Visited the venue and I think you will SURELY REGRET if buy your property here due to the following:
1. international school? but how it benefits you? how many of the local people are affording to send their children to international school?
2. so called shopping mall. but it’s CMART? a brand will not be favorable by Penang people. what is CMART? i rather go to AEON at Alma.. not too far from here though. besides, new and established shopping malls are expecting in Batu Kawan. CMART wouldn’t be the great place for modern shoppers.
3. the most important, get stuck in the traffic expected. 2 roads connecting Tasek or Bandar Tasek Mutiara to Simpang Ampat federal road are facing the bottleneck problem, especially the one from Tambun Indah sales office to Tambun junction. None of the developer take initiative or community responsibility program in widening the flyover. Good news is shall Asas Dunia project completed and the massive development from Tambun Indah, you are going to expect to stuck in the traffic.
Just my 2 cents. Look forward to hearing from the developer on their action plan to create a valuable property in the area.

unless you work nearby, good buy. if away from here, better not. traffic is getting very bad… road extended to 2/3 lanes but flyover only one lane…. become bottleneck. every morning got massive jam and angry drivers cutting lane. no traffic police on site to summon the aggresive drivers. cant do much with a graveyard just next to the flyover which makes it impossible to expand the flyover.
Road is not the majority problematic to buy property here. New expand federal road and have other alternative road connect to peal city, good in future there have second branch JIT SIN. By right the main road of Rain tree direct straight to Jit Sin in future. Int School just landmark is make out state people well known. Mall better dont let out to foreigner, i think is ok no more foriegn worker.

I was also expecting the jam from TI developer office up the flyover to the traffic lights will be very bad with just a single lane. No other alternative I guesss.

There’s a big Jit Sin school completing just behind the housing area, near Jalan Valdor, the house price gonna fly up soon.

Drove around the area of Pearl City Villa Raintree I and II, nicely planned township with big (decent compound and high ceiling) double-storey semi-D in guarded area. Building workmanship average with minor defects. Didnt smell anything bad, but not sure how bad is the issue with houseflies (Poultry farm within 5-8km). Schools within the area make it convenient for family with kids. C-Mart premium is not a high end Fashion mall but good enough to cater for everyday grocery needs. Out from the Tambun Indah Pearl City project site is where your real traffic challenge starts. Road condition is still bad with many traffic lights long the way heading towards 1st and 2nd Penang bridge, real jam at peak hours. If your workplace is around Seberang Perai Selatan, definitely good to own one.

since many cannot sell of the units or rental, why not convert all units into workers hostel? at least can get money to pay loan rather than just keep house there with lalang growing only.
with the currrent corona and bad market, i think cannot sell of subsale for 20-30 years. see all projects nearby also all empty unsold units
