The issues with the neighbourhood are this:- The 2 new blocks are being built on a steep hill slope gradient which has potential to cause sub soil erosion- slides- downwards…and we all know what happened with that scenario in K.L some years ago…dont we???? CALAMITY!! Also when Hunza advertised Alila horizons and Alila Homes (which are the adjacent properties to alila 2) they stated that there would be no new high rise buildings on the hill slope above….liars..they had already,by then, purchased that very hill slope to develop with sky high rises all these years on. The subsequent ban on hill slope development/gradient constraints brought in by the new Penang govt could not be applied to stop Hunza building such high density concrete hill slope monsters now…because any new govt ruling cannot be retrospectively applied…if the land was historically purchased and intent lodged to develop the hill!!!! These are facts my dear readers..know them and accept them as concrete…if you will pardon my pun.
Bye the way those of you who have just looked at these pics of the supposed views from the Alila 2 blocks when built..just take note…there will be Miras.. 2 huge high rise blocks and 4 massiive Boon Siew blocks ..one 52 storeys also in the foreground…blocking the views to the hills to the left and some of the sea view…heh heh…

First go and talk to the owners of alila Horizons about all of the problems they have had with floor tiles popping up since a few months after abtaining O.C. Many many untis have had to hack up the whole floor area then pay to have new tilings relaid. This is all beacause the developer…HUNZA..did not lay the intial floor tilings with the correct spacings between tiles. Big Bigmistake causing so much inconvenience to owners. Maybe lila 2 will have learned from this but this doesnt help previous customers who bought from this developer!!!!!!!!!!!!
Also there were issues with main doors and lobby fountains breaking down form day one and an ensuing continuous fight with the developer..HUNZA to get these things fixed!!!!!!!!!!!!!!
Yea form the perspective if correct developer should care all these problem before handling to purchaser but contractor also who being fault that provide such low quality of work to it so. I think both parties are fault and in the development is hard to reject their building purpose there is a will there always is a way. No matter how hard we try to delay in few years time, in the end they will still build it. So any better idea ?? complaint to local government or authority

No you are wrong. The floor tiles were laid by hunza…the fountains and main doors were fitted by hunza so they are the fault!!!!!!!!!!!!!

overpriced in my opinion. They do not give kitchens nor floorings as do Miras. Also they have been dynamiting on the hill where they are building even after the foundations a re laid. This can surely not be good for the stability of the foundations of such high rise buildings on any hill slope

I went to the show room and wanted to ask about the positions of the air wells as I have lived at Alila Horizons, also built by Hunza. It seems Alila 2 has air wells all way through the building at the back and between front and back aapartments. The problem with this is that the noise levels all way from other apartments travels directly up and thisis very disturbing as apartments open their windows to this air well so can hear others house noises very clearly, I would neber live in any apartment where there are such air wells. I live don the 16th floor and the noise was really bad because of the open air wels.
Also I see that the view will not be direct to sea at all. There will be 5 new huge blocks of apartments built in vale of temp and between infinity and miras by Boon Siew so view will be massively blocked

considered between tg bungah and tg tokong for my new family home. Still prefer this area. Tg tokong is getting commercialized, with so many high rise being built, it is not as quite and peaceful as it used to be… too busy for comfort stay despite the convenience of plenty of commercial outlets. To me, tg bungah is still the place for me and my family. A stone throw from tg tokong & gurney, but much peaceful environment. finally bought this because of the environment. i hope my kids could grow up in environment that he could learn to appreciate the beauty of nature rather than facing concrete jungles.

I think the north facing units are the best. the one around 2400sf. it gets nice seaview during the day and residential city view to light up the sky at night. tower 1. not sure if t is still available now. sure many people have taken up these units
I have read that they actually allocated half of the compound for landscaping, and another 30% untouched forest reserve…. if this is real, then this is really something special, because so far i have not seen any project in penang use as much as 80% of the land to create environment for the residence.. to me it is luxury..

Yes, very luxury indeed, and that’s precisely the thing that attracts break-ins by illegal foreign labours. They normally come from the hills behind, 3 to 4 break-ins in one go, then disappear for a few weeks before striking again. The secluded dead end and hills make it ideal for them to hide and strike. This area is very notorious for that.

If ever you get them one day, pls don’t fight. Let them have what they want, they’re only after money and jewelleries. If you agitate them, they will not hesitate to chop up your arms, afterall, they are illegals, no IDs. Even if they get caught, they treat it as a free ticket to go back home to indonesia. Before you know it, they’re on the next boat trip back to Alila-2.

Wow, that sounds scary.. so that means all the hillside houses cannot be bought? if condo with security guards and systems can be as bad as you describe, i worry more for the landed houses.. especially all the bungalows datos and dato built by the hills.. should i consider buying seafront developments then? but i am afraid of tsunami… what do you recommend?

Well, one dato’s landed house just got broken into last month, 2 weeks after a condo near the hills was broken into also, it was in the news. In M’sia, security guards don’t mean anything. They can easily be bought to be an “insider”, providing details to thieves on who’s in/out at what time to “streamline” their “operations”. The problem with this area is that it is too secluded and too near to the hills.

“Good” is a very subjective word, it all depends on what you look for. But in terms of security, I’d say you definitely have to think twice for Alila-2. By the way, the macaque monkeys are a nuisance too. They will come from the hills in the morning and around dinner time, some are very aggressive when hungry. Another minus for Alila-2.

If you’re looking for luxury, there are many luxury apartments all over penang. If you’re looking for value for money, it’s everywhere in this soft property market. If you’re looking for lots of green and quiet, yes, Alila-2 is one of them, but it comes with life threatening risks. You just weigh your options.

