what amazed me was the sales staff to me the developer defect liability is 4 years! finally a developer admit 2 years is not enough and they should be more accountable on quality of the product they build. KUDOS ASPEN!

friend, for any commercial precint to be successful size matters. is very viable for 450 units in 35 acres of land. imagine what can they build with 35 acres? can build huge mall la. look at kl and selangor it works becouse of size but in penang the land cost is too high and developer normally want to maximize their return. you normally dont see this kind of good planning from penang developer due to land cost. couple with ikea and shopping mall this are will be very hot in near future. the price is right, planning is good, location with excess is excellent. what more youre thinking? when i was there kl buyers sapu most of the units bcos they appricaite the value but penang people abit slow
why worth to buy ? rental can cover back, i doubt.

Walao…million, million also buying like sayur. Damn…search other area lah then. RM0.20 sqft comes to 700 to RM1200 permonth of maintenance also sapu like no tmr.
This a HUAT area, all the famous factory like Hp & Seagate also built big big factory here.

Ikea will be there in year 2018, while penang design village next to it expected to open by Christmas next year 2016!

After a year plus receiving the shoplots, only few units able to rent out. Project failure or still need time?
half year since Jan2020……the shops still not moving well….even worst coz of COVID and MCO.
Looks nice the whole commercial area, well plan, clean, presentable…….just it really takes time to boom up (that area and also whole Batu Kawan). Need another 3-5 years maybe when all the residential condo/landed completed and population moving in. Hope the investor holding well else soon we will see lelong units coming.
