its positive and negative side effects. This project will sure transform Bayan Baru to a new level while the traffic congestion in the area will sure escalate further.
    Don’t blame the banglas, they are here to seek greener pastures and they should not be blamed for the increase of crime rates as well. If locals are willing to do the 3Ds jobs, there is no need for them at all. Respect them as a human beings.

    There is already plan by Penang state government to construct PIL (Pan Island Link), which upon construction, will ease the traffic flow through the Bukit Jambul area. The traffic from Relau, Sg Ara, Bayan Baru, and adjacent areas will disperse through PIL to Georgetown & Bayan Lepas areas.

    This project is really need by Penang since the demand for this kind commercial building is so huge, u can’t find a proper office building downtown since many people would like to protect the heritage rubbish (for what ,except few building which hv historical value but not all of them.) People would like to hv not so jammed location, accessibility, internet speed, free WiFi, etc.

    Is it the background photo looks like a flooding with mud water? Anyway, most of the commercial projects in PG will be ended up for nothing except become residential projects only. Example; Ideal One World. IJM The Light. Ivory PWC. Mah Sing Southbay. However, there was still another commercial project from Sunway at Paya Terubong. Personally, I don’t think PG have that high demand for the big commercial projects to sustain for a long run.

    Automall already turned to F&B.
    Udini Square have no direction where to go.
    D’Piazza Mall become chap par lang with a lot of empty lots.
    City Mall at Tanjung Tokong still looking for tenants.
    Southbay Plaza struggling for the crowds
    Arena Curve still not really happening
    One World shop lots open close open close that hard to running their business
    Ivory Plaza just i have no idea
    Pan Palace Palazza luckily have sunshine there to support but other lot just empty
    Gembira Parade just a waste of money
    Island Plaza also half dead
    The Palazzia still more empty lot
    CEO become a cowboy town

    Honestly i am looking forward for this project to push Penang to another high. Just remember without new development, Penang will be stagnant. Do you think you will be able to attract more investment? I thought Penang government is pushing very hard for PTMP (Penang Transport Master Plan) to ease the traffic and make it more convenience for the people. Once the master plan is completed, Penang will become a great city so let’s support and be more positive guys.