Dont buy in Penang. Penang has got alot of hills and surrounded by the sea. you will either die of tsunami or die being killed by illegal foreign labour. perhaps you should consider KL or Johor. KL dont have so many hills, and no sea.

you must be kidding right? Penang security is way better than KL. Dont even mention johor. 30 years i stay in penang i have never got snatched, robbed or stolen anything, touch wood. the third time in my life i went to jb my phone already got snatched.
i think he tried to make himself look funny. just ignore him. seafront houses and hillside property both offers great environment. penang is a good place to stay. small island make people connected, variety of food and lifestyle is within reach. every location you decide to buy into will have its pros and cons. if you like seafront, just go ahead with seafront properties, tsunami is exceptionally rare in penang, consider the frequency vs the chances of having earth quake in lets say indonesia. if one shouldnt buy penang seafront just because it happened once for the last few hundred years, then countries like Indonesia, japan, should be vacate now. talk about security issue, it is human factor. if it’s human factor, solve is with human solution. it depends on how professional your security consultant manage your property.
could not agree. undeniably there are poor security company who did not manage the property well. not all security guards in malaysia are as bad as you said. i have owned a property with good security. you can really see the security guards are alert and responsive. my friend once came visit me and he didnt get to go in just because the security couldnt reach me to verify.
two months ago pass my access card to my brother so that he could bring his children down to play at the pool area. the security guards approached him to verify his identity just because he didnt look familiar to the place. it’s not right to generalize while there could just because certain security did exceptionally bad.

Real experience speaks itself my friend. I am very satisfied with their performance so far.
I have stayed in KL for 15 years and Penang for my 9th year. I still prefer Penang. The northern area from gurney to tanjung bunga is generally a more convenient place to stay, especially for retiree like us. used to stay in gurney few years back, but as we grow older, we appreciate the serenity upper side has to offer. traffic noise is especially annoying at busy times around the town. Permai area is quite in my view. should consider alila or the nearby property if you appreciate quiet environment. GBU

Yes saw their model in the mall yesterday. Its built on high ground. They said that this is a good feng shui lang with green dragon and white tiger. it’s quite secluded and therefore can expect it to be peaceful and good privacy..

Haha, friend, save your energy lah. “Joy” is just a fictitious person created by Hunza to stir interest in this project. Sales are really bad due to the bad location, with quite a few robbery/break-in incidents happened before.
We r selling. Ours in low density 60 units only , Tanjung Bungah, very quiet. Fully renovated modern western styled done by overseas designer. Let me know if interested
I think you have got to be careful with this type of secluded projects. Sea view is miles away with potential of view blocked by other new buildings. Hills behinds? Landslides. Not to mention snakes from the forest reserve. If u are an older person would you really want to be secluded in an area with no transportation.

Better sea view, better tsunami, better pirates, better underground corrosion. The wind can be so strong during thunderstorm that it gets so scary. Your metal fitting and furniture will corrode very fast. your furniture will not last as long. with high humidityit’s bad for health especially if you are old. not to mention it will be very hot and humid in the afternoon you will feel the stickiness in your skin. I think don’t buy hill side, don’t buy seafront. be safe, buy the in land better.

Personally I wouldn’t pay 1mil for this Alila terrace. Because the total built up is split into 3 storeys, with plenty of space wastage for the staircase, the overall feel is very narrow and congested. Very bad design.

Hahaha…if you can afford a bungalow, of course that’s the best. But it will be a bit unfair to compare 2 things with such huge price difference. A million ringgit condo would have been a much better choice, providing the residence a “single storey layout” without the hassle of going up/down the stairs, as well as a beautiful view if it’s located near seaside.
Comparing condo and landed is also unfair.. they enjoy very different lifestyle.. with condo you have better security, facility etc, but landed you have better privacy and you on the land directly. whenever you go home you just park your car and go straight to main door no need to pay as much maintenance fee for common facility etc. yes seafront is nice too if you like seaview. Some people like to have hill view, it’s all down to personal preference.

Yes, I agree with you, it’s a matter of preference. However, as far as Alila terrace houses are concerned, it seems that the few “perks” you mentioned for landed homes are not valid. Example, (1) privacy – I do not know what your definition of privacy is, but there’s no fence between those Alila units (left & right, front & back all no fence), with your opposite unit only less than 80ft away, how to have privacy?? I think even a condo unit has better privacy (2) Own the land directly – Alila terrace looks like a strata titled project to me (correct me if I am wrong), you can’t knock down your house and rebuild a new one according to your own liking, so own the land for what????
you do not need fence to have privacy. No need to knock and rebuild, just buy a land and build a bungalow to your liking, that will be easier.

Referring to the same piece of news, it goes “..The robbers cut the fencing before gaining entry into the house located in a gated community. Police will question the security guards to determine how the robbers could have eluded them as well as obtain CCTV footage….”.
This happened to a gated project that consists of condos and townhouses, something like Alila.
And I further refer to the same news, which goes “…OCPD Asst Comm Mior Faridalathrash Wahid, who confirmed the crime, said this was the third time the robbers had struck within a week in the Tanjung Bungah and Batu Ferringhi areas…”.
The Tanjung Bunga location OCPD is referring to is the area adjacent to the hills, in which Alila 2 will be located.

The robbers are normally illegal indos who lost their jobs at the construction sites as a result of authority crackdown. They like to strike from the hills as the thick hills make a good hideout and it provides a direct runaway route to teluk bahang, where they can take an “express boat” back to indonesia with their loot.
