Don’t buy any Asia Green properties..they’re not a good developer. Their first project, Asia Heights is a low quality. This developer is terrible. Delivered late, but keep on finding way and means to avoid paying late penalties to buyers. Also, Asia Heights is the first apartment in Penang that sells motorcycle park. You’ll have a lot of issues with this developer…trust me.
Thanks for the comments CB, really informative. I went to the site and was informed that all units are now sold. Only 38 units anyway. Except 2 units, one corner and one intermediate. Both will be sold as fully renovated. The corner around RM 700++ and the intermediate around RM 600++, both with area of around 2700 sq ft.
All sold out?? I went to the site twice, the construction moving is quite fast from this begining year until mid Jun, the build up area and land side is small…..isit good for invest since CB comment AG is not, what is the latest price since the location is really attarck me….
Most projects in PG is fully sold up, but near to completion, suddenly more units coming up..same tactic AG used when they sell Asia Heights..do more research on Asia Height. You’ll need to use Asia Heights as a benchmark on this developer.Ask around Asia Heights resident on this developer.
If the tunnel connecting to Penang is really materialize, this property will hit bull eyes

i went to the site, love the landscape, house design & gate, but the “tiang” (cable & pole) really spoit the beauty of the housing area, very dissapointed.
Yes, some units start to be for sale already on Mudah. Cheapest Rm 480K, to RM 800K.
developer suppose to spend little more money to conceal the cables, frankly, it looks ugly, i m not interested to buy after saw the poles & cables in front of house.
better go for Palm Villas or Orange Villa ……….

An empty unit in palm villas (1st row) was going to be transacted for RM540K last month. I am not sure whether the buyer loan was approved or not.

I own a unit in Palm Villas. The unit I mentioned is facing car park building, the row of houses on your right immediately after entering Palm Villas. The buyer told me so, maybe he is bluffing.

I am not sure any unit for sale for the row facing school. Those houses directly facing school field will be more expensive as land size is slightly bigger (longer) compared to other units.

Property in Raja Uda may increase again for the following reasons
1) New Tesco is being planned next to the Bagan Ajam Market
2) There are not much land around RU area, developer prefer to built condo instead as the land is expensive
3) RU would have its own “mini Juru” once the Business Park (Overtime) is fully taken up
4) Wolley is planning to built a Mall
5) The double tracking rail will be completed in 2 years, Once ready there will be a fast train up to 150km/h to KL in around 3 hours plus
6) If LGE really build the tunnel, RU may be even more expensive than certain parts of penang island
somewhat agree….but, that area still lacking of a big shopping mall with cinema, like QB mall or Gurney…hmm….

Butterworth people don’t spend enough to grease local economy, they will spend in island’s Mall or oversea:-
– New Tesco in Bajan Ajam- Raja Uda Econsave location is superb, big building, plenty of car park but in pathetic situation. I don’t see how Tesco can compete.
– “mini Juru” and Wolley in RU- expensive rent in “mini Juru” scares business away. So far, only Aroma hotel, OT, Library (going to open) in “mini Juru”. Wolley is a question mark.
– Penang Sentral- Federal government project will take forever to kick start. Double track train might be another white elephant for BN.
– Tunnel- last hope for RU property market.

Econsave is pathetic everywhere even in Farlim, Tesco may be better as they have branding,weekly sales and not in the heart of RU which is a typical Chinatown may actually pull more Malay crowds from Air tawar, Kepala Batas, Penaga and at the same time get the business from the Chinese in Bagan
initially, I also sceptical about tesco tanjung pinang as the nearby Island Plaza was very pathetic from Super Tanjung to Metrojaya/Cold Storage but they seems to do well.
“mini juru” too early to judge but a Sushi King there will be a bestseller. Woolley has their Masterplan

Electric train is long overdue, i see it is good for BW/BM folks to go KL rather than catching a filght, a 4 hour train journey is almost equal to flight, 1 hour travel time to airport, 1 hour checkin time before depature, 1 hour flight time, 1 hour travel from airport to city centre.
Before the tunnels happen there may be a mass protest from the NGO/BN. LGE have to stand firm.
i feel RU/BW lack of a good private hospital
Bagan Specialist Hospital in Taman Bagan is quite reasonable. They have quite a number of well trained experience specialist doctors. A lot of them are dedicated in their work. However, some specialist doctors (very small number) not up to the mark, depending on which area of treatment you are seeking. Most importantly, they are not very expensive compared to hospitals in island which some time you get those young specialist doctors who has no clue of what is going on.
